Hillside Duplex with city views: 3 bedrooms, 2 bathrooms

With views of the Hollywood Hills and beyond, this could be the true LA experience that only the movies provide. Our gorgeous 3 bedroom 1920’s French Moroccan duplex is in the heart of the city, but is perched on a hill that gives you a rare view of LA. As an interior designer, I have filled the flat with beautiful furniture and art. The large Living and Dining Room have great views thru French doors with Juliet balconies. The Breakfast Room is charming and full of light and sits next to the kitchen which has Limestone counter tops and new stainless steel appliances. A new Italian coffee maker will help wake you up each morning, but if you prefer Starbucks, it is a 5 minute walk away. The 3 beautiful bedrooms are quiet and in the back of the apartment looking out onto the terraced gardens. The two larger bedrooms have Tempur-pedic queen size beds with a pillow top twin daybed with trundle in the small third bedroom. All are dressed with luxurious white linens and down pillows. Both bathrooms have tub/showers with new sinks, faucets and white subway tiles. Afternoon ocean breezes keep the place cool in the summer, but we have also installed ceiling fans in the bedrooms for added comfort. Our garden patios offer more rooms outside, including a daybed and fire pit.

Our location is central to nearly everything LA has to offer. Beverly Hills/Rodeo Drive and Hollywood Blvd. are 10 minutes away in each direction. The Grove (more shopping!) and the famous Farmers Market are nearby as well. Adorable Larchmont Village is a 5 minute drive thru the mansions of Hancock Park where many a movie star call home. We are 15 minutes from downtown (Theaters and Staples Center) and only 20 minutes from the beach (Santa Monica/Venice). Art lovers will be happy as well, the Los Angeles Museum of Art (LACMA) and MOCA are no more than a 15 minute drive away. Drive up Highland Avenue 10 minutes and you will be at the Kodak Theater (home of the Academy Awards) and Hollywood Blvd.

The peaceful gardens have been professionally designed as well with an herb garden and small grove of citrus trees in case you want fresh orange juice. A round farm table sits under the Bougainvillea covered arbor if you prefer to eat your meals alfresco. An umbrella covered daybed sits nearby if midday nap is on order. The small front Breakfast Garden, sits between the Corner bedroom and front entry for easy access and a more intimate setting. We have a newly redesigned laundry room just downstairs outside the kitchen door. A flat screen TV and stereo are located in the Living Room for your listening and viewing pleasure, free cable and WiFi are also available.

About Ann Knudsen

As the owners of an interior design firm, we purchased the property in 2002 and lovingly renovated and restored both units. Trained in history, art and architecture in NYC and LA, we took great care to make the building an authentic version of it's former self. Hardwood floors were restored, new kitchens and bathrooms were remodeled, custom drapes and shades were made to enhance the views outside. We recently moved to the beach to be near family but we still have offices on site and are there nearly every day. We miss being in the city(sometimes!) but love to show off our LA by giving insider tips on the best places to dine and shop (deals!) and well as 'off the beaten path' places to hike, bike and beach it all over the city.

Why Ann Knudsen chose Los Angeles

When we were looking to buy in LA, we wanted an authentic architectural Spanish Revival building. But this Duplex was so run down that when I showed it my husband he had trouble envisioning it's potential (the orange shag carpeting was hard to get past). But I kept pointing out the French Doors and windows saying, 'I promise we can make the inside as beautiful as those views so trust me.' Luckily, he did.

What makes this apartment unique

The arched doorways and Mission tiled steps up to the front door, will remind you of old Hollywood which is the era of our little neighborhood. Our building sits on a knoll so the units sit above the street and are quiet despite how easy it is to get places nearby, this is the best of both worlds. The songbirds seems to love our location and we are blessed to hear them in the trees out side. If you look beyond those trees in the Dining Room, you'll see the Hollywood sign perched in the Hollywood Hills. We fell in love with the architecture of this house, but the neighborhood cinched the deal as it is within walking distance of a Supermarket (and several fast food restaurants) and most importantly Foodink, an amazing catering and lunch place on La Brea!

Beautiful, Well-appointed Apartment

We recently stayed in this property and quite enjoyed it. It was comfortable, clean, beautifully decorated and well appointed. We often stay in VRBO properties and sometimes the owners provide only the bare minimum when it comes to cutlery, pots and pans, linens etc. That was certainly not the case here. Ann and Miles made sure that everything we might need was in the apartment, even bandaids in the bathroom for tired blistered feet! Miles was there to greet us with a warm welcome and tips on what to see in LA. The street itself is nice and quiet although the closest main road (La Brea) is a little mixed. Our only issue was that we were travelling with our 2 teenage sons and the youngest said that the bed in the third bedroom was a little small. It might be better for a younger child. Overall, a great property -- a beautiful, peaceful place to return to after a day of sightseeing!

Great duplex and fantastic location !

The duplex was just as the photos show ... nicely decorated, furnished very nicely, and very comfortable. Miles and Ann were waiting for us when we arrived and showed us all around and provided some great tips. The location was ideal. A short drive to everything LA ! I would highly recommend this apartment for a couple, a family of 4-5 or two families that are sharing a place.

Absolute heaven

We had the best time at this magnificent chateau! A sumptuously designed, beautifully appointed, colorful retreat from the bustle of busy L.A. So happy my work colleagues and I found this treasure instead of the usual impersonal hotels.

It's centrally located to everything in the city. We felt safe in the neighborhood and the neighbors themselves were thoughtful and cordial (one gent from across the street even reminded us about the street cleaning one night). The large roomy apartment is clean, playfully decorated and so comfortable. Many times over the week, we wished we could just move right in.

The owners of the complex are lovely, welcoming to the few friends we had help us when we got there. I'm a mildly disabled person (cane) and the place was easy to navigate. There are stairs leading up and to the laundry and patios but it was easy on my cane.

The beds seemed brand new -- we wanted to pack them up and take them on the place! Each bedroom had plenty of walking and unpacking space, the bathrooms & kitchen were clean with every amenity -- lots of towels!

They really make it feel like a home when you're there - bright, airy and restful to boot. An oasis in the city. Can't wait to return!

Amazing Apartment!

This place went above and beyond our expectations; spacious, sunny, tons of outdoor space for eating and hanging out and a generally excellent Californian atmosphere that was a much welcome vibe for those of us traveling from less tropical locals. The view from the breakfast nook area off the kitchen is very nice and with the big windows in there open its hard to not feel like you are living pretty large. Everything inside was pristine and both Ann and Miles were very friendly and helpful in getting us settled into the neighborhood. The house proved to be very well located for our needs.
We would highly recommend this property and hope to be back ASAP.

Great apartment!

We rented this apartment for a week-long business trip. It is perfect for a family or small group of adults like we were. It is conveniently located in the middle of everything - downtown, the beaches, Hollywood/WeHo, the valley, etc. The neighborhood isn't anything fancy or flashy, but it is safe and quiet and again, nicely located as central to all the sights/studios. There are many good cafes and eateries within a short drive and grocery store, pharmacy, etc very nearby (walking distance if needed).
It is self-catering, so you will need to buy your own groceries, but there was shampoo/conditioner, nice bath soap and most kitchen supplies so we just had to buy fresh food.
The apartment itself is very nice: nice furnishings, design and decor, plenty kitchen supplies, extra linens and towels and nice appliances, a washer/dryer downstairs, nice beds, linens and bathrooms and nice outdoor seating areas, both on the side of the house and below. It is freshly updated in a classic LA Spanish style and in very good taste.
There is wireless internet and cable TV. Two full bathrooms with bathtubs. Two large bedrooms with queen sized beds and one bedroom with a twin and a trundle twin (all very nice mattresses).
The upstairs tenants are quiet and also never minded us being not as quiet as we maybe should have after 10pm ;)
There is no AC which could be an issue during a very hot period but the weather was perfect when we were there and we kept the windows open and it was fresh and breezy. There is a nice view since the unit is on a little hill so all the windows have a nice view.
There is also no off-street parking, but there was plenty parking on the street and we were always able to park right in front of the unit, so that is not an issue at all. You do have to make sure to move or not park on the street once a week during street cleaning, but again, there was plenty nearby parking so that wasn't an issue.
The owner is very helpful and accommodating. She sent us a list of nearby recommendations for everything which was helpful and there were chocolates and a bottle of wine upon arrival. She had something fixed that we broke while there and was kind and responsive about it.
We recommend this apartment without reservation and would book it again.
