wow! what a great rental experience. the house was so charming AND quiet; so quiet we could hear the Canada geese fly overhead at night while we enjoyed the beautiful fireplace and a home cooked dinner. wild turkeys roamed the expansive lawn while squirrels gathered nuts from the beautiful surrounding trees. a 7 minute walk to downtown Stockbridge brought us to live music in The Den and fine dining in the main diningroom both at The Red Lion Inn. so much to see / so much to do in a 30 mile radius from this location. historical homes, Rockwell museum, Naumkeag house&gardens, the Shaker Village,Bash Bish Falls for hiking, the Mount, horseback riding and so much more. the little bakery in town supplied us w/ all sorts of goodies too. we had a wonderful time and WILL RETURN.
Owner's Response: So glad you had a good time, thanks for the kind words. Keep in touch; it is such a pleaure to meet and have such wonderful guests.

This was a great New England home. It was in a very private location surrounded by trees and a brook yet was so close to all the local attractions. The house was very comfortable for the four adults staying there. I especially liked the master bedroom. It was very peaceful with gorgeous views from the wall of windows. Being able to sleep with windows open and only a ceiling fan was quite a treat for us. Something we're never able to do in Texas! Having wifi available was also an added bonus. I would definitely recommend this property.

The house is spacious enough for privacy, yet comfortable for conversation and group activities. We saw a deer at the brook (5/20, 7:30 p.m.), used the kayak and enjoyed the weather both wet and dry. Thank you for the use of this beautiful house and for the memories we will treasure forever.

Upon arriving at Overbrook, the floor was full of dust and cat hair. My sister tried to vacuum it before me and my parents arrived, but the vacuum didnt work. She wound up wiping the floor with a rag. I helped her once I arrived. There were clumps of dust bunnies all over the house!!!!!!!!
The washer and dryer was full of some sort of soot, that looked like cat litter, all clumpy. In one of the bedrooms, there were bugs all over the ceiling. The basement was dirty and smelled like damp urine..not an ideal place for children to play in. During our stay (ie, 2nd night) there was a mouse running around the kitchen. Overall, we managed to tough it out, but this place was far from clean, and i would really not recommend it to anyone.
Owner's Response: Unfortunate that I am hearing this 7 months later!. No problem can be addressed if it is not reported immediately. I contract with a professional pest control company (this house is in a rural setting) to regularly treat for bees, wasps, mice, etc. so of course I would want to know if there is a problem; the company would be called in to address any reported failure. I have never seen insects inside this house on any ceiling and am mystified by that comment. Also, to my knowledge, there has never been a cat inside this house, so that is a puzzler.

This was great for a large group of people on a modest budget. We were pleasantly surprised by the character of the house. It's also very convenient to local taverns/restaurants. I could imagine this being a great place to spend time in the summer.

Dear Roxanne,

We all really enjoyed our Christmas stay at Overbrook. Just a lovely, home-y place with great views of the marsh and the hills over Stockbridge. We particularly enjoyed the tree you provided and all the movies and games. And we went to the National Archives to do some genealogy research and celebrated my sister's birthday with a trip to the Norman Rockwell Museum and the Red Lion Inn. A really lovely week and aside from a couple of minor details, the house managed to serve the needs of 5 adults, 3 dogs, 2 toddlers, and 2 teenagers amazingly well!
Best wishes,
