Recently renovated ancient stone house from 18 century.
During the renovation works, a great attention was given to combining ancient and genuine material and modern furbishing.
The house is 130 sq wide, on two levels and contains 4 bedrooms; 2 bathrooms of which one with hydro massage bath; a living room with an open fireplace and an open modern kitchen opening on the dining room.
All modern appliances are available (telephone and wifi internet).
On the upper floor, three bedrooms, of which two double and one with twin beds for children. A large bathroom is equipped with a comfortable shower and a bath tub with hydromassage. The master bedroom also benefits from an en-suite closet and bathroom with a large shower.
The house can thereby comfortably host up to 8 people and a ninth folding bed is even available for an additional person.
A vast garden surrounds the house and includes an olive grove as well as many other fruit trees ranging from old oak trees to almonds, pines, or fig trees. A south-oriented terrace with a wooden pergola protecting from the sun, with a breathtaking view over the uncontaminated green valley. in a 4 ha property including 30 olive trees and other fruits trees, adjacent a natural reserve, where sometimes wild animals can be spotted. The property extents over 4 hectares and offers a private access to a natural and cristal clear stream, where to freshen up during hottest months.
The property is located 2 kms away from a charming stone house village and 10 km from a larger town with all facilities/stores and restaurants.

We are a young couple from France, living in Italy for 8 years after some years of humanitarian work in developing countries. Our desire to grow roots some place not too far from our country of origin was naturally answered when we met with Italy and Umbria.

We discovered Umbria along motorbike touring week ends off Rome. We were touched by the genuine beauty of Umbrian landscapes first. Then, the wealth of Umbrian culture as well as warmth of its people achieved to convince us that this was the place for us.
Nested in the heart of a natural reserve, this house is the dream of any nature and calm lover. Its environment is as suited for open air activities such as trekking, mountain biking etc. as it is for cultural visits, due to its ideal distance from a number of great art cities such as Todi, Orvieto, Perugia, Assisi... Tuscany is also very closely, with Montepulciano at only 60 kms, Siena 120 km, and Florence at 180 kms.
We had a lovely stay in the house with our two small kids of 5 and 7. They loved the outdoors and enjoyed every moment. The view for the house is very beautiful.
The house is located in at the boundary of a forest. It is very isolated and calm. It is perfect for those who like the to be in nature. Next to the house is also a mountain bike track for the more adventurous.
The old-house is very well renovated and contains all equipment to make you feel at home. The kitchen is well equipped and there are a lot of books and CDs. There is even a nice BBQ outside and lots of outdoor furniture.
It is a perfect house for families with small kids who want to leave the daily city stress.

Nous avons bcp profité de la rivière en contre bas, ce qui est très agréable compte tenu de la chaleur quotidienne.
Petit village très pittoresque à 30 mns à pieds avec un adorable petit café installé dans l' école!!
Pérouse, assise et orvieto ne sont pas loin du tout; le marché de Marsciano le lundi matin est un vrai bonheur pour les papilles.
Bref, une location que nous recommandons très vivement.
We found the house to be delightful, very comfortable, and well appointed. Although the house is old, as shown in some photographs in the house, the owners have been extremely successful in tastefully renovating and decorating it to preserve its authenticity while giving it a modern feel. It's location, remote and quiet, made for a very relaxing vacation. We loved the early mornings, taking coffee outside, and the evenings with their spectacular sunsets. The location was also ideal for visiting Orvieto, Perugia, Assisi, Lake Maggiore, and the local eco-friendly winery. The local town of Marsciano was also worth visiting. All in all, we thoroughly enjoyed our stay, truly relaxed, and look forward to a return visit when we are able to schedule it.
Nous recommandons cette maison à tous ceux qui aiment les vacances individuelles dans la nature verte des collines d'Umbria et le charme d'une maison où l'on respire les temps passés mais aussi les influences des cultures du monde entier, où l'on profite du confort moderne en même temps que de la tranquillité, où l'on se détend au milieu d'une nature florissante. Nous avons dû dire au revoir aux 3 huppes qui nous rendaient visite le tôt matin, au chant des cigales et des grenouilles, au carillon des 9 heures du soir. Nous disons au revoir aux aimables italiens de la région pas encore déferlée par des touristes, aux cathédrales imposantes et aux chapelles modestes, aux villes et aux villages perchés sur des collines, aux ruelles qui méandrent dans le paysage offrant toujours des perspectives nouvelles, aux saints et aux artistes célèbres formés par cette région et créant à leur tour ce pays. Nous remercions beaucoup Aurélie Larmoyer et Mathias André qui ont crée un véritable paradis et qui nous ont accompagnés et aidés tout le temps. Nous disons également merci à Gillian et Christina qui s'occupent de la maison et des hôtes sur place pour leur accueil aimable et la pour la propreté de la maison.
If you are looking for a sophisticated house (with cds, books and children books you will love) in a secluded destination (almost no house in site, except for a far away castle), Casale Le Ripe is your holiday home. Umbria provides the rest in terms of food, architectural beauties and excellent wine.
We rented Casale le Ripe as a party of six: my wife and I and four adult children. While there we walked in the country, visited hill towns, went to market day and enjoyed two wonderful meals prepared by friends of our hosts. Some of us visited local wineries returning with delicious wines made from the Sagrantino grape. We ate outside overlooking a beautiful valley. Casale le Ripe is a very special place - lovingly restored by Mathias and Aurelie. It sits on the side of a steep hill protected by the walls of the valley. The light and colors of the countryside are always changing. In the evening we were put to sleep by the sounds of tree frogs, and in the morning we were awoken by the sounds of the many birds which live in the valley. The colors, sounds and scent of spring in this Umbrian ideal are perfect. Casale le Ripe feels like a little oasis tucked in, away from the real world. We had a wonderful vacation and look forward to returning in the future.
Nested in a green valley of Umbria, 'the green heart of Italy', the house constitutes a perfect starting point to tour the region, be it for nature-related sports, or for cultural visits.
The house is surrounded by lots of green paths going up and down, with breath-taking views or within forested areas, starting with the 600 ha wide natural reserve facing the southern terrace.
The property is also the ideal location from where to go for day trips at the discovery of the many cultural beauties of Umbria: medieval cities or villages, or even Rome or Florence, only distant of about 2 hrs of motorway drive.
Amongst cities to visit in the region are:
- Perugia, the regional capital of Umbria, 20 min drive away, is a charming medieval stone town that offers multiple visit opportunities, and hosts great antique or flea markets on some week ends. In July, the 'Umbria jazz festival' is worth the trip!
- Assisi, 30 min away, is an ancient white stone city where you can calmly walk on the footsteps of San Francesco's.
- Todi, 20 min drive away, is a smaller version of the her above cousins and its fortified walls and etruscan treasures give it a certain charm.
- Orvieto, 40 min drive away, is known for its imposing black and white cathedral, nice old pedestrian city center, as well as its white wines.
- Spoleto, at 45 min drive, is another splendid and particular town that hosts a recognized music festival during the summer.
But even closer, you can also discover so many of the lovely ancient villages with suggestive names, such as Poggio Aquilone, Rotecastello, Civitella dei Conti, Ospedaletto, San vito in Monte,... which each have they own traditional Saint fairs, with live music, tables outside and delicious local foods to be shared with all their villagers.
