This secluded barn is located halfway on its own private 300 acres mountain, with breath-taking views and unmatched privacy. In winter, Belleayre and Plattekill mountain are 10 miles away, Hunter and Windham 25 miles. In Summer, Pine Hill lake/beach, Wawaka lake, and several golf courses are within 15 min away. Pepacton Reservoir offers canoeing, fishing and other water sports. For longer term rentals (2 weeks plus), we offer privileges to a pool and tennis club.

Everything was absolutely perfect! HUGE thank you to you and your family from all of us. The whole family had a blast ringing in the new year and relaxing in the barn! Its a great and very peaceful place! Again, thanks for everything!
We loved this place! There are so many pluses: the surrounding area is beautiful, the location is incredibly peaceful and secluded, and, most of all, the “barn” is absolutely wonderful.
We rented the space for our wedding and couldn’t be happier with our choice. We had about 70 guests for the event, which took place out in front of the building with the beautiful valley stretching out as a backdrop. The dinner was also outside as the sunset behind the mountains to the west… again beautiful. We then moved inside for some music and dancing, which was inviting and super fun. The late September night air was chilly, but the fireplace (and the dancing) kept everyone cozy and comfortable. The night before about half that many people joined us for the “rehearsal dinner,” which was a make-your-own-pizza party (we told everyone it was BYOT – bring your own toppings), which utilized the amazing, wood-burning pizza oven. It couldn’t have been more fun.
We could go on and on with stories about the weekend, but that would just be us reliving our wonderful time. What you want to know for the sake of this review is the basics, so we will lay them out here:
- Everything was clean, well-maintained and so on. We never had any problems with appliances, lack of hot water, working the fireplace (etc.). Phone service is spotty up there at best, so that could conceivably be an issue, but we welcomed the mandatory cellular silence for a couple days.
- All of the interactions we had with the owners, whether via VRBO or directly were concise, honest and timely. They were helpful with suggestions for the area, directions and whatnot.
- The area is stunning. The fact that you’re looking at this posting means you probably already know this, but the nearby towns of Margaretville and Roxbury (among others) look like they’re straight out of a Norman Rockwell painting. There’s great hiking trails, etc.
To sum up: we loved it, our friends/guests are still raving about it, and we have already spoken with several of them about making it a reoccurring weekend getaway.
Property is absolutely gorgeous and our group of 20 was blown away by how spacious and homey the barn was. We do cabin weekends nearly every year and this place is by far our favorite so far. You walk out of the house and you are on a mountain with excellent hiking, there are plenty of rooms and the best part is the wide open living room which enables large groups to all spend time together. We will definitely be going back!
The seven of us enjoyed our high school reunion / get-together at Halloween-time but were a little disappointed not to see any ghosts or goblins. Although sometimes the wind high up in the rafters sounded a little spooky ...
All of us enjoyed and were pretty much amazed by the fascinating architecture. We appreciated the convenience of the appliances and wifi, hiked the trails, visited the local towns, and enjoyed the great scenery and interesting history of the reservoir. We just missed the changing leaves but we got to enjoy a couple inches of snow one morning.
Highlights included the warmth and coziness of the wood stoves, the quiet surroundings, friendly locals, and the welcoming information provided through the owners. We hope to return next year. Highly recommended.
We held our wedding at the barn recently, and it was exactly the right venue for us. We were able to invite friends to stay with us, the gorgeous main space held all our guests comfortably, and we took advantage of the large kitchen to cook most of our wedding meal. We and our guests loved the view and the surroundings - many people said it was one of the more beautiful places they'd ever visited. Rita and Wouter were very helpful while we were deciding to book the space and during our whole planning process. I would definitely recommend the barn for gatherings, events, or just luxurious vacation stays.
We rented this barn for our wedding. Throughout the whole process Rita and her wonderful caretaker Jessica were more than accommodating - allowing us an initial visit to the barn to make sure it was right for our needs as well as follow up visits to show our parents and meet with a caterer. They couldn't have been more helpful, responsive, or kind.
As for the barn- it is absolutely amazing! Its a little off the beaten path, but this is what appealed to us. We had a beautiful ceremony in the cleared small meadow off to the side of the house, dinner reception under a tent in front of the house looking out over the mountains, and dancing inside. It was all perfect. We rented the barn for a full week allowing us ample time to set everything up before the wedding and then clean up at our own pace after (aside from a caterer- we did everything ourselves). Everyone was so impressed with the space and in awe of the surroundings.
We highly recommend renting the barn for your wedding or family reunion!
The site is really peaceful and private. The main room has great views out toward the setting sun - a lovely way to end each day. The Barn itself is wonderfully rustic with all the charm of a barn. The bedrooms are all unique and interesting. Great for families and big groups of friends. A truly wonderful get away spot. Nearby Roxbury is small but charming with Kirkside Park as an added great find.
Other Activities: Hike the 'carriage road trail' (on our property) or other catskill mountain trails. Snow tube or sled down our mountain. Snowshoe or Ski cross-country on the 300 acres private property. Barn is located at 2300ft, Mountain top at 3000ft, County Rd at 1700ft. 0.7mile private driveway from County Rd to Barn.
Golf: Renowed 18 hole golf course, Hanah Mountain Resort & Country Club, is 8 miles away (one of the top 20 golf courses in the North East).
Ski: Uncrowded Belleayre Mountain and Plattekil Ski-resort (Kids ski for free!) are 10 miles/15 minutes away; Hunter Mountain and Windham Mountain are 25 miles/40min away.
