This property is an antique cape built in 1845. The main level consists of a living room, dining room, a fully equipped kitchen, sunroom, study and one bedroom and a bath with a shower, lavatory and toilet. The study on this level was once a one room single family home built in 1760. It was moved forward on the property and added to the 1845 cape. It has served as a den, a study and for many years, an antique shop. There is a private courtyard off the study with a table and chairs and Weber Grill.

Climb the authentic Captain's Stair to the second level where you find two small bedrooms, a bath with tub and handheld shower, toilet and lavatory, and a sitting room. The sitting room has a microwave and coffee maker along with a mini fridge. One bedroom is set up with a queen sized bed. The other bedroom has two twin beds.

In addition to all the wonderful restaurants and shops just a short walk away in Dock Square, the best breakfast in town is available next door. There is Thai food, American cuisine, Italian food, clams and lobster, pizza, ice cream, and a pastry shop all within easy reach of the house. Kennebunk Beach is just a mile away and sure to delight any beach lovers in the family. Antique shops, art galleries, a driving range , and a playground can all be visited without ever getting in the car.

Whale watching tours are available in the 'Port'. The Rachel Carson Nature Trail is close by as is the Laudholm Farm Estuary Trail. There are activities for every age group in this wonderful Maine village. Boston is 70 miles South, Portsmouth, NH is 30 miles South and Portland, Maine is only 25 miles North.

AN IDYLLIC HONEYMOON RETREAT

My husband and I were fortunate enough to get a booking at this charming Kennebunkport home for one week during our honeymoon in September. We could not have asked for a more idyllic home base or a more generous pair of hosts.

For starters, when we arrived in Portland we discovered there'd been a hiccup with our car rental. We called our hosts to let them know we'd be arriving late and they generously offered to pick us up despite our protestations that it was out of their way. It was, but they drove us to the Kennebunk port house anyway, and then went a step further by helping us locate a replacement rental car. This is just one example of the generous hospitality they repeatedly showed us.

The house itself was a dream.The historic wing is spacious and elegantly furnished, while the kitchen and master bedroom-bath offer all the comforts and amenities (even luxuries!) two guests could desire. All the amenities described in the listing were provided and more.

We had no problems with heating whatsoever, even though, by September, it was already pretty chilly (as you'd expect!). The house is so large that we happily only inhabited a section of it (the master bedroom, bath, kitchen and sunporch, which is warmed naturally from the sun), and that was plenty spacious for us. We didn't find it necessary to heat all those unused rooms. Despite the fact that we turned off the space heaters whenever we left the house -- doesn't everyone? -- it only took a quick ten minutes to heat all our rooms at the end of the day and we stayed toasty all night long. Our hosts even kindly provided an electric blanket for our bed.

As charming as the antique house on Highway 1 is, you don't go to Maine to stay indoors the whole time. The house served as the perfect home base for exploring Kennebunkport by foot; Dock Square is a short five minute walk down the road, passing a historic provisions store where you can pick up whatever groceries you might possibly need (assuming you're not eating lobster ever meal). The beaches can be accessed by foot or by car, as can the wildlife preserves and the many, I emphasize "many" delicious restaurants, pubs and eateries. We did a lot of eating in Kennebunkport, which necessitated a lot of walking. Thankfully, the house's location encourages it. Great location, too, for taking day trips up the coast and inland to the White Mountains.

We'd heartily recommend this house to anyone wanting a cozy homebase for your Maine vacation.

EXTREMELY DISAPPOINTING

There are pros and cons to renting here. As for the pros, the house is large, includes a washer & dryer, and is in a good location if you are interested in being within walking distance of Kennebunkport Village.

Unfortunately, the cons far outweigh the pros. First of all, the list of amenities needs to be updated. We were renting for a month (9/9 to 10/6) and were supplied with one roll of toilet paper, no alarm clock or hairdryer. Tenants can supply these items, but don’t put them on a list if they are not supplied.

Secondly, what you are NOT told is that if you are renting during chillier months, plan to be confined to the kitchen. There is a gas heater there, which is functional, IF you ask the landlord to start it (and be prepared to be laughed at the first time you say you are cold). It was not offered, and the rest of the house was not heated.

Thirdly, if you are looking for a complete lack of privacy, this is the place for you. When The temp. went down to high 40’s/low 50’s at night and early morning (we have pics of the thermometer to prove it) we bought a little heater. Imagine our surprise when we got an email from the owner threatening to charge us for electricity! And how did she even know that we had the heater, you might ask? When confronted with this very question, she claimed that she had to go through the house to go upstairs to close a window, heard a noise, so investigated. We were not home at the time and never left the heater on when we left. This landlord lives a good 45 mins. away and needed to close a window in OUR temporary home? REALLY!!

I could say more, but suffice it to say that she showed up 4 times within the first 2 weeks, twice unannounced (that we know of). Between having our pets disturbed when we were not home and being constantly on edge, just waiting for her to descend on us, our “lovely retreat” was a nightmare!

Owner's Response: The listed amenities were in the house. The guests only needed to ask if they couldn't find them.

As to the privacy issue, trips were only made to the house to insure the comfort of the guests.

The first visit was to welcome them and show them through the house. The second visit was to light the gas wall furnace when the weather got cooler. The third visit was necessitated by an imminent rain storm with 50 mph winds. Windows and basement ventilation doors had been left open. The guests were not there but were aware that it would be necessary for me to secure the house against the storm. The fourth visit was required to make sure there was adequate heat and to close the storm doors.

When the guests requested a two week extension of their stay, I was prepared to make accommodation for the use of their electric space heater. However, a scheduling conflict precluded the extension of their stay.
