19 members of my family stayed in this house and the one word to describe this vacation was "perfect". The house is definitely big enough for everyone to have their space but also provides enough space for everyone to gather for meals, etc. (pool table was also a big hit). The short walk to the beach was perfect with public access right across the street. The IGA within walking distance has everything you could possibly need. We didn't eat out much but it was only a short drive to Barefoot Landing where we went a few times for dinner/shopping (also a short drive to fast food places, Walmart, etc.). The dryer stopped working while we were there and when we called, a repairman was there within hours. The furniture and beds are very comfortable. There is plenty of parking, we had 8 cars there and didn't have a shortage of parking at all. I would highly recommend this house and am going to be booking it again for another family reunion in the near future.

Everything describe in the review for this property was accurate. It was clean and well maintained and provided enough ammenities for the amount of people it sleeps. I was able to book this vacation with no problems and they contacted me if they needed any information. I would highly recommend this property to anyone with a large family with a lot of kids. It was a quick walk across the street to the beach and there are stores close by to buy what you need. The only small downfall was that the pool area was a little small especially for as many people as the house holds. I did appreciate that they cleaned the pool on a regular basis and the hot tub was cleaned between the previous renters and our family. Also if there was anything wrong the company was quick to fix what was wrong.

Perfect Family Reunion at this Huge House!

Our family reunion was a total success at this home. We had 22 staying at the home and everyone seemed to have their own space. The kids loved the pool (larger than we expected) and the beach was just steps away. The ocean views were ok from the side decks but the view of the marsh from the front of the home was spectacular, especially at sunset. WE saw dolphins in the marsh at high tide which was a real treat for the kids.

The kitchen had everything we needed for cooking for 22. The double refrigerators were a life saver. The one charcoal grill wasn't big enough but we also used the extra park grill and between the two of them we had plenty of room to cook for us all.

The outside of the house could use pressure washing and a little paint but the inside looked pretty good considering it was the end of the summer. It was clean and the furniture was comfortable with plenty of seating. The bedrooms were very nice especially the two master suites.

The kids fished and crabbed in the marsh at the park just 2 blocks away. We also rented a pontoon boat in Little River which everyone enjoyed.

The guys enjoyed the pool table in the evenings and there was a tv in every room so the kids could watch what they wanted. We had a little trouble with the WiFi but we got it worked out (thank god for 12 year olds) and we could plug in direct to the internet in the living room.

We had a problem with sand in the hot tub (we put it there) and we called the mgmt company. the pool guy came out the next day and took care of it. After that we made the kids shower before jumping in the hot tub and we had no more problem.

I would highly recommend this home for a family or group of friends. Would probably be great for a bunch of golfers too. It looks just like the pictures, is real close to the beach and seems to be well maintained. We will probably be back next summer.

Great Marsh Views But House in filthy condition

I wouldn't rent this house!The home was large and parking was great. However, it was a stretch to advertise great ocean views from every bedroom. You couldn't see the ocean except to walk to the side balconies.You have to lean across the balconies to see the ocean.The left side of the home was the best view, which had a big air conditioning unit on it.
Upon arrival an inspector came to check the pool and hot tub. He called someone to ask why it hadn't been cleaned. They finally came Tues. -4 days later-to clean the pool, and they never cleaned the hot tub. A big dead palmento bug greeted us at the entrance. The entry door on the inside was covered with dirt all around the knob. We had to take a Lysol cloth to the rails. With one swipe they were dark gray. The tile floors were spotted with sticky dirt and the walls and most baseboards were disgustingly dirty. I can live with marks - you expect that, but this was dirt. The sides and baseboards of the island(where you eat)were caked with dirt. The kitchen tables and coffee table had grooves in them. In these grooves were sand, dust, and dirt.On the deck outside going to the pool was a big glob of dog poop. There was spaghetti sauce on the inside backs of the chairs around the table. The louver doors were caked with dirt and dust. The carpet in the stair well was very worn and dirty. I was going to mop the floor, but the mop was so disgustingly dirty and smelly it would have been useless.One frig smelled like fish.The pool area and carport had sand and dirt all around so there wasn't any way to keep from getting it in the pool. The area around the gate (to go to the beach) was so overgrown, the bushes scrapped you as you walked through. I contacted Rental agency to let them know we needed a king bed on the lowest floor to be made into 2 twins.This was not done correctly and I was promised it would be corrected. We ended up doing it ourselves. I expressed our concern with the uncleanlyness. I was asked when they could send someone and I gave them a time. I wasted my vacation time to be sure to be at the house when they were supposed to be there. I had to call again and finally someone came. These nice housecleaners did what I asked, but it would have taken them a several days to really clean the house thoroughly. An adult stepped on the pool ladder and it broke.Century 21 was less than helpful. Upon return I notified the owner, told him of my displeasure and had pictures to verify my complaints- no response
Owner's Response: There is another side to this story. After having my home reserved for the 4th of July week for months, this renter tried to change their reservation to a cheaper home at the last minute. My managment company would not allow them to make the change which would have left me without the opportunity to rerent my home for a peak week. So they came to the beach unhappy. After that they tried everything they could to try to get a discount on the home, making unwarranted complaints and finally, after returning home, trying to force me to give them a refund with the threat of a bad review. Sorry to say, but occasionally we get a renter that just does not want to be happy.

The facts are as follows. The cleaning of the home was inspected by the managment company and the cleaners were given their bonus for doing a good job. When the guest complained the management company immediately sent over an inspector. The home had been properly cleaned. I check the home on Saturdays about every 3 weeks and I meet the cleaners. The cleaners are very conscientious. They do a good job. The home does take a lot of abuse over the summer and we repaint and do major cleaning/ pressure washing etc every year. We clean the carpet on the stairs 2-3 times per year. The pool was cleaned as always on Saturday morning and 2 times during the week. The pool ladder did break. The salt air took its toll. We immediately replaced it. Yes, there is sand that gets tracked to the pool, we are at the beach and sand is unavoidable. There was some grey dust on the handrail. We had a break-in during the off-season and the handrails had been dusted for fingerprints. No matter how hard I tried to clean it all off that stuff keeps showing up. We do not allow dogs at the home...there was no evidence of a dog visit as suggested by the renter.

The ocean views are from the side decks as shown online. They are very good third row ocean views, however the dramatic view from this home is of the marsh, unobstructed 180 degrees, beautiful sunsets and huge deck.

In conclusion, I take personal pride in this home. I built it and work hard to maintain it for our guests. We have had hundreds of happy guests over the last several years. But sadly this one guest just could not be satisfied. We hope you will contact us for more information or to reserve the home.

Big house, good location

Overall, we enjoyed the house. The pictures on the web site were accurate. The sunset over the marsh each evening was beautiful and the beach was just a short walk across the street behind the house. Our only complaint was that service was slow. The pool and hot tub had not been cleaned when we arrived, but they were cleaned the next day (pretty good). But we had no iron, the coffee maker didn't work, and other minor repairs were needed. We received the iron on the next to the last night of our stay. On the last day of our stay a new coffee maker was brought and all the minor repairs were made. The next guests should be all set. Still, we would recommend the house itself. Plenty of room for all 24 of us who stayed.

All and all it was a great week but the hot tub wasn't
working and maintance came by and said the temp
switch was broken but we had the feeling they knew
that already b-4 we called and complained about it.
The outdoor grille is nothing to write home about and
the walkway next to the house leading to the beach
needs a clean-up and most of all the bushes need to
be trimmed back in order to walk the pathway. The
house was great and the view of the marshland at sun
set was picture perfect every night. The beach was a
10 every morning at sunrise and warm waters and waves.
Owner's Response: Thanks for your review. So sorry about the hot tub... The guests the week prior to yours were very hard on it and they broke the control panel. I have ordered a new panel and will get it back up and running asap.
The bushes on the the path belong to the neighbors and I have asked them to trim them AGAIN! We will make sure the beach path is clear (trim it ourselves)! We buy a new grill every year. The new one was recently stolen and I will buy another one this week.

Glad you enjoyed the view, the water and the pool!

Very Disappointed!

When my family and I arrived to this property it was not cleaned at all. The only thing that I asummed that was clean was the sheets that where already on the beds. The microwave was damaged but workable. The floors were dirty so much that when we walked without shoes our feet/socks were black from dirt and this was our first few minutes on the property.The dust on the furniture tables and entertainment center was so thick that I had to dust it myself the day we arrived due to my nephew having Astma.My sister-in-law had some paperwork to do pretaining to her job; which required the use of the internet one of the amenties was suppose to be Wi Fi she had to go to another facility to use the internet due to no Wi Fi access on this property.The air condition unit was out on the second floor when we called for service it was fixed also we called to report the damaged microwave and someone came out to look at the damage this was our second day on the property and the microwave wasn't fixed before we departed on our sixth day.We had to purchase a Bar-B- Que grill due to the grill on this property was damaged. The pool was dirty but was cleaned out on the next day when we complained about it.
The carpets were dirty.When the reservations were made it was made clear that we are clean people and didn't want to live in a dirty place this was a very dirty place when we arrived. Then only good thing I can say about our first experience on this property is the location to the beach. I wouldn't recommend anyone to stay here. You only have one time to make a good impression. This wasn't a good one for me.We enjoyed the attractions such as HardRock Cafe, Malls, Amusment Parks.Bennets restaurant was great.
Owner's Response: We have addressed the cleaning issue in the strongest terms with the management company and they assure us that we will not have this issue again. The home is thoroughly cleaned between each stay and I have begun personally monitoring the cleaning. (Housekeeping has about 5-6 hours to complete the cleaning) If a client ever has a cleaning issue, please contact the managment company immediately and then contact me.

This client came in for the Atlantic Beach Bike Fest, the day after the Harley Davidson Bike Week... Two weeks which tends to be hard on our carpets and hard on the property. We had not had the opportunity to clean the carpets before they arrived. We generally clean the carpets 3 times per year, one of which is right after the Bike Weeks.

The pool is cleaned 3 times per week including every saturday between rentals.

I brought my lap top to the unit and tested the WI FI with no problems. There is also a plug outlet for internet access that is operational. This must have been operator error.

We purchase a new grill for the unit every year. I have purchased another one.

Sadly, occasionally equipment does break. We have repaired the microwave and all 3 air conditioning units are fully operational. ( We have a unit for each floor)

This is a $1.2 million dollar home, just 4 years old, with gorgeous views. We work very hard to keep it in the best possible condition. I have already replaced the living room furniture once. At times our clients damage the home and we don't find out about it until housekeeping arrives on saturday to clean or the new clients report a problem. At that time we work very hard to rectify any problems. Obviously this client had a bad experience...it is definitely not the norm as we have many clients who have been staying with us for 4 years.

good service

We had some minor issues during our 4 night stay and the rental agency was very good at responding. It wasn't until our 3rd night when we realized that an element in the oven wasn't working so I called the agency. They sent someone out immediately. The previous night we finally realized that the kitchen sink only put out cold water (but the dishwasher was nice & hot) and one bathroom was slow to drain, also our hot tub had become cloudy & smelly. I mentioned these problems on the phone and they sent someone out right away. If you have hot tub issues, ask for Ron. He was great.

The marsh view really was worth getting - it's beautiful.

All of the pictures are accurate.

The big screen TV was good and so was the sound system which plays music in the game room although a couple of the ceiling speakers didn't work (I forgot to inform the agency of that.) And, like many beach houses, there's no batteries in the remotes.

It would have been helpful to know that one of the bathrooms is off the game room so even though it's a full bath, it means that one of the upstairs bathrooms in the hall is more likely to be used by 2 bedroom occupants.
Owner's Response: Thank you so much for your review. I am so glad that our mangement company did such a great job handling the minor issues and that you enjoyed that lovely marsh view. I have since gone by and installed new batteries in all the remotes as well as rewired 2 speakers (they had just come loose) and made sure there is hot water in the kitchen sink. We also repainted the home in December, 07.
