Situated in a beautiful rural location by the famous wine producing hamlet of Bajkini, approximately 300m above sea level, Villa Olivia offers you a private, peaceful and quiet location with a vista of rolling hills to the sea – on a clear day Venice and the Alps can be seen. The ground floor has a large light and airy lounge and similarly proportioned dining room which is adjoined through an arch way to a modern kitchen. Covered terraces run along the length of the rear and include outdoor furniture for dining and relaxing. Just a few paces from the villa is the 10x5m tiled heated pool with Roman steps and a border of lavender bushes, which lightly scent the air. After taking a refreshing swim choose one of 6 loungers on the sun terrace for developing a tan. The garden is grassed, elevated and screened for privacy using trees and bushes. Upstairs there are three double bedrooms all with en-suite bathroom or shower. The master bedroom has its own balcony for totally secluded sunbathing.

About Dr James B Waddell

James and Sharon Waddell are married and have four adult children two cats, three Cavalier King Charles spaniels and a grandson.

Dr James B Waddell purchased this villa in 2005

Why Dr James B Waddell chose Vizinada

The location of the villa is stunning. It is on the south side of the Mirna Valley in an elevated position facing West towards the Adriatic Sea, which can be seen in the distance over rolling hills. The villa was built buy a German developer using local craftsman to a very high standard and was going to be used as their family home, but fortunately they sold it to us. When we visited the plot for the first time one of the builder told us that he thought the location of the villa, which was built in place of a ruined farm house was a special place, we could only agree completely. We looked at many other villas and nothing came close in terms of build quality, location and design.

The interior furnishings of the villa has been specified to provide a hand in glove holiday home experience. From the comfortable beds, the high spec Egyptian cotton sheets and towels imported from the UK, a well equipped kitchen, satellite TV, Wi-Fi so you can FaceTime friends and family at home, and a Bose Sounddock II to plug you iPhone or iPod into play your own music for water aerobics in the pool!

What makes this villa unique

The location was the first thing that attracted us. Rural, surrounded by vineyards and yet not far from grocery stores and the main tourist attractions. The design of the villa is very light and airy with little features such as the little alcoves used traditionally, as a safe place for candles to give light, the arrangement of the interior arches from one room to another framing the open fire place at one end and French doors at another. The slight off-set of the stairs into the lounge suggesting you head straight out to the pool. The stone work is a work of art. Lie in the master bedroom double bed and look at the stone work to the left hand-side – how did that stone mason balance all those small and big stones in such a pleasing yet linear pattern?

As the villa is elevated at around 275m above sea level there is always a slight breeze, which can be lacking in other villas in lower locations. Do not be surprised if all you want to do is just hang around the pool during the day drinking in the scenery and heal your soul from the ardours of modern life. There are great family restaurants just a short drive away and more formal establishment in the main tourist resorts along the coast.

Wonderful villa in beautiful surroundings

  • 5 of 5
Lovely property, very well maintained and everything was as described or better.
Both James and the local rep were immediately helpful when we had a couple of questions, and the area was both gorgeous and also, brilliantly, a lot less busy than we expected.
For a change we spent the school holidays going to restaurants with plenty of room, driving practically empty roads and being able to park within walking distance of world class tourist sites.
Highly recommended.

Beautiful villa, best location in Istria

  • 5 of 5
We truly enjoyed our vacation at Villa Olivia. The Villa is modern, well appointed and fully equipped with all essentials. In particular: we like cooking and Olivia has everything to prepare, serve and enjoy extensive family feasts over the beautiful Istria sunsets. The views and smells are amazing and so is the location: just a step away from Istria's best wineries. It was our third holiday in Istria and the best so far! Thank you, James, for letting us to enjoy this special place.

We truly enjoyed our stay at Olivia. The villa is beautifully appointed, it has all essential amenities and equipment. We like cooking and the kitchen has everything one need to prepare and serve big feasts. The views are amazing, and so are the smell of lavender and rosemary from the garden. Also, the villa is just few steps away from some of the best wineries in Istria and Croatia. Many thanks, James, once again for letting us to enjoy this wonderful place.

Owner's Response: Thanks Marina and friends for your review and being perfect guests.
I am glad you enjoyed the villa and its location. We were very blessed to be able to purchase the villa back in 2007 and I delighted to share it with guests who appreciate the hard work we have put into maintaining high standards of accommodation.
We are planning to make the pool heated for 2014 so if you want to come again earlier or later in the season and still enjoy the pool, the option is there.
Hope to welcome you to Villa Olivia again soon.

Total peace, perfect company, amazing location!

  • 5 of 5
This villa is every bit as fantastic as it looks!!! Located in splendid isolation with amazing views, it is perfect for anyone wanting total peace and quiet.

The villa is very well equipped and all of our party of 5 found the beds exceptionally comfortable. We are very keen cooks and found everything we needed in the kitchen, including plenty of decent sized pans and a reasonable sized freezer. Everything was in perfect working order and very well maintained. The icing on the cake is that you are jsut around the corner from a vineyard, which is useful when the cellar runs dry!

James has been great throughout, always happy to answer our questions promptly and providing lots of useful advice.

We spent a lazy week pottering around the local towns, with the odd walk from the villa as well. Scenery is beautiful and very undeveloped. You're also very close to Slovenia, if you fancy visiting a different country. It was our first visit to Croatia but will not be our last!

Thoroughly recommend this villa to anyone who wants to stay somewhere very comfortable, in a tranquil locaton and is happy to drive a few minutes to get to various facilities.

Owner's Response: Thanks Sue and Alan for the glowing report.
I am glad you liked the beds as we did go for an upgrade on all the mattresses. Sleep is an important part of a holiday and a comfortable bed makes all the difference to recharging and refreshing.
Glad you appreciated the location. We were told by one of the construction workers the first time we viewed the property back in September 2005 when it was being built that it was a special place and indeed it is. A view over rolling hills to the east across the Mirna Valley with the Adriatic Sea, and Venice on a clear day, glistening in the distance.
With five premium vineyards within walking distance of the villa, buying Croatian wine at source is always a delight for guests at Villa Olivia.
Hope to welcome you back to the villa again soon.

Flawless!

  • 5 of 5
This is a really fantastic villa, in a peaceful location. The property is beautifully designed, and very well equipped, with spacious rooms and all mod-cons. The feel of the villa is rustic, but everything is done to an impeccable standard. Some of the masonry details are like works of art in themselves, and the roof is particularly interesting. There is a great feeling of space throughout. Standard of cleanliness was very high, and the villa is clearly well cared for. The owner was very helpful, and couldn't do enough for us.

My favourite feature was the terrace: a wonderful area in which to while away the evenings over a bottle of top quality wine from one of the local producers (the award-winning Franc Arman vineyards are just round the corner, and well worth a visit). Wonderful wine, delicious food, and great company; on a warm evening, with the sun setting over the Adriatic a couple of miles away in the background is hard to beat - especially when there is nothing but vineyards, greenery, and a very nice swimming pool in between!

The location is wonderfully quiet, surrounded by vineyards and agriculture - but by no means far removed from civilisation. The town is a 5 minute drive away, with a well-stocked supermarket and other services; and the larger coastal towns of Porec, Novigrad, and Rovinj are but a short drive away. If you don't fancy driving into one of the larger towns of an evening, there are some wonderful, traditional konobas (restaurants to you and me) very nearby where you will be fed like a king (or queen), for a very reasonable price.

All in all, Istria is well worth a visit, and if you choose this villa for your stay, you will not be disappointed.

Owner's Response: Thanks Joe, I am delighted that you enjoyed your say at Villa Olivia.
Yes, the perfect end to a day of sunbathing by the pool or touring, a bottle of Franc Arman Merlot 2008, large wine glasses and watching the sun go down over the Adriatic.

The Istrian coastline is rocky and there are no sandy beaches but there are many opportunities to sunbath and swim in the clear Adriatic Sea. Good places to swim are: Zelena Laguna, which is south of Porec, about 30 mins by car from the villa, and there is also a water ski cable pull circuit there and modest priced restaurants on the coastal edge. More rural beaches can be found at Dajla north of Novigrad about 25 mins by car.

Other Activities: Fine Wines and Olive Oil, Superb Rustic Restaurants, wonderful hill walking, mountain biking, superb sailing

Golf: In August 2009, the World Class KEMPINSKI GOLF ADRIATIC Championship 18-hole Golf Course was opened. In a spectacular location only a few steps from the Adriatic Sea the facilities boast:

• Driving Range

• Putting and Chipping Area

• Golf Pro Shop

• Club House, Restaurant, Bar with a spectacular view toward Italy, Slovenia and the Austrian alps

• Golf Club

Just over half an hour by car away from Villa Olivia, the course has been built on a peninsular between Novigrad and Umag, where the clear Adriatic sea laps against the rocky coastline bordering the fairways and greens.
