WHO NEEDS A HEADACHE -Be careful renting this home and prevent it from ruining your vacation!
Since 2000, we have rented 9 vacation homes at Folly Beach, Tybee, Fripp, and Topsail, but this was our 1st with Vacation Rental by Owner and the 1st with a PROBLEM after departing!
Be aware that there are flooring problems in this home. During our stay, we noticed buckled flooring in the living room, in front of the laundry room, in the 2nd floor breezeway and in the bunkroom on the 1st level. The giant bump in front of the laundry room has gone unrepaired for over a year, as documented in a property review below June 2012, and the owner admitted to having a problem with a “cracked foundation”. Despite all these existing flooring problems, following our departure, we were accused of damage to the floor, yet the owner never provided any evidence of these accusations! Also, be careful when using the glasstop stove! We used the pots-pans provided in the kitchen by the owner, yet they accused us of damage to the glasstop stove, because some of the cookware THEY PROVIDED is not made for a glasstop stove. What a setup! It has been almost 4 months since our departure 6/8/13, and over 3 months since the last communication from the owner 6/21/13. They just quit communicating & arbitrarily kept our very SUBSTANTIAL damage deposit without any explanation/evidence, but ASSURANCES that they would formally respond shortly! We noticed communications with them was difficult early on and struggled for months to get a counter signed-dated contract back for our records; when it finally came, it was signed but not dated! We took many photos around the house before departing for proof of how we left it, always do this when renting! We even sent the owner a 6/8/13 morning photo of the room/floor in question; refuting the claim of extensive floor damage - no response! Don’t let this happen to you! If you choose to rent this house, you must take precautions to PROTECT yourself! We advise you to DEMAND someone check you in/out of the house, thoroughly inspect it with them, take pics, document problems, & immediately contact the owner with your list of concerns! Be PARANOID, it could save you your damage deposit! The fact that the owner would not allow a credit card deposit, which would allow you to dispute problems, should have sent up a BIG RED FLAG! We regret not showing more concern about this when booking the property. We HIGHLY RECOMMEND others SIMPLY TAKE YOUR BUSINESS ELSEWHERE– who needs a headache while you’re on vacation or even worse when you get back!
Owner's Response: Over the past 2 years we have rented our two homes in North Topsail Beach to approximately 75 unique guests and this is the first incidence of our withholding of a security deposit without the renter’s agreement on damages.
The damages in question caused by this renter cost about $3,000 to repair and we have withheld this renter’s $800 security deposit, which does not cover the damage incurred and we ended up footing the bill. This damage was caused as a result of teenage girls leaving windows open in one of the bedrooms during a tropical storm and water getting underneath the laminate flooring, causing the floor to bubble in several spots in and near the bedroom.
As a courtesy to the renters and because we pride ourselves in being customer-service oriented, we retained the renter’s $800 security deposit and chose not go after them for the remaining extent of the damage caused. We regret that, rather than take responsibility for their children’s actions, the renter found the need to smear our credibility with false statements about our communication and the condition of the home.
