Centrally-located on a quiet country road, Brookside Farmhouse is within a 10-20 minute drive of Callicoon, Callicoon Center, Jeffersonville, Livingston Manor, North Branch, Roscoe, Youngsville, and more. Bethel Woods is just 30 minutes away. Skiing, tubing and ice skating are available at the Villa Roma, just 10 minutes away, and Plattekill, Belleayre and Elk Mountain (PA) are all within driving distance.
Featuring three bedrooms (one queen, two full beds), two full bathrooms, two sitting areas, an eat-in kitchen and a separate dining room, this fully updated house will comfortably accommodate a group of up to 6.
The main living room is right off the kitchen, and there is a separate sitting area next to the dining room. There is also a sofa downstairs that converts to a full size bed.
Depending on the weather, you can relax to the sound of the brook from the woods below, watch it snow from the covered front porch, or enjoy the warmth of the sun on the spacious front deck. There is also a spring-fed pond.
Cell phone coverage is excellent at the house - phones from most carriers work. Plus, as of March 2013, Brookside Farmhouse also offers Wi-Fi via a Verizon Jetpack.
Hunters Are Welcome: Hunters are welcome to stay in this comfortable, spacious home. While hunting is not allowed on the property or any of the adjacent land, state land is just a few minutes away. One of the closest parcels is Crystal Lake Wild Forest, 497 acres in the Town of Fremont with a 32 acre man-made lake.
Spend the Holidays Here: Brookside Farmhouse is a great place to spend the holidays. The dining room table will seat up to 8 comfortably and there are other locations in the house where you can sit and eat, as well as two sitting areas to relax after a big meal. One is just off the dining room.
About Our First Review: Brookside Farmhouse first became available as a vacation rental in the fall of 2011. Our first review came from a really lovely couple in Brooklyn that values their privacy. They gave us permission to post some of their comments and we did that as an owner submitted review, but we neglected to credit M&M from Brooklyn. We hope future guests will enjoy their time here just as much, and post their comments too!
We had such a relaxing weekend, we didn't want to leave. Our overall experience of this house was an 8 out of 10, and the description and photos were right on. We would stay at Brookside Farmhouse again and we would recommend it to friends.
Ann was lovely, as was her house. She really cares about her guests and clearly puts thoughts into all their needs. We found the house clean, full of everything we could possibly want and decorated with love. We will return if we find ourselves in the area again.
This is a lovely, well-appointed house on a gorgeous property with absolutely stunning views (pictures don't do it justice!). It's really very well situated - an easy 10-minute drive to Roscoe and Calicoon Center and maybe 20 minutes to Livingstone Manor and 15 minutes to Calicoon (on the Delaware River). If you want to be centrally located in Western Sullivan County, you can't do much better.
It's perfect for a do-nothing weekend in peace and quiet, but also a great base for hiking, antiquing, skiing, etc.
The property is peaceful and just isolated enough to be quiet and private, but it's not too far away from supermarkets and restaurants (not that there a lot of those in this part of the world). The house sits on top of a hill with a beautiful panoramic southern view of forested hills. A lovely pond really makes the whole scene special. It reflects the trees, and at night you can hear a bullfrog. You really couldn't arrange the property better if you tried.
There's plenty of room for outdoor activities (we set up a badminton net), nicely tended flower patches, and also lots of well-placed chairs for just taking in the view. (I can imagine there would be some great sledding in the winter).
In nice weather, there is a spacious, private deck with great views and a big sliding door to the kitchen. There's also a pretty covered porch if you want to stay out of the sun.
Inside, the house is very well maintained, with tasteful furnishings and spotless linens and towels. When we were there, we found that we had brought far too many utensils, as the kitchen has just about anything you could need.
There is a spacious upstairs bedroom with a comfortable queen bed. It shares a good-sized bathroom with a 2nd bedroom. Downstairs, there is another bedroom/full bathroom. Water pressure is great, and the well-water isn't too hard.
The dining room has a huge wooden table and stylish chandelier.
The living area is comfy, with a well-equipped office (printer, fax, reliable internet service, and great phone reception (we had three bars). There's a TV and stereo (with nice selection of movies and music).
The big kitchen is bright, with well-maintained appliances. The mudroom has w/d and extras (bug spray, torches, cleaning supplies, etc).
The owner is extremely accommodating and thoughtful. Honestly it's hard to think of anything we'd change. The only problem is we had to leave on Labor Day! We were beyond satisfied and will definitely be back!
We rented this house last year for a couple of days. We were 2 adults and 2 kids (4 and 8). We had some concerns with the "pets friendly" nature of the house because me and the kids have allergies to dogs and cats, but the house was clean and we had no problem at all during our stay.
The owner is very nice. She gave us many indications and helped us with the wood stove and internet connection.
Upstairs bedrooms are comfortable (we didn't use the one downstairs so I cannot comment). The kitchen is great and the dining room is full of light. The TV is small but it's not something important for us so we didn't care.
We had a wonderful time celebrating Easter in the garden, with Easter eggs hidden everywhere. However, the garden is on a sloping ground so it's not easy to play soccer or other ball sports.
A yellow labrador from the neighborhood used to visit us regularly. He was very friendly with the kids and they loved him, waiting for his visit every day.
The children regularly ask me when we'll go back to the "yellow house" (we have moved to France since our stay, so it is now a bit far way for a weekend getaway, unfortunately).
Had an absolutely wonderful experience renting this house.

If you are looking for a place with lots going on...this probably is not the place for you. But if you are looking for a quiet, relaxing, beautiful place to unwind as we were---you can't go wrong here.
The town of Roscoe is a short drive away (around 10 minutes) where there are a few restaurants and some great fly stores (if you are into fly fishing). Around 15 mins away is Livingston Manor which also has a few restaurants and a great little local/organic food store.
But really, the draw here is just enjoying the property and quiet-- sitting outside on the lovely deck with a cup of coffee in the morning and watching the fire flies and stars at night.
We were sad to leave the house after such a nice stay and can't wait to go back.
We (four adults from NYC) had a great stay at the Brookside Farmhouse over the NYE weekend. The pictures and description of the house are spot on. We cooked great meals, kept a fire burning in the wood burning stove, and truly unplugged from city living. Our dog also joined us for the vacation and he loved every minute of his visit.
The owner was very responsive and informative. The rental process was very smooth and I would strongly recommend staying here if you're looking for a cozy stay in the Catskills. The house has a beautiful view and is great for entertaining.
