This property is simply without compare in the Chattanooga area. Our guests are always awestruck when they arrive because, having only seen our web listing, the home is much more luxurious and the property much more picturesque than they ever realized. Come and see for yourself!

Located on a 100-acre farm with a commanding 1/2 mile on the banks of the Tennessee River, the Little River Guesthouse is only 10 minutes from downtown Chattanooga (though you'd never know it!)

Step outside your door for gorgeous mountain and river views at the mouth of the Tennessee River Gorge. Enjoy the deer, bald eagles, and other wildlife in this nature lover's paradise (the bird watching is incredible!). Fish the mighty Tennessee River which is literally in your backyard and enjoy the walking trails, volleyball net, horseshoes, swing, and picnic areas.

Inside, the spacious and fully furnished and accessorized kitchen and living area is wide open, especially with the cathedral ceiling. Guest rooms are luxuriously furnished as the feeling inside is much more than a simple guesthouse. Each room is complete with queen or king size bed, desk with chair, flat screen television, and even a private bathroom with whirlpool tub (two of which are handicapped accessible).

In addition, the close proximity to Chattanooga's wonderful attractions ensures that you and your guests will have no shortage of fun. Area Attractions include: Located just a few short miles away you'll find plenty of additional activities on Lookout Mountain, such as Ruby Falls, Rock City, The Incline Railway, and Point Park. Office Retreat - Fantastic

Our office had a retreat here for two nights and it was fantastic. We grilled out, hung out outside and were constantly able to see beautiful Chattanooga. Vio, the owner is quick at all correspondence and his friendly attitude was much appreciated.

Family Reunion

Rented this home as well as the adjacent Fryar's Green guesthouse for a week long family reunion. There were many positives that have been well articulated in other reviews. The wide open space views and privacy are wonderful. Howerver, there are some factors to consider for potential renters:
-The river is not as easily accessible and friendly as we had hoped at this loction. You have to walk through tall grass and around a long ditch. Vehicle access would require driving off road. The river is quite wide with a strong current at this location and large boats passing by. Swimming and canoeing/kayaking is not simple here. We splashed around a bit along the shore once, one of our party had a leech bite, that was enough for us.
-This house does not have a large dining room table for large family meals.
-Power went out twice in the evenings of our stay for several hours when there were thunderstorms. This was an area outage that presumably happens often at that location.
-We were constantly fighting sugar ants infestation. The property manager regularly sent a person to spray the windows and other openings..
-The property manager does not answer the phone immediately when you call about an issue. The issue is resolved within a day.

Again, there are many positives. With more proactive management, this place would be 5 stars easily.

Owner's Response: We were surprised to find this review since we didn't receive any feedback. People usually offer a word in person (which we really appreciate). We are always looking for ways to improve and want to make every effort to reconcile any difficult experience! We also enjoy cultivating relationships with friendly folks!
Fortunately, this review has little relevance to our property.
The river is easily accessible with a half mile of frontage and almost zero current. There is an island inbetween us and the other side, and since the water is too shallow on our side, all the major boats travel on the other side. My family and our guests swim, fish, and canoe all the time with ease!
As for the table comment, I counted seating in just the living/kitchen area, and it’s well over the 17 that we advertise, and that’s just in one room!
Yes, the power did go out but only about two hours each time due to some severe thunderstorms. It very rarely happens.
Not surprisingly, the sugar ants left with our guests. They had cake “decoys” set up to “distract” any ants. Enough said :)
I would also like to assert that our customer service is second to none on Homeaway/VRBO. We have done VRBO vacations before, and we go into it with the understanding that it’s usually just a simple homeowner lending us their home, often without even being present at all. Here, we actually have full-time staff to help us (we live onsite) take care of our multi-function working farm.
These particular guests were phoning and emailing at all hours several times a day. I am not exaggerating in the least to say we received more contact from them in one week than we have received collectively all year. In eleven years of operation, we haven’t experienced anything like it. Even still, we usually responded within the hour (save sleeping hours).
We also had trouble keeping these guests off our walking paths with their vehicles and were left with a sizable bill from our alarm company for reconnecting the panel after our guests had disabled the interior hardware. I will spare any more particulars.
We hope this response helps sort through any misconceptions arising from this misguided review. This place is a serene (yet luxurious) respite from the city if you can appreciate the natural setting. I have personally lived in and traveled to numerous places on five different continents, and I have to say that this is still one of my favorite places!

Beautiful getaway

My wife, 2 kids, and in-laws all went to visit for a week. We loved the setting of the Guest House. We were minutes away from all the main attractions and far away enough from them for an escape feeling at night. We were all impressed with the home and hope to come back someday

Collins Family Holiday

The facility is lovely and everyone was impressed with bedrooms and sleeping arrangements. The facility was clean and well maintained. Any needs we had were quickly attended to. This facility is clearly more for adult functions. We had 6 children between 13 and 3 with us. There were a few things to occupy their time but most of the toys were for outside. We were there in January with cold and blustery weather, so the children were mostly in the house. We held a first birthday party for my sister's grandson and had plenty of room and kitchen area to work with. I would recommend this facility but only to those groups with only adults.

Great family vacation spot!

The home and grounds were beautiful and very well maintained. The staff was very accommodating and made sure we had everything to make our stay just perfect. The guest rooms were spacious and the common areas of the main house fit our family of 19 quite easily.

It's close enough to the city to make sightseeing trips quick and easy, but it's out of the way enough to be serene and the river is a beautiful backdrop. I can see why so many couples choose to be married at the Villa next door!

Our children loved playing on the swing under the tree, running around the outside of the house and visiting the horse on the property. It was one of our best family vacations yet! We can't to return again.

Beautifully isolated but minutes from everything

This huge house sits on lots of property backed up to the Tennessee River. The view in all directions is simply gorgeous, and there are plenty of benches and chairs around the outside of the house to sit and relax. You can spend hours walking the sprawling property and there is a designated trail which follows a small stream. It is a very peaceful place to unwind.

However, you can get to town in just a few minutes. Lookout Mountain with its attractions are very close as well. We would enjoy the calm river in the morning, then chase entertainment into town during the day, but return to the peace of the River Place before sunset.

We used the full kitchen and outside grill to plan large meals. Instead of only eating at restaurants, it was nice to be able to share in preparing and eating a few home-cooked meals. Plus you have a great view of the Tennessee River while you dine!
