Additional information about rental rates

  • - Prices may be subject to change at the owner's discretion.
    - Preferred changeover days are Wednesday and Saturday although this is not fixed. Arrival time is after 14:00. Villa must be vacated by 12:00 on day of departure unless prearranged.
    - Cleaning is kept to changeover for privacy, however a mid-stay clean and linen change can be organised for a small local charge.
    - A 25% deposit will be required at the time of booking.
    - Balance to be paid 6 weeks prior to booked date.
    - A £150 security bond is required when you pay your remaining balance and will be held by us and returned to you immediately after your holiday providing we have confirmation no damage has occurred during your stay.
    - Payment currency and methods: At the moment in GBP by personal cheque, or electronic bank transfer. However we hope to add an on-line booking option soon.
    - Prices do not include travel insurance. this should be purchased separately.

Additional information:: The villa is a short journey from the airport to this Central Location, with a choice of beautiful Beaches (within 800m) Kolymbia/Afandou with water sports, a wide range of Shops, Restaurants and Bars in Kolymbia/Afandou, medieval Rhodes Old Town, the water park (just 5km away), Falaraki water park, famous picturesque Lindos town is only a short drive away, an 18 hole 72 par 6210m length golf course very close by (2km/1.3 mile), Butterfly Valley, Ostrich farm, Seven Springs, Atrium Hotel Spa and much more. You will find Afandou Hills to be the perfect family or group holiday location!

How to get there and getting about:: Flights: For UK guests, direct flights during the peak season (~Apr-Oct) are around 3.5 hrs from London and around 4 hrs from Manchester. Flights via Athens are available all year round, which are about the same plus about an additional hour for transfers. Car Hire: Car hire is not essential but highly recommended to make the most of your island stay. We have arranged specially arranged discounts from Margaritas car rental - Ask for our special arranged discounted rates! Taxi: Taxi's are readily available all over the island. Example fair Rhodes town to Lindos 50km (31miles) would be around 38 Euro's (£27) Buses: Rhodes has a good bus service enabling travelling around without the need of a car.

You will be greeted with a welcome pack to include water, fruit juice, milk, tea, coffee, sugar, bread, butter, eggs, preserve, biscuits, ham, cheese, crackers and a bottle of wine. Absolute relaxation, stunning villa, great views!

My partner and I stayed here from 14th October for a week and absolutely loved it. The villa, as previous guests have commented, is stunning. There are 3 lovely bedrooms each with their own balcony and are all decorated in a beautiful modern contemporary style. In fact this is true of the villa throughout. The lounge area has all the mod cons (ipod dock, DVD, Flat screen TV, even a Playstation 2 for the kids) and a kitchen that we'd want to have ourselves at home! There are 3 bathrooms all with very good showers etc unlike some places when you go abroad. Credit to the owners here as a lot of thought has clearly gone into providing visitors with everything they might need for an enjoyable and hassle free stay, including a good dvd collection, books, even a pre-pay mobile phone should you need it. They've even included some local take away menus etc should you wish to fully relax and not leave the villa all day, which we gratefully took advantage of on particularly lazy days!

Outside the villa is a lovely pool and beautiful seating area, nicely shaded from the hot Greek sun. We felt the thought that has clearly been put into this property inside continues outside as well with a lovely circular lawn surrounded by a beautiful array of plants and shrubs. The views from the garden are fantastic and we loved the feeling of being up on the hilltop with our own privacy and the peace and quiet but still only a short distance from the local towns with their many bars and restaurants.

We would absolutely recommend this villa and Rhodes itself. The villa is very well positioned so you're only a short drive to Rhodes Town, Lindos and the airport and there are a couple of lovely towns very nearby too serving great cuisine. The owners were very friendly to deal with and we can't wait to go back next year!

Our second visit

We were a party of 6 and stayed 26/9 - 14/10.This was our second visit to Villa Petalutha and again we enjoyed a wonderful holiday in Rhodes. We were up early each day to watch the sunrise and ended each evening with a wonderful dinner on the terrace. The villa is superbly equipped for cooking and entertaining. We enjoyed listening to music and catching up on old films. There is a good selection of books, films and music already there but each of us brought our own favourites to share. Whilst the nearest beach / town of Kolympia is disappointing it is more than made up for by the nearby beautiful beaches of Tsampika and Vliha (excellent taverna). You do need a car and it is well worth exploring the rest of the coast and the interior. We certainly appreciated the welcome pack and,on our second arrival, were thrilled to see how the planting had matured and that there was attractive and effective sun cover on the terrace. The pool is a joy! We are hoping to arrange a similiar holiday with our friends in 2010.

Stunning villa inside but poor location.

We stayed here in August 2008 and were the second guests to stay in this newly built villa. Inside the villa was absolutely beautiful - great size rooms which were beautifully furnished with everything you could possibly need and lots of nice finishing touches like gorgeous cushions and artwork, as well as fab kitchen which was really well equipped.

However, the outside of the villa was very disappointing. The only great thing was the pool which was beautifully maintained with a lovely view of the sea in the distance. The tiled areas around the pool are small with very little space for sunloungers. There is no shade and the pergola needs attention as the table and chairs are still in full sun, perhaps sailcloth woven through the pergola would help. The villa is extremely overlooked on all sides by its close neighbours so no privacy when in the pool. Two of the neighbours have dogs which bark constantly which is rather annoying!

There is lots of gravelled areas around the sides of the house which created lots of dust and meant we had to hose down the patio every morning. The villa development is called hilltop for a good reason! The access road is downright scary - very steep with drops at the side of the road and suitable for confident drivers only. There is building work going on around the villa which creates dust. The location feels somewhat desolate and a hire car is essential as the supermarket is a drive away.

The communications and directions from Mark were absolutely first class and we would emphasise again that the interior of the villa is 100% perfect. However, its location on the hilltop with very steep, twisty access road, lack of privacy and patio space outside and no shade were all factors which should be mentioned.

To sum up, great communications from friendly owners, stunning interior but location and outside space issues for us personally.

Mark and Katrina have created a fabulous villa with a beautiful interior, but the exterior space lets it down which is a shame.
Owner's Response: 2009 is the first full holiday rental year for Villa Petalutha and a year which is exceeding expectations.

We should take this opportunity to thank all our guests who have all have provided useful feedback, and some who have gone a stage further providing words and photos for us to display on our website testimonial page.

November 2008 saw the start of a series of upgrades and additions to the Villa, the first of which was the introduction of a woven sailcloth through the pergola to provide much needed shade on the terrace where guests can now enjoy the hilltop views in comfort. This was followed by additional but careful soft planting to provide some privacy without taking away the views. The garden now boasts young fragrant Frangipani trees, Jasmine, Orange and Lemon Trees, Hibiscus, Bougainvillea and Oleander.

We are also delighted to announce a recent and great improvement for August 2009 in the completion of the tarmac access road from the bottom of the hill right up and past the Villa. This will make access easier and smoother as well as reducing dust.

We plan to update our website this November with new photographs to show off the additions and improvements. Meanwhile we continue to welcome feedback and suggestions from our guests.

Such a great holiday.... cant wait to go back!

We stayed in Villa Petalutha in July 2008 for 1 week and we absolutely loved it and can’t wait to go back. The villa is stunning, with a fully kitted out kitchen and beautiful pool and gardens. All of the rooms are very generous and Mark and Kat have made sure that the villa contains everything you will need to relax and enjoy yourselves. The views from the villa are lovely and the sunset from the balcony should not be missed! There are many nearby bars and restaurants, and the villa is positioned near many of the islands major attractions. The island has so many things to do, but make sure you set aside to relax by the pool.
