Newly refurbished in 2012, “Wayside” retains all the charm and simplicity of a true 1930’s era beach cottage. Part of the Sutton Place cottage community in Truro’s Beach Point, Wayside is located right on Sutton Place’s private beach on Cape Cod Bay. Relax on the private beach, the cottage’s private deck with water views, or the front porch. The downstairs has a living room, dining room, newly rebuilt kitchen and one bedroom. Upstairs are three more bedrooms and the bathroom. Sutton Place does not allow pets.

The cottage has a full kitchen with basic appliances like a toaster, microwave and coffee maker, as well as all needed cooking utensils, dishes, etc. An outdoor area has a table and chairs for dining al fresco, as well as a charcoal grill. Parking for three cars is available, as well as space to store bicycles, kayaks or beach toys. The cottage does not have a telephone, but has Internet and television service (if you want it).

Some accommodations are needed given that the building dates from the 1930’s. The cottage does not have air-conditioning or central heat; to improve airflow two of the upstairs bedrooms feature seven foot dividers instead of full floor to ceiling walls. We do have several space heaters for cold days. A half-bath is upstairs, and a separate shower room is downstairs. We also have an enclosed outdoor shower with hot water. Guests are asked to bring their own towels and bed sheets, although we can provide linens for an additional fee if needed.

The downstairs bedroom has a queen bed, while the upstairs bedrooms feature a queen bed in one room, a full bed in another, and a twin bed with a pop-up trundle in the third bedroom.

We live in Boston with our two children. Ever since we met, we have summered in Beach Point and I can usually be found down the street at our cottage at Ocean Breeze.

Why Luisa Zauli chose Truro

Since I was a little girl, I’ve been coming to Beach Point, Truro each summer. My parents brought my brothers and me every year and we usually stayed at Wayside cottage in Sutton Place. As an adult, I introduced my own family to Beach Point and my husband and I eventually bought our own cottage nearby.

Sutton Place was always more than just a beachside hotel – it’s a place where the same families would return year after year, building their own memories. It is a very special place, and my family has very special memories of our summers here. In 2011, when a developer purchased Sutton Place to create a cottage community, my husband and I were able to buy Wayside cottage. While I am sad to see the old Sutton Place go, I consider myself very fortunate to be able to preserve Wayside. My husband and I have put a lot of work into refurbishing this historic cottage, while preserving its special charm. I know that it, and the new Sutton Place, will continue to be part of a community of vacationers and I welcome you to this cottage that is so special to me.

All the charm of what Cape Cod should be!

We have been coming to Wayside for over 21 years. Improvements have made but the charm of this house keeps bringing us back. We love just waking out the door to the water with sand on our feet and a nice breeze on our faces. The owners (Luisa and Warren) are terrific and keep making improvements year after year. We hope to be coming here for 21 more years.

We had a lovely week at Luisa's cottage. The location was great and my children loved that it was right on the bay. The house was nice a roomy. We had a wonderful stay. Luisa's was a excellent host.

Perfect Cape Cottage

The House: There's so much more space inside than I thought. Three bedrooms upstairs: one is grand with en suite bathroom, one is quite large, and one is perfectly normal sized, and one beautiful bedroom downstairs. The washer / dryer were new and so helpful for multiple families with kids. The outdoor shower is beautifully made and luxurious. The house really met all our needs. Tastefully decorated, fully stocked, the wireless worked well, etc.

Area: The house is one house back from the beach, but at high tide, the water was only 15 feet away. The geography of the place is a bit wild. You're way out on this narrow stretch of the Cape right before the end: ie. no trees, lots of roaring wind, which I found completely charming. You're on the bay side, so perfect for long walks at low tide, and sea shell gathering and critter finding (lots of hermit crabs, snails, etc.). It was really convenient to Provincetown - could bike ride there - which took some pressure off our family, since small groups could jaunt off easily without too much hassle or fuss.

Luisa was a great host, very responsive and thoughtful. I would recommend Wayside to anyone looking for a real Cape experience.

Owner's Response: We are so glad you enjoyed the house and your stay on the outer Cape. We love the area too, and for the same reasons. For folks reading the review, I want to add that the upstairs bathroom is not actually en suite, but is a shared half-bathroom. A separate indoor shower room is downstairs in addition to the outdoor shower.

Fun and relaxing at the same time!!

This house was perfect for my family and I. A great layout for a family to enjoy. One large bedroom downstairs along with a mid-size living room, kitchen and dining room towards the back of the house. The back door leads to a shared area with beach and ocean just steps away from the house. My cousins who are all under the age of 6 loved the waves and the beach. The outdoor shower was a pleasant surprise and I must say it was just great to take a shower outside to wash off the sand before going back into the house. The upstairs has 3 good sized bedrooms with plenty of space for all. This house was so full ocean breezes it was incredible to just relax anywhere in the house and enjoy the cross breezes. Nice front porch to get out of the sun and say hi to the locals and other vacationers who pass by. The shuttle comes by every hour to pick you up right out in front of the house. Then head into town to enjoy the Provincetown atmosphere, grab a bite to eat, go shopping and of course get some ice cream. We will definitely consider renting this house again. What a great vacation!

Clean, fun place with a beach at your back door

We had a great time at the house. It was so nice to be at Sutton Place again, we missed it last year. The washer and dryer and improvements that you did with the bathroom are very nice. We were surprised at how much was in the kitchen, and appreciated it. Thank you for checking in with us while we were there to make sure everything was ok. The bottle of wine was a nice surprise. We are saving the bottle for one of those cold days this winter when we want to remember our week at the Cape.

Relax on our private bay-side beach with its peaceful view of Provincetown across the harbor, enjoy hiking or biking through the natural dunes of the Cape Cod National Seashore, or take a short drive to the natural and un-crowded ocean-side beaches in Truro and Provincetown. Nearby Highland Golf Links is a true links course and the oldest golf course on Cape Cod.

You can drive, walk, bike or take the convenient Providence Shuttle into nearby Provincetown with its many attractions. A former Portuguese fishing village, Provincetown manages to be both historic and glamorous at the same time. Stretching for three miles along the tip of Cape Cod, Provincetown boasts art galleries, fine dining, clam and lobster shacks, shopping, picturesque walks, and a vibrant night life. You can rent a sailboat or jet ski at Flyer’s, catch a day ferry to Boston, go whale watching or hire a fishing charter, play tennis at the Provincetown Tennis Club, work out in a gym, or hike to the very end of the cape where, as Thoreau said, “a man can stand … and put all of America behind him.” Famous Wellfleet village, with its quaint shops, quiet streets, and picturesque harbor is about a fifteen minute drive.
