We are 'in the country' but near everything. Very private - own 5 acres of land on both sides of the road. Flat land. Walk the road in moonlight along the Winhall River. See wildlife and trout. This is Vermont unchanged.
Our Vermont second home is a true refuge from the stress of modern life. Anne and I have spent 15 years renovating and updating this 1865 Vermont farmhouse. The house had been last renovated by a NYC banker beginning around 1968. In 1997, we bought the property from him, which we have furnished, in part, with antiques from our parents. Except for the third floor dormer and the first floor family room addition, the basic structure is as it was originally constructed by Dr. Orris Pier after the conclusion of the Civil War.

Back then, Dr. Pier was a Methodist minister and Rawsonville was a tiny farming and logging community. On the map, you see a one room school house, which functions today as a community center. You see the Skinner general store, which is now the location of the Equipe bicycle and snowboarding shop. And, that's it, apart from the handful of residences depicted on the map. Rawsonville, and our road are almost as thinly populated today as in 1869. Nothing very much has changed on our road in 140 years. The brook still flows behind the house. And, down from our place, the Winhall River still runs alongside our road.
What drew us here was the genuineness of old Vermont on a country road. We own 5 acres on both sides of the road. There is nothing but fields and trees from the back of our house to the banks of the Winhall River 600 ft away. Across the road from the front of the house, our property there is part of 1 sq mile of timberland in the Green Mountain National Forest.
We are 'in the country' but near everything. There is privacy here, but not isolation.
You can walk to Tony's Pizza and eat pizza of NYC quality. You can drive 2 minutes to the Winhall Market and buy gourmet everything. In 10 minutes, you can be parking in the Stratton Mountain Parking Garage to go skiing or have luxury dining at Verde's Restaurant.
Or, just stay at home and prepare your own meals in our modern kitchen with Vermont stone slate countertops and red birch cabinets. We have almost every kind of board game imaginable (chess, checkers, cards and more).
Sit outside to feed our 3+ lb trout; or to just enjoy the muted stirring of the brook and the gushing waterfall. Walk under the stars and moonlight down our road with a glass of wine along the Winhall River. Across the road, you can park extra cars in front of our barn and walk through our gladed forest of tall pine trees. These are the simple pleasures you will long remember.
Of course, you can be 'wired in' to the outside world through our high speed wireless internet and watch movies or play games 24/7 on our new 42' LED TV. The Red Fox tavern, with its Irish atmosphere, is 10 minutes away. Drive the same amount of time to Jamaica for gourmet dining at the Three Mountain Inn or Solo's in South Londonderry. We feel pretty spoiled here.

Sleeping Capacity: 15 persons maximum, broken down as follows:
Third Floor = 5 persons
Bedroom on pond side: In 2011, brand new King-sized bed and full bathroom. In the album, there are photos of this room and the view from this room (Third Floor View).
Bedroom on opposite side: Three built-in bunk niches on the floor and next to the wall. Each sleeping niche has a single bed with new mattress (2011), reading light, blackout curtains for privacy and 2 x 24' wide storage drawers underneath. There is a half bath for this suite. There are two photos of this room.
Second floor = 6 persons
King-sized bedroom with full bath and changing room/laundry on one side of the second floor. Two photos in the album.
Queen-sized bedroom plus a second bedroom with two single beds in tandem. There is a full bath sandwiched between both bedrooms. Three photos.
First Floor = 4 persons.
The family room has two brand new futon sofas (2011), which convert into double beds. There is a full bath on the first floor. Two photos.
Total sleeping capacity = 15 persons
Total baths = 4-1/2
FIRST FLOOR LAYOUT
4th Bedroom. 2 x double beds. These are futons in the 'family room' off of the kitchen. They open up into comfortable double beds. This room has the a more expansive view of pond, brook, waterfall and mountain ridges and a large TV, DVD player and separate Direct TV satellite receiver.
Bath. There is a full bath immediately off of the side entrance and hallway to the kitchen.
It has an 'L' shaped configuration, with slate stone flooring and shower.
Kitchen. The kitchen is state-of-the-art. We totally renovated it in 2001. The kitchen has red birch cabinets, spruce flooring and
an expansive VT slate countertop, which will seat 6 persons on bar stools. The appliances include a separate cook top and wall oven, microwave, garbage disposal and refrigerator. A full complement of good quality housewares is provided.
Dining Room. The dining room (with 19th Century hand-hewn ceiling beams) was also renovated in 2001, with a new wet bar and build-in cabinets. The dining room table can seat more than 8 adults.
The dining room had a glass wall with a new sliding glass door (2012) out to the rear deck with bird feeders strung from the overhang. You will see many birds if you fill the feeders (sunflower seeds gladly supplied).
Living Room. There is a 42' LED TV, DVD player and surround-sound stereo in the living room, which also has exposed 140+ year old hewn ceiling beams.
The TV has its own Direct TV receiver as well. There is a large Vermont Castings wood burning stove with tempered glass front door.
The 'L' shaped sofa will comfortably seat 6 adults.
Study. There is a study off of the center hallway, with a refinished country kitchen desk.
Our DSL wireless internet can be accessed anywhere in the house.
Front Deck + Rear Deck (with gas grill).
Ample firewood in the woodshed.
Extra parking in front of our barn across the road.
