Villa Nishita is a brand new luxury villa with all the modern comforts expected in a high quality holiday home. The villa is located in a quiet residential area yet within walking distance of all the clubs, restaurants and beaches of Ayia Napa. There is a private pool and a landscaped garden with sun loungers and BBQ. The villa has three spacious bedrooms each with private balcony, en-suite bathroom and sea views. There are power showers and shaver points in each bathroom. Inside the villa you will find spacious open plan living area with LCD TV, PS2, satellite and DVD player. Bring your iPod and plug into our MP3 music player. In the kitchen you will find a large fridge freezer, water dispenser, microwave, dishwasher, washing machine, hob and oven. Luxury and comfort are the theme of this villa either it is the fantastic location, fabulous sea views, en-suite bathrooms, LCD satellite TV or power showers. We provide all the linen and towels including beach towels.

Ayia Napa(or Agia Napa), located southeast of the islands coast, is reputable for its tourist resort all over Europe. It is one of Cyprus's most popular beach resorts. Holidays in Ayia Napa really do have the best of both worlds. On the one hand, the resort's a buzzing party paradise, bustling with cutting-edge clubs and trendy bars. On the other hand though, there's a more tranquil side to this once fishing village. Beautiful snow-white beaches, narrow cobbled streets and serene shady squares all show off a different side to Ayia Napa holidays. Take a look at the medieval monastery and stroll around its gorgeous gardens. Flop down onto the silvery sands of Nissi Beach were the waters sparkle like crystal. Additional information about rental rates

  • Deposit: A non returnable deposit of 25% of rent is payable on booking. If a booking is made 8 weeks or less before arrival, the full rent is due at the time of the booking.
    Final Payment: Remaining balance must be made in full 8 weeks prior to arrival date. Non payment by that date will be treated as a cancellation and the owners may re let the property without reference to the applicants who remain liable for the full amount although credit will be given for any rents received as a result of re letting, less the owners expenses. The same will apply to a cancellation within 8 weeks of arrival date.
  • Security deposit: A security deposit of £300 is charged at the time the balance of the rent is paid, to cover damage and breakages which will be refundable within 14 days of the vacation of the property as long as no damage has been incurred. If there has been damage or breakages the amount for repair will be deducted from the security deposit and if the damage be more than the security deposit the tenants will be liable.
  • Method of payment: Payments can be made in GBP, EUR or USD using credit or debit card. You can also pay by cheque or bank transfer in pound sterlings or euros.

Welcome Pack and Cleaning: We provide a complimentary welcome pack consisting of coffee, tea, sugar, milk, butter, bread, eggs, water and juice. We also carry out mid stay cleaning and change for stays of 2 weeks or more.

Linen and Towels: All linen towels including beach towels are provided for guests use. Fair use of air con is also included in the rental fee.

Ski: Limited ski season operates in Trodos mountains during winter.

Golf: The nearest commercial course is The Korineum couse over at Esentepe to the east of Kyrenia. Approx 90kms from Paralimni. A very nice course and not expensive by Cyprus standards. Please note that its is on the north side of the island. There are currently 4 other commercial grass courses in the south. They are Vikla some 130kms from Paralimni, Aphrodite Hills 160kms away and Secret Valley 165 kms from here and Minthis Hills at Tsada approx 210kms up the road. In addition there are browns and astorturf courses on the military bases at Ayios Nikolaos, Dhekelia, Nicosia, Episkopi and Akrotiri. These are not open to the general public however it is possible to go an play at Ayios Nikolaos (Vrysollues) without much of a problem, as the course is not actually on the restricted area of the camp. Its a fairly simple 9 hole,played twice, course with sand browns. You will need flat and heelless footwear to pay and play. In addition there is a commercial driving range at j21 near Paraklissia about 110kms down the motorway. More Info at http://www.cgf.org.cy

The villa was of exceptional standard throughout. From the moment we booked the service was great and we felt looked after. As our travel date got closer we were contacted by both owner and managment company ensuring that all our needs were taken care of. The directions from the airport were spot on (we didn't get lost once).
The fixtures and fittings of the villa were first class throughout both inside and out. The layout of the villa would be great for both adult groups or famillies.
The location was also spot on close enough to town for food and entertainment but far enough away for peace and quiet and a good nights sleep.
Our party consisted of 6 adults and we all had a good time and not a bad word about the villa. If you are thinking of booking this villa do not hessitate book today.
Once again we were all impressed with the service from start to finish from both the owner and the managment company.
Thanks for a great time.

we found the villa very comfortable and well equipped, it was very spacious, although there were 6 people in our party we never felt on top of each other. there is very good views out to sea.
we tried most restaurants recommended and found all the meals were of a very high standard.
we found catering for ourselves and using supermarkets very expensive.
we found the TLC representative very helpful and when we decided to hire a car all it took was a phone call to sophia from TLC and everything was taken care of.
we would recommend villa nishita to anyone who likes to find a little quiet away from the nightlife but close enough if that is what you require.

this is a great villa,about 20 min walk down to nissi beach.the villa is lovely,the street it is on is very quite,and easy to find,we hired a car for our 2 week hol,and it was worth it if you want to get out and about and see things,but we can not fault the villa ,everything you will need is there,also a very nice pool which is kept clean,i would reccommend it and would love to go again,i could not believe how big it was and how much room we had.the holiday was good and we enjoyed ourselves,i wish it was mine.

We found our stay at villa Nishita very pleasant. The villa was absolutely stunning and indeed it is a luxary villa. The owner is very friendly, and was very profesional when it came to booking and answering any queries we had. He had even thought about little things you may need when it comes to staying at the villa, for example having tourches in the villa because one of the roads you may walk down to get to the centre has no street lighting. The villa itself is kitted out with all modern comforts such as flat screen tv dvd and satalite and even provides dvds. Very quiet location and very peaceful considering how close it is to Ayia Napa town centre.
Owner's Response: We are glad to see that our choices in Villa Nishita location, facilities and furniture are appreciated by all the guests. The villa is already a favourite of wedding parties and families; judging by the bookings for this year and next year.
