Rental fee includes costs of an accidental insurance policy that covers items that are broken or damaged accidentally (for example furniture or dishes break). The security deposit covers issues that the accidental insurance policy would not cover as the damage would be intentional, examples would include writing or painting on walls, urinating on carpet, taking doors of hinges, or excessive cleaning. In addition security deposit would be forfeited if there was evidence of smoking on property, or a pet being at the property.
