You can see the ocean and T-Wharf as you approach the private yard and gardens surrounding this beautifully remodeled carriage house. Five-minute walk to village shops, 8 minutes to the beach, and the commuter rail to Boston. Even though you're close to everything, you're shielded from the hubbub by this secluded location.

Depending on your wishes, Sea Mist Cottage is the perfect romantic getaway, or the perfect family vacation.

Enjoy the light-filled ambiance from large skylights and white woodwork; a full-sized, gourmet-equipped kitchen (matching silverware!) , and a spacious bathroom with a brand new tub and vanity. Everything is spotlessly clean. The studio bedroom is romantically private. The Teddy Bear Loft, filled with toys, accommodates young children.

I grew up on the ocean in Connecticut and spent 15 years on Boston's South Shore. I've been in Rockport 12 years. Since arriving here, I have explored great places to visit on the North Shore and in Boston.

I'm also a former travel writer who has published in 'Yankee,' 'The Boston Globe,' 'Caribbean Travel and Life,' and 'Walking Magazine,' among others. I am the author of 'Massachusetts Off the Beaten Path' and co-author of 'Hidden New England.'

I have two children in college. If you want to know where are the best playgrounds or beaches for young children, tweens or teens, just ask me! Rockport also has a nice teen center with games, movie nights and live music and dances.

History of the main house: My house was built in 1850 as the home of Olive Tarr, daughter of one of the original founding families of Rockport, and is in the Historic District. It has a Greek Revival exterior and is surrounded by perennial gardens and flowering trees and shrubs: crab apples, a magnolia, lilacs, beach roses, enkianthus and weigela, as well as evergreens.

You are welcome to use the terrace beside the house, furnished with patio chairs and tables.

Sea Mist Cottage was originally a carriage house. While remodeling, I saw the holes left by enormous hinges that once held the massive doors. The former owner made it into an artist's studio with eight skylights (a lot of closing when it rained).

I envisioned a small summer cottage with large skylights, which became a reality in May of 2006. I have stayed in the cottage myself, and am very envious of its airiness, and its spanking new bathroom and kitchen.

The gardens are always a work in progress. My trumpet vines should bloom this summer.

About Patricia Mandell

I am a writer and New England native. I grew up in Noank, CT, before it was on the map. I went to UConn and majored in English Lit.I love the outdoors and am always inspired by the ocean vistas when I take my walks. I have two children in college, one a talented musician and the other a teacher in training. I also have a tuxedo kitty: Hapi, who will greet you on her travels. Rockport has many gems that I am happy to share with you.

Why Patricia Mandell chose Rockport

My children and I had vacationed in Rockport a number of times and loved it. I had just gotten divorced and sold my house in Wellesley and wanted a more lowkey community for my children. There's never much for sale in Rockport. I wanted this house for two reasons: it is in the heart of downtown, and it had a studio that I could remodel to rent as a vacation getaway. I needed that income as a single parent. I never expected that having guests would be so much fun, or that wonderful people would come from all over the world.

What makes this cottage unique

Every time you come home, you see the ocean at the foot of Broadway. You can walk to everything: the beach, the shops, the restaurants, the galleries, the P.O., the bank, the library. I run all my errands on foot. Huge skylights make the cottage always light and bright and cheery, especially on winter days.

The Teddy Bear Loft is loved by all children who stay in it, and it keeps them out from underfoot.

I am a sucker for dogs and babies, and will babysit your baby if you like.

I have an unbroken record in making people laugh.

We loved our stay at the Sea Mist Cottage in Rockport, MA. Pat the owner was welcoming and attentive but also gave us our space. The cottage is very clean, comfortable, and adorable. The kitchen was fully stocked and we cooked a lot of our own meals. Beautiful place, we will definitely go back!

Fantastic Find! Loved this little cottage, beautifully appointed and spotless. Had everything we needed and such a great location in beautiful Rockport! Great hiking on the coastal path to Halibut State Park, amazing Performing Art Center ! A great place to spend an anniversary and mothers day wkend.! Will be back!

Stayed here in Oct of 2008 (didn't realize I didn't write a review back then!) for our wedding. Adorable place, perfect location, could not be happier with our choice. We can't wait to go back for an anniversary. Very close to downtown Rockport and shops. Very tasteful decor, overall just a lovely experience.

This charming cottage was perfect for a relaxing weekend trip! Pat, the owner, could not have been friendlier or more helpful - she gave us great recommendations for things to do. The two of us really enjoyed spending time in the cottage, which was so cozy and very nicely decorated. We were also happy to have a full kitchen available. Rockport itself was fantastic. Even though we went in November, we enjoyed walking around and doing some early holiday shopping. We hope to return soon!

Pat was very helpful in the booking process and arranged for us to pay a deposit through PayPal. Sea Mist Cottage is very sweet and has a real feel of "New England". The cottage is very clean and comfortable with a very well equipped kitchen. Wifi access was very good too. Rockport itself is a lovely little town and just a short walk away. We would be very happy to return to stay at Sea Mist again and would stay longer next time.

Perfect!

My wife and I along with our 4 month old twin boys spent a week at this lovely cottage. The cottage was fully equiped with everthing we needed including a portacrib, washer/dryer, dishwasher, etc. This was our first vacation with our boys and things went great. Pat is a very considerate host and made us feel at home. We are originally from Cape Ann and the location was perfect for visiting friends and family. The downtown location also allows easy walks around town and to the beach. It was difficult to leave and we hope to return soon.

My husband, Chris, and I really enjoyed our time at the Sea Mist! It was the perfect little home-away-from-home. All of needs were met. Shirt walk to downtown Rockport - cute shops and great views! Short drive to Gloucester, Salem and other quaint seaside villages. Cottage was very clean and had all the comforts of home. Very safe area. If we travel to the New England area again, this place will be first on our list! Pat and her daughter were very helpful and welcoming! We loved the price as well - great bargain!

Sea Mist Cottage is unlike any property you may have rented in the past--you know, those moderately clean places run simply as income generators by their owners. Pat Mandell has heaped so much love and care into the Sea Mist that you feel like you are staying in her home. Before each guest arrives, the entire cottage is scrubbed and sanitized, from the pristine bathroom to the fully-equipped kitchen. The furnishings and decor are well thought-out, not odds and ends picked up at garage sales and thrift shops, as in many of the other places we've stayed previously. We can't wait to go back (our mini-dachshund, Louie, loved it, too)!
