This stunning holiday villa is set in the Istrian hills, offering panoramic views, luxurious furnishings, private swimming pool and, above all, an atmosphere of such tranquility that occupants have no choice but to switch off from city life. The villa has been developed by the award-winning Andreas Dussmann, which means that it displays an exceptional sense of style and attention to detail The property is available for hire on a weekly basis from Saturday to Saturday throughout the year. Among its many luxurious features, it provides Egyptian cotton sheets, sumptuous Italian garden furniture, a fully fitted kitchen, satellite television, and enough bicycles to allow each guest to explore Istria. It sleeps ten, and each of the five bedrooms has easy access to a bathroom, two of which are en suite. We will help you choose the best flights, hire a car, and can even organise shopping on your arrival. We have contacts through Istria who can recommend the best restaurants.

CASA BELLA is a substantial property set in 1,5 acres of its own hillside grounds . The house is based on a ' farmhouse ' design, set out over 3000 sq ft and has 5 large bedrooms ( 2 doubles and 3 twin ) , 4 bathrooms , a 50ft pool , The property is in a tiny hamlet of 3 house and one small commercial building . The house is equiped with sky tv , ipod docking stations , internet access ( take your own laptop and we can provide a mobile data card ), 10 bikes to explore the countryside plus a host of games including badminton , a table tennis table + crocquet se . The house has stunning views across the valley of the river Mirna and the historic towns of Grosjnan (a stunning little artist enclave town perched at the very top of the mountain opposite the villa) and Motovun (a picture book ancient town, 277m above sea level with amazing views for miles over the countryside.

Living Rooms: Two lounges, one in extended kitchen area, the other with satellite TV, dining area, huge sofas, fireplace and huge doors opening out onto the veranda with wonderful views.

Special Interest: This is an area renowned for its cuisine and we car arrange for a celebrity chef to come and cook for you in the villa. There is an annual film festival and a hot air balloon festival. Walkcing and cycling trips can be arranged from the villa.

Travel: Pula airport (in Croatia) is 30 miles from our villas. Ryan Air flies there from Stanstead on Saturdays, Tuesdays and Thursdays from £19.99 each way. Monarch Airways departs Gatwick at 10:15 and arrives at 13:25. The return flight leaves Pula at 14:25, arriving at Gatwick at 15:30.

Golf: There is a 6 hole golf course with practise facilities ten minutes drive away. 18 hole courses are further away.

Other Activities: Table tennis, croquet, SKY TV and bikes provided in villa; close to film festival, exquisite restaurants, air balloon festival and incredible views
