In the 14C Rocca Dei Perugini, the stronghold for the Perugini when they conquered Spoleto, located in a pedestrian area, Terrazza Bella + Bella Due are stylish, self catering apartments, 1 with a stunning terrace, both with balconies. Terrazza Bella has a large sitting/dining room with a fitted kitchen along one side + a balcony off both bedrooms. Bella Due has a large sitting/dining room with a separate galley kitchen + a balcony off both bedrooms. Both balconies overlook Porta Fuga. You enter the apartments through a Roman stone passage that leads to the stairs/lift up to the apartments. Here, you are treated to all the advantages of contemporary living. Yet, at the same time, the atmosphere in this beautifully restored palazzo is laced with antiquity. It was here that the battle between the Spoletini and the Perugini raged for 2 years until the Spoletini regained their city.

SPOLETO HISTORIC PEDESTRIAN CENTRE: In the midst of shops, bars and the largest selection of fantastic restaurants, all offering a diversity of dishes from local black truffles to pastas and paper thin, bubbly, crispy crust, piping hot pizzas, Spoleto is not a touristy place and, therefore, prices are good, competitive local prices. The local wines eg Trebbiano, Grecchetto, Montefalco, Orvieto... are to die for. You will hardly notice the price of it on your bill. You can choose from amazing shoe, bag and clothes shops, any shape or size, designer label or otherwise. And, there are churches and monuments on street corners, under arches, through tunnelled alleyways, peppered hither and thither, as you meander along the picturesque cobbled lanes, every angle, a work of art. Fatal to take your camera out. You will obsessively do nothing but take photos ! The local bars are filled with friendly locals and the owners will warmly welcome you. The passeggiata is where everyone meets and is joyful, especially over aperitivi.

BUS, TRAIN OR CAR: From Spoleto train station, a 10 mins walk, it is possible to get to practically anywhere in Italy eg 1 hr 20 mins to Rome, 4/5 hours to Venice and Naples, 30 mins to Perugia.... An easy walk along a flat boulevard road, also stuffed with shops and bars ! From the nearest bus stop, a 5 mins walk, you can catch a bus to Norcia, which will take you on a sensationally beautiful drive along the Valnerina, for about 1 hr 45 mins, passing through mountain scenery, climbing higher and higher. Or, by car, you can continue further to the heart-stoppingly, amazing Gran Piano and see the tiny hick town of Castellucio peeking through swirling mists. On a great plane, surrounded by mountains, the world spilling beneath you, your heart will miss a beat. In Castellucio, you can dine on the finest lentils and white truffles. Nearer to home, by car, it is easy to visit Todi, Gubbio, Orvieto, Perugia, Spello and Assisi, all within a 45 mins heavenly drive.

SPOLETO : WALKING, HIKING OR BIKING: You can walk to the top of Spoleto, passing the famous Duomo, and reach Spoleto's finest 2 monuments, the Rocca and Il Ponte. Takes about 15 mins. Then, you can do a circular walk around the Rocca, which is spectacularly beautiful, as you see Spoleto sprawling below you. Or, you can take the escalator from the bottom to the top of Spoleto. Then, pausing at the bar at the top for a prosecco, you can continue across the famous and stunning looking, arched bridge, directly into the mountains, and, either do another circular walk, passing across valleys, mountains and dales, ending up in Piazza Garibaldi, at the bottom of Spoleto, or, continue up through the Sacred Mountains to Monteluco. Or, you can take the bus from the bottom to the top, which takes about 10 minutes. If you are a cyclist, you can hire bikes locally and cycle along the river bank, all the way to Assisi, passing Campello and Trevi along the way.

Terrazza Bella opens onto a large, open terrace with pretty views of hills, unusual in the historical centre of Spoleto. A glamorous, light and airy apartment with very large sitting/dining room and fully fitted kitchen – inc microwave, dish-washer etc/2 double bedrooms (with adjoining balconies)/bathroom with big tub/shower. This pretty apartment is in the middle of an important and significant 14C Roman building, the Rocca dei Perugini, that has been gutted and completely restored. It was originally built as the strong-hold of Perugia to watch over the citizens of Spoleto, whom the Perugians had just conquered! The entrance to the apartments is through a wide Roman stone passage with a luxury all glass business centre on the left and in-built small glass alcoves displaying small luxury items on the right. A few metres along this passage is a lift and stairs, which take you up through the centre of the building. Staying here you will experience luxury interlaced with antiquity.

About Norma Williams

We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

We now have 2 major partners and between us, we offer about 40 very diverse villas, apartments and pool properties, both in central Spoleto and close by. Please see them all on my personal website, the address of which you will find at the bottom of the HomeAway page of this property.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money. Our Month in Spoleto

We have recently returned from our 29 day visit to Spoleto in our lovely apartment, La Terrazza Bella. Included for our daily pleasure and enjoyment were:
· 2 spacious bedrooms
· A large bath with shower (and always plenty of good hot water)
· A large, well-equipped kitchen (with full sized refrigerator/freezer and dishwasher) overlooking a charming terrace
· Excellent internet service. With 24/7 internet service and the use of email, we were completely satisfied. Kudos to our hosts for this outstanding amenity.
· A reliable elevator in good working order just outside our front door
· A late model washing machine in good working order
· A rear balcony with a charming view
· A private parking lot with our own reserved parking space
· The use of a cell phone provided by our hosts
· Regularly scheduled linen/towel replacement and apartment cleaning
· A welcoming bottle of wine, cheese, and other assorted goodies for an enjoyable repast upon arrival
And as if all of the above were not enough, we were the grateful recipients of our host's gracious willingness to meet us at the train station when we arrived in Spoleto, drive us to the car rental agency, and even take us to and from the train station on those occasions when we left the apartment for excursions to other parts of Italy. It is difficult to find adequate superlatives to describe the memorable times we had in Spoleto, largely due to the wonderful accommodations provided by our hostess and host, not to mention the warm, personal rapport we enjoyed with both of them. Add in the superb location of the apartment, surrounded by shops, coffee bars, restaurants, and marvelous medieval places of interest and you have an ideal, unforgettable travel experience.

A perfect apartment in Umbria...

Thank you Norma and Laurie for your generous hospitality. The apartment in Spoleto was absolutely perfect for us. We loved the roof garden, the well-appointed kitchen and your "welcome pack". Having a parking bay, washing machine, internet access, the lift and being located right in the centre of your beautiful town was "icing on the cake" - and the restaurant and touring recommendations you gave us were "spot on". We would have absolutely no hesitation in recommending this very roomy, bright, comfortable, well-appointed and spotlessly clean apartment as an ideal location from which to explore Umbria.

Fabulous location in old town Spoletto.

Terrazza Bella is as advertised, a lovely apartment with a great outdoor space located right in the centre of old town Spoletto. There are multiple excellent restaurants and a great variety of shops nearby and Spoletto itself is easy to navigate. A car is absolutely not necessary but if like us you like to get out and about, we would recommend that you take the private parking space attached to the apartment as trying to park locally would be a nightmare. If you do have a car, Spoletto is an excellent base to explore Umbria with assissi, Perugia, Todi, Lake Trasimeno and Rome all within striking distance. However, we decided to take the train to Rome and it was easy to organise and hassle free.
Laurie and Norma, the owners could not have been more helpful and we have no reservations in recommending this apartment.

My home base for the 2 weeks I spent in Umbria was beautiful Spoleto. It truly is a hidden gem & a perfect base for those without a car. I stayed in the beautiful Terrazza Bella and I cannot wait to get back.
My easy train ride from Roma Termini station to Spoleto was capped off by a warm welcome by Laurie (one of the owners) who whisked me off to my apartment rental. Although the train station is only a 10 minute walk, it was lovely to picked up by car with my luggage. Norma & Laurie took great care of me & were quick to address any questions or requests I had.

The apartment features a large kitchen & open living room. Both
bedrooms are a nice size & the linens were clean & comfortable. The
wifi was great for updating my blog about Umbria & I used the great
washing machine a lot so that I could pack lighter. Norma & Laurie
have supplied you with all of the comforts of home; including dishes,
cookware etc... just pack your clothes & forget your troubles in Umbria.

Terrazza Bella has the most incredible views from its patio & I spent
numerous hours sipping wine & enjoying my patio. What I loved most
about Terrazza Bella was its central location. It was a quick walk to
espresso bars, restaurants & shops, not to mention the numerous
historical & religious sites all throughout Spoleto. My favorite spot
was looking out over the valley while sipping coffee near the Rocca
Albornaz (fortress). A brisk uphill walk to the Rocca & you are
rewarded with a breathtaking view, not to mention great exercise for
justifying all those gelatos you will want.

The people of Spoleto are so nice & welcoming, but you would do
yourself well to learn at least a rudimentary amount of Italian. If
not just out of respect for the Italian people, but also to help you
feel more at ease. You will find that in most of the small hill towns not much English is spoken.Honestly though, after the culture shock of OVER touristy Rome....the beauty & simplicity of Umbria is so refreshing.
The food of Umbria is incredible & beautifully simple. As a Chef I was
overwhelmed by the freshness of produce, salamis & pastas. The wines of this region are incredible & inexpensive.

As a solo female traveler I must say I felt perfectly safe in Spoleto. If you If you are a "Slow Traveler" & you like leisurely paced meals & environs, then Spoleto is perfect place to experience the beauty of Umbria.
I'm already planning my trip back !

Ideal place to stay to enjoy Spoleto

We have stayed in three apartments in the same building with Umbria Holiday Rentals – I guess the best recommendation we can give as we kept returning.

The apartments are supplied properly serviced with clean linen and a generous welcome pack - a blessing if you arrive late as we did. They also have good international SKY TV with loads of English speaking, movie, news and children’s channels. Best for us is the bonus of a free internet connection. Terraces are situated with open views to the hills and at the rear of the building which means you escape the buzz of the passeggiata but can join in easily (great fun!) if you wish.

Furnishings are absolutely fine. I would describe as comfortable rather than luxurious. These apartments represent tremendous value for money – even if there are only two of you staying and are a perfect base for exploring not only Spoleto but southern Umbria too.

We found the location to be ideal for the historical centre of Spoleto with all the attractions within an easy (albeit sometimes quite steep) walk. If you don’t fancy the walk then there are regular buses which run in circuits round the one way system and also to other nearby towns and villages. I believe that a new lift is to open soon connecting the lower part of the town to the central and upper areas.

There are also several terrific restaurants in the town (details of which are left in the apartment) again all within strolling distance. PM me if you want my favourites.

I haven’t been able to figure quite why Spoleto doesn’t figure more prominently on the Umbrian Tourist circuit – not that I’m complaining as it resultantly retains an admirable Italian quality. Best of all it is buzzing at night time in stark contrast to many of the more well trodden tourist towns which evacuate at night time. It has loads to offer – fabulous walks with lovely views, Roman history, opera, festivals, and wonderful food – can’t wait to get back!

During July we spent two wonderful weeks in Spoleto at Terrazza Bella.
The apartment was just what we had hoped for. There was private parking available, which was most convenient in a city which has little public parking and narrow medieval streets. The apartment itself was very well appointed, and had a delightful large patio which overlooked the city and out to the hills beyond.
There were endless oportunities for excursions into the regions around Perugia and Urbino, and excellent eating places, especially at Pediluca on the lake.
The weather was very warm, and not unlike our weather in Sydney.
We look forward to renewing our friendship with our hosts,Norma and Laurrie, either in Australia or in Umbria at some future time. Their kind concern went a long way to making our holiday the great success that it was. Grazie molte amici!

We were delighted to spend our holiday in Spoleto in this apartment. It was clean, homely and full of atmosphere, with everything you could possibly need. The owners have thought of everything and truly want you to enjoy yourselves.
It was situated on one of the main streets and handy for everything. Spoleto had everything we wanted for a relaxing holiday without a car. Lots to see and great places to eat. No tourist prices here either. The people are friendly too. We will definately return.

Just wonderful!

As I type this, I am sitting at the desk in La Terrazza, with sunlight streaming through the windows, enjoying a broadband internet connection. This apartment is truly wonderful for those wanting to be in the "thick of things" (i.e. walking distance to the train station, cafes, gelato, ATMs, 3 supermarkets, you name it) but still have peace and quiet. The apartment is completely silent, and the terrace feels very private to me.

The apartment is very spacious, with a full kitchen, a washing machine, and full bath. Both bedrooms are good sized. The TV has CNN, Fox, every channel you could want to watch (who'd think we'd be in Italy watching The Simpsons???).

Overall, great value for money, hosted by wonderful hosts Laurie and Norma who provide a welcome basket of grocery essentials, and all of the good advice for dining and sightseeing we could ever want.

Highly recommended!!

Private Oasis in the Centre of Town

I stayed here for several weeks in what would usually be the "off-season", but ended up basking in the Umbrian sun on the terrace in February!
The apartment is lovely, just as described - the pictures give a good sense of the place. The light is great, and everything is provided. But the real value is the location; you literally step out your door onto your terrace, surrounded by mountains and ancient towers, then from there into a medieval street.
I liked being able to walk everywhere, including the grocery stores, restaurants and places like the Rocca, Duomo, Ponte delle Torri etc. There are also several great walks through the local hills nearby, which are well-marked and well-traveled.
Norma & Laurie are awesome hosts, no wonder so many of their guests return (including myself.) They relish being ambassadors of Spoleto, and will do everything they can to help you in planning and enjoying your visit. You really don't need a car, but you do need to be up for walking steep-ish hills, and negotiating stairs and cobblestones.
I have recommended this place to friends & family, as it provides a great base to explore Spoleto and the nearby towns. You'll feel like a local in a few days, nipping out for a cappuccino in the morning, and joining the evening "passeggiata" with everyone else down the Corso Garibaldi.
There are numerous superb restaurants quite close to the apartment, to mention a few favourites; Tempio del Gusto, Osteria del Matto, Mucca Pazza, Apollinaire, Osteria Vecchio Camino (right around the corner.)
