Large and very comfortable home

We had 9 friends at the house for a long weekend getaway. The bedrooms and bathrooms are fantastic - large and plenty of them. The kitchen really is top notch, with a really impressive oven and range. We used the ping pong table downstairs which was also a lot of fun. The owner is very helpful, fixing some internet trouble we were having and giving us a giftcard for the small inconvenience. There is not much outdoor area out the back, but it was perfectly enough space for our group. I would come back to this house again.

Best Bachelorette Party Ever!

First I want to say thank you so much to the girls, aka the amazing duo for all their hard work! We rented this property for our friends bachelorette party and the house is amazing, better than a hotel! And the kitchen itself is beautiful! They even took our grocery list and stocked the place with exactly what we needed, and decorated/set-up the entire main floor for the party. They made us naughty cookies, had a music playlist, and offered bachelorette/drinking games to go along with our bachelorette theme! They even set up a party bus, bottle service, and dinner reservations for our night out on the town. It was so much fun and care-free! The beds were so comfortable and there was enough room and hot water for ALL 16 GIRLS to get ready. The whole event was a huge success thanks to the girls! We made some great memories at this house and we can't wait to come back and let them set up our next party!!!!

House is great... House Management is NOT

I stayed at this house over the first weekend in August and had a great time. Overall, the house worked out well, but would I do it again, absolutely NOT… buyers beware!

PROs: The house was very clean including the bed linens and towels… a definite plus! The location is a 5 min cab ride to downtown which is awesome.

CONs: Ice machine was broken, the Oven did not work (Mgmt came the next day to fix it), and the furniture on the main level reminded me I was in a Frat house (when you see the black couch in person you'll remember what I said).

House Management: The landlord was very frustrating to work with! After leaving the house I contacted her and said the house was ready to go and all the cleaning instructions were met (very extensive) and she said she would be in contact in a few days. 15 days later I had to contact Alex about returning my large deposit and didn't get a response from her until 3.5 weeks later. It was then I learned that there was some drywall damage and that she would take a fifth of my deposit. The timing sounded very shady, however I asked for a repair estimate to be sent to me. She responded threatening me that she would find the most expensive repairman and that what she had offered was a great deal (so much for being transparent). I finally received my initial deposit (minus the repair) 40 days after the rental period, which was in breach of the contract (no later than 30 days).

Additionally, the week before the rental period I received an "Urgent notice from HomeAway… we have become aware of a security concern with the manager's account," which brings into question the house management's integrity.

If you decide to rent, please make the management use the online payment via home away.com to protect yourself… do not send them a check or you will be sitting with your fingers crossed, like I was, hoping to one day see your deposit returned.

Owner's Response: We have limited characters to respond:

1. Every one of our guests, even this one, agrees that this house is amazing!
2. This is our first negative review in 3 years of leasing.
3. This tenant agrees the house, location & cleanliness is top notch. The tenant used & enjoyed this house thoroughly and was pleasant and happy until the damage was reported.
4. Under counter ice maker was awaiting a custom part & is now fixed. We also have a working ice-maker in fridge & left a bag of ice.
5. Oven is gas & just needed to be re-lit. I responded immediately to his maintenance request. There is also a 2nd electric oven in downstairs kitchenette.
6. The couch was tearing but was only a yr old. There are now 3 brand new couches on main floor.
7. My communication with this tenant did lack my normal prompt professionalism; my mother was sick & had emergency surgery during this time. Extremely apologetic of that unusual performance.
8. We provided date stamped picture proof of damage that showed it was damage caused directly during his stay. The homeowner is a general contractor & is who provided the repair quote. The statement that I threatened him with the highest quote is 100% FALSE. I simply told him that his lowest quote would be the homeowner bc he uses his hourly men & has a relationship with them, but if he insists, I would call in someone else. We charged him $200 to tape, float, drywall & paint 2 full walls: a very fair quote.
9. Contract states that security deposits are returned within 30 days of departure IF no damage to the property occurs. He checked out Aug 3 & on Aug 25 I tried to refund his money even with damage done & tenant refused the check because he didn't want to pay the damage repair cost.
10. HomeAway (HA) sends our tenants security alerts if there is any suspicious activity on their website. This is to protect all guests so that they do not write checks or money orders to any leasing impersonators. We have no control of this but are thankful HA has security protocol.
11. It is disappointing to get our first negative review. We do our best to make sure that everyone is happy, comfortable & that the house is in clean & working order.
12. We hope you will read all the positive reviews & confidently know that we will do everything to make you feel 100% satisfied with your stay at our property.
13. Our property is one of a kind & the best property in Austin to spend together with large groups. Please don’t let this one bad review discourage you.

Excellent house for large group and great location

We stayed at this house for a bachelor party over Labor Day Weekend. The house is three levels with a basement/play area that has a nice ping pong table, a main level with large living room and kitchen, and upstairs with multiple bedrooms and bathrooms. We had a large party of 14 guys, and we easily fit in this house. The house is a convenient location as well with a short cab ride to downtown or to Lake Austin.

The house is very well kept and management was easily available if needed. In addition, management gave us some nice recommendations on food and activities which was greatly appreciated.

I was initially concerned that because we were such a large group,we would make too much noise in this residential area. However, that turned out not to be the case. The house is so big that noise was not much of a concern. In addition, there is only one neighboring house with the end of the court on the other side.

Overall, this is the perfect home if you have a large party and want to be close to the action! The chef's kitchen is a great addition as well if you like to do some cooking at home.

Amazing house for bachelor/bachelorette party

This house is everything it says and more. Very spacious living area and kitchen to relax and hang out. 7 Bedrooms, with pull out beds, and many air mattresses. Plenty of bathrooms and showers for 16 people to get ready for dinner/going out. The basement is great too- Ping pong table with plenty of ping pong balls, paddles. There is also a nice patio area in the back. Cabs were about 10 bucks to downtown, and the HailAcab app in Austin is awesome so definitely get that on your phone. The airport is about a 40 dollar cab ride (30 min or so). This house is the last house on the block so it stays pretty private. Also, there is a convenient store within walking distance- about 1/2 mile away. Would definitely recommend to any large party visiting Austin.
