Falcon House is a luxury, contemporary holiday house on Lower Mill Estate in the Cotswolds Water Park. The house has 4 bedrooms and 4 bathrooms (3 ensuite) and sleeps 8 adults. We also have futons for young children and 2 travel cots. We use high quality, white cotton bed linen throughout and offer guests large fluffy white towels. The house is equipped with young families in mind. We have 2 highchairs and 2 travel cots, a Phil & Teds double E3 buggy, bed guards, changing mat, baby bath seats, microwave steriliser, baby backpack, baby monitors, potty, stair gate, plastic cups, food blender. We also have a toy box, children's books, puzzles and movies & a PS2. Rental includes use of the stunning Resident's Spa, with heated indoor pool and heated outdoor pool (seasonal), gym, sauna, steam room and treatment rooms, children's playground and trampoline, tennis court, fishing and boating lakes. Lower Mill Estate is 6 miles from Cirencester and is a great base for exploring the Cotswolds.

Falcon House is a holiday rental property at Lower Mill Estate in the Cotswold Water Park. Situated on the southern edge of the Cotswolds and with good road and transport links, the house is perfect for exploring all the Cotswolds towns (Cirencester, Malmesbusry, Tetbury, Bourton-on-the-Water) and for enjoying a wide range of outdoor activities (horse-riding, golf, fishing, watersports, water skiing, polo,cycling and walking). The Bakers Arms pub is 20 minutes walk away in Somerford Keynes, but the Water Park area also has a large number of excellent pubs within 10 minutes drive. On wet days, Swindon is 20 minutes drive away and has a large shopping centre, cinemas and bowling and there is a large indoor play venture at Magicland in Cirencester 6 miles away. For animal encounters there is The Butts Farm and Cotswold Wildlife Park. Lower Mill Estate has 7 private lakes and 3 bird hides, and Neigh Bridge Country Park and Keynes Country Park are about one mile away

  • Rates include bed linen and towels for up to 8 people, additional bed linen and cot linen can be provided at extra cost.
    Rates also include full use of the Lower Mill Estate Spa and leisure facilities during your stay.
    We also include a welcome pack (a selection of teas and coffees, biscuits, organic milk, sugar, salt, pepper, dishwasher tablets, washing up liquid, tea towels, washing up cloth, toilet rolls, foil and cling film).
  • Arrival time 4.00pm, departure time 10.00am. Minimum stay is 3 nights over weekends but we might consider two night breaks for midweek breaks in low season.
    Preferred changeover days are Friday and Monday but we can be flexible so please e-mail for any other days.
    We have a mailing list for late availability, special offers and cancellations so please contact us if you would like to be added to our list.

Fantastic Falcon!

We wanted to celebrate our Ruby anniversary this May 2009 with our 3 children (30+) at a fantastic venue....we found it.
We each had lake views, a huge house to relax and chill in, and a private estate that attracts people who also respect their surroundings and neighbours.(no noise)
We cycled, played tennis, walked miles, enjoyed 3 pools swimming and had a great time even saw a beaver!
All the family immediately said 'Can we come back next year!' which was the ultimate compliment from 3 high flyers from London!
If you want a very special venue where the welcome is second to none, and unforgetable, book before its too late!

Outstanding property, scenary and Spa!!!!

I stayed at Falcon House for a week in May 2009. Six adults and three kids, and still masses of space. A fantastic family home, beautifully decorated, beautiful position with views over the lake. The spa complex was excellent fro those rainy days!! A really fabulous week with friends. Thoroughly Recommended.
