The villa has three verandas, private swimming pool, BBQ, parking area and gardens, and from the roof terrace, you can enjoy panoramic sea and mountain views whilst topping up your tan. It is designed to high standards with contemporary modern features, in fact everything you would expect to make your holiday dream come true. Just 100 metres to the sea, you can enjoy the sandy beach or stroll for miles along the fantastic coastal board walk. You will love the prestigious and historic location beside the ruins of the ancient city of Amathus. Local tavernas, bars and extensive amenities are all a short distance away, together with the option of the lively night life in the cosmopolitan city of Limassol.

Location: Larnaca International Airport (LCA): Approximate driving time 45 minutes distance 55 kilometres (34 miles).

Taxis are available from the airport and charge around 70 Euro; higher prices apply late evening and early morning. Intercity buses also connect the airport with all major towns and cities in Cyprus.

Buses are reasonably priced and connect most of the main points on the island. Alternatively, many visitors choose to rent a car of hire bicycles to explore the island's attractions. The bus service to and from Limassol runs at regular intervals the bus stop is only a short 3 minute walk from the villa opposite the Atlantica Bay and Elias Beach 5* hotel.

Driving directions: From the airport turn left at the first roundabout in the direction of Limassol. Turn right at the traffic lights and continue straight on. Turn left just before the next roundabout towards Limassol which leads onto the motorway. Exit the motorway at junction 19 then turn right at the end of the road, drive up the hill towards Limassol. From the main road, take the first left, left again, followed by a right, heading towards the Le Meridien Limassol Spa & Resort hotel. Continue on the old (Limassol – Nicosia) road past the 5* Elias Beach and Hawaii Grand Hotels. Amathusia Coastal Heights is approx 400 yards on the right hand and is next door to the Atlantica Bay hotel

Access to Amathusa Coastal Heights: Turn right just after Coralli Villas which is sign posted Amathusa Coastal Heights. Follow road around about 200 meters until you arrive at the security gate house. Enter pin-code to open secure barrier access code will be provided on your booking confirmation. Follow road round to the right after 100 meters turn left - Villa Tristina is the last Villa on the left which is opposite the coastal road 100 meters from the sea front.

2nd time was even better

We had a great time staying at the Villa Tristina last year and so we thought we would try an extended stay this year. We booked for one month as we felt is was just like home from home and were pleasantly surprised to find the owner had made even greater efforts to ensure the comfort of guests. The villa had been redecorated and revamped top to bottom and we felt as though we were staying at a 5* hotel, well done owner! Last year we had some noise coming from the new beach development opposite but this is mostly finished now so again a positive. The location is amazing just as the brochure states "literally yards from the beach" we are now looking to next year.

Lights and shadows

We stayed 7 weeks in June/July.
The real estate development to which the villa belongs (Amathusa Coastal Heights) stretches on a piece of land between the motorway and the high street. In particular Villa Tristina is very close to high street that makes it difficult to sleep with windows open because of the road noise.

Everything advertised is correct but must be considered some untold stories:
1) there is no villa wifi and the general wifi signal is too low to be stable, so we bought 3G connectivity that in Cyprus is very expensive sold with traffic AND time limitation, the first one you reach it stops working
2) the electricity provision is extra and price per kWh the landlord demands is 0,35€ while the market price is 0,25€ (verified in the bills of some local friends of mine)
3) everything in the villa is powered on electricity, stove, oven, ... but especially the production of hot water. This is strange and expensive in a place where solar water heating on the roof is very common practice, if not here where? Actually last year we rented another villa in Pissouri Bay and also thanks to solar technique there was no extra electricity cost, here at the end we paid €440 for 7 weeks
4) the nearby Hotel Atlantica performs pool party/concert every single night until 1.00am at high volume, another reason to make you sleep with windows closed
5) beetles were coming frequently, we had to buy several traps (that worked), and keep some windows closed all the day
6) the fridge lost water almost once a week and the landlord could do nothing to stop it
7) the kettle for boiling water was more crusty than if it were plague-stricken, we had to buy a new one
8) finally, and what annoyed us more, was the visit of a potential buyer accompanied by the landlady: we agreed they could come to show the house while we were out, they came and she messed with our things changing the position of our kids toys and books and our other stuff around the house: telephones, chargers, SIM cards. When I called her to complain she did not even apologize, she told she had to do it to show the house better and nothing of our properties were stolen (fortunately, thank you...)

Not a landlord’s fault but FYI, as for the car, in Cyprus car renters charge the full tank of fuel as extra, and even if you bring back the tank partially or totally full, you don't get any money back.

In conclusion the stay was nice with some drawbacks on which we think the landlords should work on.
Owner's Response: Thank you for your review and are very sorry your stay was not all it could have been.Please allow us to address the issues mentioned as we work very hard to provide the utmost comfort to our guests and pride ourselves on the positive feedback we receive. We do provide a "free-of-charge" aerial booster laptops, unfortunately the booster is not compatible with mobile phones hence your frustration at not having "always on" internet access. Most of our guests on holiday find the free Wi-Fi available all over the island sufficient for holiday needs, of course we understand that for business use the villa Wi-Fi is insufficient and we will be installing fixed Wi-Fi for next year. Electricity is charged at local cost rates and we advise guests on average daily usage charges, we strongly advise ensuring windows doors etc are closed when running air-con. Hotels are monitored to respect 11 pm noise curfew and I will investigate claims to the contrary with the hotel concerned. Insects are a nuisance but a fact of life in Cyprus and whilst we regularly fumigate gardens and clean the villa thoroughly we advice food etc is stored away at all times. The villa is very popular with local agents hence our holiday contract states we may under prior agreement show prospective clients around. I am very sorry you felt this was an intrusion on your privacy but wish to reassure you the only reason for moving items was to safeguard same, and not have them trodden on.

We are on hand to offer advice and assistance and we would point out that not all car renters implement the "full-tanks" policy.

Home from home, comfortable, well equipped......the list could go on.

We have just returned from a stay at the Villa and we had an amazing time. Everything was exactly as described. A great location with just a small walk to the beach and coast path. There were several bars, restaurants and shops within a short walk too so everything you need is nearby. We had a car which I would recommend but if necessary the bus stops are right outside so very accessible.

Everything was very clean and the welcome pack of food got us off to a good start. We are planning another stay later in the year and would recommend anyone else to stay here.

The owners could not have been nicer and very helpful with local info.
Recommended for:  Age 55+, Tourists without a Car, Sightseeing, Families with Teenagers, Families with Young Children, People with Disabilities
