Hillside Duplex with city views: 3 bedrooms, 2 bathrooms

With views of the Hollywood Hills and beyond, this could be the true LA experience that only the movies provide. Our gorgeous Designer 3 bedroom 1920’s French Moroccan duplex is in the heart of the city, but is perched on a hill that gives you a rare view of LA. As an interior designer, I have filled the flat with beautiful furniture and art. The large Living and Dining Room have great views thru French doors with Juliet balconies. The Breakfast Room is charming and full of light and sits next to the kitchen which has Limestone counter tops and new stainless steel appliances. A coffee maker will help wake you up each morning, but if you prefer Starbucks, it is a 5 minute walk away. The 3 beautiful bedrooms are quiet and in the back of the apartment looking out onto the terraced gardens. The two larger bedrooms have Tempur-pedic queen size beds with a pillow top twin daybed with trundle in the small third bedroom. All are dressed with high thread count white linens and down pillows. Both bathrooms have tub/showers with new sinks, faucets and white subway tiles. Afternoon ocean breezes keep the place cool in the summer, but we have also installed ceiling fans in the bedrooms for added comfort. Our garden patios offer more rooms outside, a covered patio for dining alfresco including a pillow filled daybed and fire pit.

Our location is central to nearly everything LA has to offer. Beverly Hills/Rodeo Drive and Hollywood Blvd. are 10 minutes away in each direction. The Grove (more shopping!) and the famous Farmers Market are nearby as well. Adorable Larchmont Village is a 5 minute drive thru the mansions of Hancock Park where many a movie star call home, and our Mayor. We are 15 minutes from downtown (Museums, Theaters and Staples Center) and only 20 minutes from the beach (Santa Monica/Venice). Art lovers will be happy as well, the Los Angeles Museum of Art (LACMA) and MOCA are no more than a 15 minute drive away. Drive up Highland Avenue 10 minutes and you will be at the Kodak Theater (home of the Academy Awards) and Hollywood Blvd.

The peaceful gardens have been professionally designed as well with an herb garden and small grove of citrus trees in case you want fresh orange juice. A round farm table sits under the Bougainvillea covered arbor if you prefer to eat your meals alfresco. An umbrella covered daybed sits nearby if midday nap is on order. The small front Breakfast Garden, sits between the Corner bedroom and front entry for easy access and a more intimate setting. We have a newly redesigned laundry room just downstairs outside the kitchen door. A flat screen TV and stereo are located in the Living Room for your listening and viewing pleasure, free cable and WiFi are also available.

About Ann Knudsen

As the owners of an interior design firm, we purchased the property in 2002 and lovingly renovated and restored both units. Trained in history, art and architecture in NYC and LA, we took great care to make the building an authentic version of it's former self. Hardwood floors were restored, new kitchens and bathrooms were remodeled, custom drapes and shades were made to enhance the views outside. We recently moved to the beach to be near family but we still have offices on site and are there nearly every day. We love to show off our LA by giving insider tips on the best places to dine and shop (deals!) and well as 'off the beaten path' places to hike, bike and beach it all over the city.

Why Ann Knudsen chose Los Angeles

When we were looking to buy in LA, we wanted an authentic architectural Spanish Revival building. But this Duplex was so run down that when I showed it my husband he had trouble envisioning it's potential (the orange shag carpeting was hard to get past). But I kept pointing out the French Doors and windows saying, 'I promise we can make the inside as beautiful as those views so trust me.' Luckily, he did.

What makes this apartment unique

The arched doorways and Mission tiled steps up to the front door, will remind you of old Hollywood which is the era of our little neighborhood. Our building sits on a knoll so the units sit above the street and are quiet despite how easy it is to get places nearby, this is the best of both worlds. The songbirds seems to love our location and we are blessed to hear them in the trees out side. If you look beyond those trees in the Dining Room, you'll see the Hollywood sign perched in the Hollywood Hills. We fell in love with the architecture of this house, but the neighborhood cinched the deal as it is within walking distance of a Supermarket (and several fast food restaurants) and most importantly Foodink, an amazing catering and lunch place on La Brea!

Wonderful stay, wonderful place, wonderful hosts.

Very clean property; every detail is attended to.We were in LA covering the Oscars so needed a place close to Dolby Theater & Beverly Hills. Covering the Academy Awards as a journalist is demanding, and we were reporting and getting credentials and were tied up at the Dolby, so Miles was very considerate and brought the house key to us at the Dolby Theater, he didn't have to do this. As a host, Miles went the extra mile. The property is very warm, tastefully decorated, very comfy beds (even the couches are comfy), great TV reception, free wifi (spotty when 3 journalists using at same time), outdoor patio breathtaking, owners even put fresh wood in fire pit (even though floods hit LA the next day!). Our flight out of LA was delayed due to winter storm, and Ann and Miles allowed us another night instead of stranded in an airport. . Clean bathrooms, large, thick bath towels. Property close to everything. Upstairs neighbor can be loud, but other than that, very quiet. Beautiful neighborhood. If handicapped, the front steps may be issue. Will def stay again. Ann and Miles are guest services-minded to the max. I used to work at the Mall of America in guest services and I know great customer service when I see it, so I am picky. Miles and Ann have that customer service quality.

Charming older home, comfy, clean, convenient location

We spent Thanksgiving here with our family....cooked dinner for 7.....quite a challenge in a small kitchen.. owner brought in extra dishes and kitchen stuff for us.[very nice]..oven needs calibration...did not cook well....large refrigerator....large living spaces...beds, medium comfort...stairs to the unit could be tricky for an older person, especially if wet...on street parking...but check for garbage pu days[we got a ticket, sign was down the hill and hidden by tree/shrub]...In general, nice place....we had a great time!!

Comfortable and Affordable!

My son's wedding was being held in Beverly Hills and we needed a house that was close and convenient for our stay. The house was in the perfect location for us. We were near the main streets and highways but far enough away that we didn't have the traffic noise.
The house has a European feel to it. It's lovely. Hardwood floors, beautiful decor, bright and loads of natural light. It was just the right size for 6 family members.
Miles and Ann were very nice and welcoming.
We recommend this house for all ages and lifestyles.

Perfect Stay

We were in LA to visit the rest of the family, and this home was absolutely perfect for all of our needs. The owners were incredibly helpful with points of interest (and there were A LOT of them VERY close). We stayed for 3 nights, and didn't have to worry about bath products, towels, and anything you could need to cook in their lovely kitchen. Would highly recommend.

Pefect place!

Beautifully decorated, even nicer than the pictures!! The location was perfect, close to everything, great grocerystores nearby and lots of restaurants in the nighbourhood! Miles took great care of us upon arrival, gave us some advise on what to do and what to see. We loved the place and hope to come back some time!
