Looking for that special vacation villa with all the ingredients for the ideal Caribbean holiday, away from it all? Then choose Villa Casona Palms. It is one of Costa Maya's newest secluded luxury properties with its private beach and all rooms facing the sea.

Enter the main house and step into the open great room that has all-round wooden latticed windows. You gaze immediately onto the palm beach and ocean and feel the cool breezes. Then step through double doors out onto an enormous covered terrace where you can dine or simply relax facing the ocean. Or, take a few steps to the covered BBQ area to cook the day’s catch ... and have a siesta in a hammock afterwards!

The villa has been beautifully furnished and decorated, striking a wonderful balance between rustic charm and modern eco-elegance. The master bedroom and guest casita (third bedroom) have king size beds, and there are two full size beds in the second bedroom. Each bedroom has its own balcony overlooking the ocean.

The villa is fully self-contained and services (cleaning, linens, bottled water, electricity, propane gas, internet, use of kayaks, etc.) are included in the rental rate.

The remote property has an exceptionally wide beach front (55 metres, 183 feet), lined with mature coconut -bearing palm trees. It offers great views and seclusion. The sea in front, protected by the coral reef 500 yards offshore, is always calm, affording safe swimming for all ages. You can swim out to the reef and snorkel and, if you are into scuba-diving, there are several dive centres in the nearby village of Mahahual.

Mahahual has a number of restaurants and souvenir shops, particularly busy on cruise-ship days, after which you might want to retire to your bit of tranquil paradise. This is a complete home that can be rented either as a 2-bedroom villa for 4-6 persons (2 on convertible couches), or with an additional double-bedroom casita. Hi Michael,

We have had an incredible holiday here and will be recommending it wholeheartedly to anyone who asks. Your guest book has asked for comments and, while it is easy to nick pick little things for making life a bit easier when you compare to life styles at home or other holidays, the reality is that after 2 days or so you realise that you actually have everything you could really need for such a beautiful location and all you need to do is step back, breathe in the air, look at the view and begin enjoying your time here. So on reflection, what you have here is perfection - please don't change it. Mario [caretaker] is lovely and welcoming, the accommodation, the sea, the house layout and sea breezes fabulous and your help with the car, plus the emailed directions and things to see and do, simply top off what we had hoped to be our first trip to Mexico and holiday as a family of five.

The only shortfall of this place is that the internet photos don't do it justice – perhaps, in this way, we were lucky, as it ensured it was free for when we wanted it especially at short notice.

Our villa is located on a secluded part of the coast, about 35 km. (35-40 minutes drive) north of Mahahual which, in turn, is about a 4 hour drive south of Cancun. For those wanting to get out and about while at the villa - highly recommended - renting a car is best. It is a very simple drive, mainly on the excellent highway 307, through Playa del Carmen, Tulum, Felipe Carillo Puerto and Limones. Because the villa is secluded, we recommend guests to stock up on groceries on the way. The local village has a number of food & beverage shops but, as an alternative, there is an F&B concierge service available. All these are described in the Guest Book that is available at the villa and mailed to you before you leave home.

What is there to do once you are at Casona Palms?

- Relax, sunbathe on our private beach!

- swim, snorkel or kayak in the calm sea;

- eat lobsters (in season) and delicious fish caught daily by fishermen along the coast;

- if you don’t feel like cooking, enjoy one of the many restaurants in Mahahual;

- scuba dive with one of the centers in Mahahual (35-40 minutes away);

- visit the many Mayan ruins in the area, some only 1 hour's drive away.

- explore the Sian Ka'an Biosphere coast up the road.

After retiring, we looked worldwide for a truly idyllic location for a second home where we could get away from the often harsh European winters. It is within easy reach of North America and Europe. We chose this spot for its beauty, seclusion, tranquillity, ideal swimming waters, year-round warm weather and friendly community. We also wanted a plot of beachfront land on which to build our dream vacation house.

BEAUTIFUL,SECLUDED PARADISE!!!

We chose Casona Palms based on the reviews on both TripAdvisor and VRBO and I cannot express enough on how accurate they were. This home is amazing. My husband and I love to travel away from the touristic crowds and Love the off the beaten track. We visited Mahahual before the cruise ships began to go there and fell in love with it. We knew it had changed. Some good some bad. It's great to see locals prosper and new businesses pop up. Definitly more restraunts and bars than before. We got to experience buying a fresh caught snapper from a fisherman on the beach and have him grill it there for us and dig us our cervesas out from their cooler. We so wanted to return. So we found Casona Palms. Cannot say enough! Gorgeous, clean, the beach is amazing,and the water!! It was far enough away to be secluded and quiet , yet an easy 30 minute drive to town. The road had been improved and no longer is a 4wd needed. The home is perfectly equipped, plenty of bottled water, hot showers and the most comfortable beds I've ever slept in. There was even WIFI which seems so strange to be so off the grid and be able to connect home. We had to lay the ground rules on that! Everyone enjoyed the hammock, the kayaks, snorkeling, as well as my morning runs were so peaceful up the quiet sandy road. As for things to do, it's endless!!! We struggled because there is so much to see and do in that region but we wanted to enjoy the house and beautiful beach. We drove to Punta Herrero and wished we had a few days to spend there. We also went to Bacalar , Chachoben and a day in Mahahual. The caretakers Mario and Angelina was very helpful and Mario would rake the beach and hang the hammocks as the sun came up. The house was well kept by Angelina with clean sheets and towels. Mario caught us a large grouper and grilled it for us for an amazing dinner! We were very happy to have been able to meet Michael as he was in Mahahual when we arrived. He's is very kind and helpful and had great tips for our visit. We cannot thank Michael and his wife enough for sharing their beautiful home. We hope to return each year. Only next time we will stay longer. One week is just not enough. ENCHANTING, DREAMY HOUSE ON THE COAST...

Every time we stay here, it seems more beautiful than the last time. There really are no words to describe the feeling of walking in through the front door. The home is strikingly beautiful, and the view of the ocean from the front door is simply breathtaking. The wooden stutters make it feel like a bungalow on a deserted island, and the contrast of the white walls leaves your eye to only see the ocean and palms just beyond the back patio. The beach is a sanctuary, and it's as if no one else exists in the world. We literally spent hours swinging in the hammocks, doing nothing but listening to the sound of the ocean.

Our daydreaming was only broken when we occasionally realized we were hungry. The kitchen was totally well stocked and had lots of pots and pans and cool utensils. There are dozens of books in the house to read on the beach, boggie boards to laze in the water and kayaks to check out the reef. We even grew accustomed to taking an afternoon nap.

Watching the sun rise from bed will never get old. It's as if your body develops an internal clock to wake you up just in time to greet each new day. Occasionally we would take a morning swim before making our coffee. Seeing a group of pelicans fly by, just a few feet overhead, is an exquisite site first thing in the morning.

It is such a beautiful, peaceful place, you can truly unwind and live in the moment.

SUPERB VILLA ON BEAUTIFUL BEACH

Michael (the owner) provided lots of useful info by email before we arrived. The villa was every bit as fantastic as it looks in the website photos and the beach & palm trees are stunning. We had bought provisions in Chetumal en route, so had everything we needed - Mario had turned on the fridge, but it took a full 24 hours to reach its temperature. It was very windy when we arrived (tail end of a tropical storm - Michael warned us about it by email a couple of days before) and Mario and his wife left within minutes of our arrival - and they were gone for almost 2 days. I think his wife was ill (we never saw her). It felt a little scary being all alone with the palm trees bending over in the howling wind! But then the weather improved two days later and it all felt idyllic. Mario did give us a really nice red snapper to cook on the bbq which was nice - he also lit the bbq for us two evenings. The sea was a lovely warm temperature and very shallow indeed - in fact it was not possible to swim properly as you couldn't really wade out past all the weed (it was just too far). The only other annoyance was the large flies (horse flies?) that plagued us whenever we sat outside during the daytime = biting us all over; maybe this is a seasonal thing? But, as I said before, it was almost impossible to stop taking photos as the beach was so picturesque! The standard of the accommodation was also first rate, and very clean and well-maintained. The shutters in the villa allow a cooling breeze to keep the temperature down and no bugs could get in due to mesh on all the windows = excellent design! Kayaks were nice, body boards less useful as (even in the high winds) no waves reach the shore. The drive in was not a problem, although the last few km's have many pot holes. Its the sort of place where you don't want to go anywhere, but we did have an excellent few hours fishing in Mahahual with Nick Denbow, in which my son caught a fish big enough to bbq back at the villa! Our children also persuaded us to go jet-skiing whilst in 'town'!

SUPERB VACATION VILLA AND SETTING

There is really little to add to the many positive reviews. They are all true and accurate. The villa is beautiful, clean and well designed to allow a sea breeze to keep the house cool without airco or even fans. All facilities are well thought out and inspite of the villa being remote there is never a dull moment day or night - there is so much to do and see all the time.

The wild life is unique, from the crab armada at night on the beach in front of the house to spectacular birds singing and nesting in the palms all around the property. Just near the property we saw a black panther cross the road - we were speechless for at least 5 minutes. We saw many snakes on the road, many alive but sadly some were run over. We saw several foxes and many other animals we were not able to identify.

And then there is the wonderful Carribean sea just meters from the house. The water temperature is just perfect and we spent most afternoons just bobbing aound and relaxing. We were able to kayak to the reef and spent many hours snorkeling - there is an almost unimmaginable wonderland below the waves - nature at its absolute best.

Then there is the icing on the cake - fresh coconuts in abundance. The feeling you get from drinking fresh coconut water and eating the coconut flesh for breakfast is unparalelled. In fact this combination is packed with all sorts of nutrients and can keep you energised for most of the day. And all this for free.

The last but important word goes to the caretaker Mario and his wife. They were so helpful in every way and genuinely kind hearted people. And a big thank you to the owner for making it possible to rent his beautiful home.

A PERFECT HOUSE ON A PERFECT BEACH

I don’t usually write reviews but this property deserves to be endorsed. I loved the harmonious design and the open space of this house. It is spacious and comfortable. The ocean view from the bedrooms or from the beach makes you feel like taking a picture every time you turn your head.
The beach is great. You can walk 300 feet before you get water to your waist. You will find all sorts of aquatic life. For snorkeling, there are some coral heads right in front of the property and just a few kilometers south, there is a great snorkeling area where we saw big Spotted Eagle Rays every time we went.
The caretakers, Mario and Angelina, are hard workers and they keep the beach and the property impeccable. Every day at 5:30, Mario quietly rakes the beach and they also rake the whole lot on regular basis. They are helpful but always very discrete and keep a low profile.
We rented that property for a month and we wished we could have stayed longer.

BEST VILLA IN MEXICO!

We booked the Casona Palms for 2 weeks in August/September. What an incredible house! The design of the home is very simple yet elegant and fits into the surroundings perfectly. There is a lovely breeze off the ocean that keeps the home cool. Each morning you wake to the gentle ocean breeze and the rustle of the palms. You really can't get any closer to paradise than this. We loved how quiet the area was - no people for miles! The beach was wonderful and the water so clear! The caretaker and his wife rake the beach each morning so it always looks lovely. It was also nice to have them onsite as you're so remote that knowing they're always available in the event you need them gives you peace of mind.
The drive from Cancun is relatively easy - although took us longer than expected as we traveled with children. We always felt safe as there is militia and police presence in the area. However, you'll find the locals very friendly so we had no need to worry. The roads were a little bumpy due to a hurricane that had recently passed through the area however if you drive slowly and allow ample time to get anywhere, you're fine. Michael had prepped us for this before our trip, which we were grateful for! We were very happy with how communicative Michael was - all the research he has put into the area and provided to the guests for information purposes was VERY valuable!
We would highly recommend this home if you're looking for an upscale home away from the hustle and bustle. You will only find peace and quiet at the villa - a good place to get away from it all, quite literally. I would also recommend you read all the documents provided by Michael - especially the grocery shopping tips. With the roads being in the condition they were, it took us 45 minutes to get to the Pemex station and a little further you'd find yourself in Mahahual - with this, if you required anything from the grocery store, you're looking at a long trek into town! Next time, I think we'll go the route of having groceries delivered to the home.
Overall - one of the best vacations we've ever had! Snorkeling was great, kayaking was wonderful, the home comfortable and the scenery INCREDIBLE! 5 stars overall.
