Located close to Beaches, Newport, Parks, Walking Trails, Playground, Sweetberry Farm, Bird Sanctuary, golf, tennis and basketball. Centrally located in Middletown,this 2400 square foot former carriage house boasts a brand new kitchen with an open floor plan connected living room and play area with pool table. Includes 2 full modern baths and 2 bedrooms both with AC and queen size beds, plus one single bed, an additional sleep sofa on a 5 acre parcel of land with a pool located near Second beach, bird sanctuary, walking trails, parks, golf courses, tennis courts, basketball court, wineries, farm stands and close proximity to downtown city life of Newport. Two level living gives you ample room to spread your wings in our sun-filled carriage house. You can relax indoors or out, read books, cook in the newly renovated kitchen, enjoy the outdoors by walking, biking, swimming or bird watching and soak in the sun on this private estate with all the conveniences of modern living. With two bedrooms that sleeps 5 and additional sleeping space for two guests the home has total sleeping capacity for 7 guests. Amenities include pool table, outdoor blue stone patio, redbrick backyard courtyard, gas grill, washer and dryer, cable TV and inground pool on the grounds.
The home contains amenities for cooking inside and out, ice maker in fridge, entertaining, board games, game cube console, VCR, outdoor fire pit, wet bars, coolers, beach chairs, and more.
Come enjoy our wonderful town and cruise easily around to many attractions and downtown Newport - more beaches, nightlife, boating, surfing, historical sites, Fort Adams, Newport Mansions, shopping, Museums, walking and sailing tours, Colonial train rides, Historical Society, music and art festivals and so much more.
Owners can provide other amenities upon request such as golf clubs, bikes, boogie boards, beach toys, children toys, coolers, lobster pot. Please ask us to see if we can meet your needs during your stay we aim to please.
Second Beach and Surfer's End are most popular beach locations for locals and seasoned tourists- catch the waves or swim and frolic in the waves. Third Beach is great for relaxing by the ocean and great for small children. From Fall to Spring there are great attractions in town: open space walking trails, harvest fairs, farmers markets, holiday sales and art fairs, local carnivals and fairs and all are within 15 min drive. Live local music, night clubs and dancing.
The Sweet Berry Farm is in walking distance from our house and is a working farm that sells berries, fruit, and veggies freshly grown and has a market with all the staples plus homemade breakfast, lunch and baked goods, ice cream and candies ...you will crave more. It also sells local art work and is a wonderful place to hang out. There are two local parks in walking distance one with swings, basketball court and other with benches that overlook the ocean view.
Norman Bird Sanctuary is within one mile and has walking trails, bird watching and educational center and summer camps for kids. The Sachuets nature preserve is approximately 2 miles from home. You can fish, hike, run walk, take in the sites of birds and deer. They run educational programs and other seasonal events.
Golfing, apple picking, fishing, kite flying, walking, exploring are all easily accessible from our home - there is something for everyone.
This house is also great spot to hang out and do nothing but relax while you are away from home. There are two leather couches and one sectional couch, hammock, lounge chairs, Adirondack chairs so have your choice of how to relax!!

We are a family of 5 and live in the main house on this wooded parcel. Cris is a local attorney and Eric a local civil engineer. We have 3 school-age children, a Husky named Jewel, a calico named Sophie, a kitten named Sky and 10 chickens. We have lived and worked in Middletown for over 20 years. Our children play soccer, Lacrosse, Baseball, ski and golf and we like the beach and ocean waves. They attend the local schools here in Middletown and like to walk to nearby Sweetberry Farm for ice cream and lunch. We are in process of building an in ground pool and I will post some photos around Memorial Day when it is completed.
Our house is a perfect vacation rental - it has an open floor plan and modern amenities for our guests to relax and enjoy themselves. The layout of the homes on the property gives privacy to our guests while also taking advantage of the full five acres. Additionally, the grounds are completely landscaped with a variety of unique plants and flowers and creates a sense of serenity. The five acres of land includes an in-ground pool we share with guests, grassy open areas and woods that creates a quiet and peaceful surrounding. This wooded lot is unique to Middletown and really makes you feel like you are far away and creates that 'vacation' feeling. There is plenty of grassy area to play bocce, volleyball, frisbee, soccer or the like.
There are boogie boards, umbrellas, chairs, bikes, coolers and towels for you to use on day trips to the beach. When you return an outdoor shower and hottub in the Green house await you as the sun sets you can relax and settle in.
There is a walking path in the woods that serves home to Great Horned Owl, Hawks and variety of other birds. The sun rises over the property shedding a blanket of light that is gorgeous every morning and makes you want to rise and shine! We raise our own chickens and share the egg production with our guests. Also have an organic home garden that you are welcome to pick from. In late spring/early summer the red raspberries bloom in abundance. In the evening the light filtering from the west as the sun sets is tranquil and settles you in every night. The house has windows from floor to ceiling so can have a great view of the evening sunsets.
One of my favorite pasttimes is to walking to the Greenway Trail of the Aquidneck Land Trust in early morning and logging in 5 - 15 miles. There is easy access to quite a few outdoor activities and nature adventures that makes you appreciate this central location.
