Sitting on 58 private acres our home and property offer the comfort and privacy you expect a stay in the Catskills to include. Just completed renovations (Aug '11) assure your stay will be as pleasant as the views. The kitchen is fully stocked and opens onto a deck with glass panel views of the lower pasture and brook. A gas grill sits on a bluestone patio in back. Property is bordered by both the Sprague & Mine brooks allowing private fishing and swimming with a 1/2 mile of frontage covering both sides of the quiet road. The property has hiking trails and a turn of the century bluestone rock quarry. The famous Willowemoc and Beaverkill are minutes down the road offering the best in Northeast trout fly-fishing.

We were looking for a quick, two-day getaway to finish off the summer and make us forget about work & the rest of the world. This house & property couldn't have been more helpful in this regard: the house was well-appointed, comfortable, set back from the little-traveled road, and near no one else. We barely left the 58 acres, exploring the creek across the road and the mining trails. We grilled, we sat around the fire pit, we relaxed. We loved our time there, and even having only been there for two days, returned home feeling as restored as if we'd gotten away for a week. I can only imagine how much better it would have been to have stayed even longer.
Our stay couldn't have been better at this wonderful home less than 2 hours from NYC. The home was more spacious than expected and was on beautiful, scenic property. We really enjoyed the outdoor firepit in the evening (and making smores) and the vast sky full of stars which are not visible in NYC. And to accompany the scenic view are the serene sounds from the creek nearby. The home was cozy and stocked with games and dvds. The furnishings were extremely comfortable and the home is stocked with everything you need. The home is very well maintained. Patti Ann was very helpful in providing detailed information: directions, information about the property, and suggestions of things to do in the area. We booked this last minute and Patti Ann was very responsive. We loved the nearby state park - Mongaup Pond, which had fishing, very cheap kayak/canoe rentals and swimming. We caught 16 fish with one fishing pole and one handmade pole from a stick of wood! Great place! We also enjoyed Livingston Manor Covered Bridge Park which had chickens and other animals and also a 20 minute hike to reach a beautiful waterfall. Also the town of Livingston Manor is very quaint and the people are so friendly. The overall experience exceeded my expectations and we loved staying at this home. I feel so rested after this trip! Oh and there are two precious miniature horses on property nearby.
We really enjoyed the 5.1 sound system, the 40 inch TV, the well-stocked kitchen with superb knives and the glossy wood floors. It was a very pleasurable stay and we would love to stay again
I stayed in the cottage for Columbus Day weekend with a small group of friends (5 ppl total). We purchased tickets to a craft beer festival at Bethel Woods and coming up from NYC knowing that we'd be drinking we opted to stay in the area. After doing a little research I found that this place was 30 mins away and just what we were looking for. Patti answered all of my questions promptly and gave me loads of info on the area as well as info on hikes on her land. The house was clean and neat when we arrived and had all of the things we needed. There was a nice fire pit outside where we enjoyed our nights and we took a good hike up the mountainside during the extra day we had.
This place is much larger than you can tell from the pictures and our group of 5 stayed very comfortably.
Pros: Location,Land,Patti's Help,Peace and Quiet
Cons: Hike on Property is up a mountainside, and I couldn't figure out the other path due to leaves and downed branches.
I give the place 4 Stars and I'm a tough scorer. I would definitely go back to this cottage if I was going to be in the area again.
This lovely house, decorated to a high level, was a great base for a long weekend. Near several cute towns but totally secluded in the woods, we enjoyed sipping coffee on the front porch in the morning and grilling on the back in the evening. We would certainly return!
This was truly a cozy cottage and a wonderful place to spend a day,a week,or a month. The house was exactly as described and was located in a private area which is perfect if your looking for a quiet getaway. The house was very comfortable and had a great deck to enjoy the wonderful country view. The owner Patti was very helpful with all our questions and concerns.
