When you follow the secluded tree-lined driveway and see this charming country home nestled into 60 acres of expansive open views of the surrounding dairy and horse farms and panoramic views of the Catskills and Berkshire Mountains, you’ll know you’ve come to the right place. Smell the fresh mountain air, feel the cool breezes blowing through the trees, listen to the soft chirping of the birds passing overhead, or the occasional crowing of a rooster from one of the many nearby farms.

The house, originally built as a hunting cabin in the 1960’s, has been expanded and modernized for full year round comfort. A fully equipped open kitchen looks to a cathedral ceilinged living-area with French doors that lead out to a private enclosed porch.

Located just a 1/4 mile from the quaint village of Ancramdale, is where you’ll find The Farmer’s Wife’s Market & Catering Co., The Grainery, serving ice cream and yogurt from the local dairy, Ronnybrook Farms, and a post office.

Further Details: If a bigger town with a large supermarket is what you’re after, take a scenic 10-minute drive to Millerton by travelling east on Route 8.

Millerton, bordering on CT, has a movie theatre that offers both Indie and feature films and houses a café and gallery on the second floor. Explore the many antique stores, restaurants, and a great book store called Oblong Books that has a full floor dedicated to children’s books and games. There is a biking and hiking trail that begins at the old RR depot and winds south through 10 miles of lush paved trails to the town of Amenia.

Copake Lake is only a 10 minute drive north up Route 3 where you can motor boat, water ski, fish, or jet ski. If you take Route 22 north and fork east onto Route 344 you’ll be headed toward the Taconic Park and now a great swimming hole, which was once a quarry. This is a great place for families to cool off or soak up the sun. From here Bash Bish Falls is just a short drive or bike ride away.

You can either walk down to an observation area where you can sit on the rocks and enjoy the falls. Or for the more athletic, park at the bottom of the falls and either hike up the path 3/4 mile or climb along the rocks and through the dozens of water pools to where the falls begin.

If you were to continue your drive north on Route 22, and then make a right and head east on Route 23, you will come to the town of Hillsdale. You’ll find continuous antique shops and restaurants along the way. Next, you'll see Catamount Ski Area and a well known 4 star restaurant called The Suisse Hutte. Catamount offers downhill skiing both day and night.

The next stop, and only another few miles further, is the turn-of-the-century New England town of Great Barrington, MA. This town is loaded with boutiques and eateries to satisfy a wide variety of tastes.

Continuing through to the end of town and a little further northeast brings you to yet another great ski resort called Butternut Mt. Butternut offers dozens of beautifully groomed slopes, 2 lodges and a snow tubing park.

Open year round, Taconic Lake and State Park, is just 4 miles west of the house. This park has acres and acres of beaches, ballfields, and picnic areas with outdoor barbeque grills. Lifeguards are on duty all summer long in designated swimming zones. Pedal boats and row boats can be rented by the hour. Or if you prefer, bring your own kayack, canoe or windsurf board.

RELAXING AND RESTFUL

In the 30 years we have been renting cottages in Maine, Catskills, New York, W. VA, this is by far the best house. Beautiful view (the pix do not to it justice), secluded location, yet close to many area attractions & groceries, plenty of space and comfortable and tasteful furnishings. Absolutely the cleanest place we have ever rented. This house has everything provided to guarantee a restful trip away from home. We plan to return in the fall. RELAXING & ROMANTIC

Property is as-advertised, a cute 3 BR house with a nice screened in porch and outdoor porch. We rented for the month of July and enjoyed it. A good place for a couple to spend a weekend, either in summer or winter. We cooked out on the grill (there are two) almost every night. The yard is big and there is a nice view from the porch. The house is relaxing and quiet. The lack of air conditioning in the heat of the summer makes it a little uncomfortable, so if you're coming that time of year you may want to bring some box fans or possibly window units. Overall a great experience.

Owner's Response: Every room has a ceiling fan and that typically keeps the house cool and comfortable all year round. This past July we had a tremendous heat wave with temperatures above 90 degrees. This is very unusual for this area, even during August, which tends to be the hotter month.

GREAT FAMILY TIME

Our stay plan was quite simple: three families with four kids to celebrate New Year's eve, hit some ski slopes, do some hiking if possible, cook some bbq food, have fan. House was chosen due to proximity to NYC (we did Vermont and Lake Placid for New Year's eve in past but longer travel requires longer stay) and proximity to any ski resort (Catamount, Ski Butternut, Windhan, Hunter all within 30-60min drive).
Weather was 100% with us. Before moving in we stopped at Bash Bish Falls (approx 8miles from house, 3/4 mile (one way) groomed trial along river to waterfall if move from parking in NY state :)). Frozen waterfalls as usually look amazing.
we move in and before fireplace started kids were sleighing on the slop by house (approx 100 yrd slope that could be guessed from picture that shows view of Berkshires that opens from porch). Location is very private, driveway starts right off RT 82 and goes uphill - wish my T&C was 4WD, but got it up anyway. Walking across property in the morning deers looked more like routine than coincidence. Catamount ski area was 25 min drive and we enjoyed next two days on slops. Living room area was big and comfy enough to accommodate ten person and "groups by interests".
Fireplace, good b-b-q stake, good company, snow and frost outdoor - what else could be wished for New Year eve?

LOTS OF POSITIVES, BUT...

Starting with the positives: The photos of the property are accurate--if you're looking for luxury/fancy, you'll want to look elsewhere, but the house is well equipped and comfortable. We enjoyed the screened porch and found the kitchen to be well supplied. The house has gorgeous views of the mountains and has a nice private setting at the top of a hill. We appreciated the owner's willingness to accommodate our 3 dogs (though not the 'jokes' she made upon our arrival that 'maybe she should have charged more security,' and she 'hoped my checks weren't going to bounce').

The owner contacted me prior to our stay to tell me the oven wasn't working; I appreciated the heads-up, but explained this wasn't an issue as we didn't expect to do any major cooking while on vacation. She mentioned it apologetically numerous times subsequently, which was unnecessary.

What *was* a problem, though, was that her Internet service wasn't hooked up--and she did not bother to mention this until I'd arrived and paid the week's rent. Since there is little or no mobile phone signal in the area to enable email or Web service, this was a major issue for us, and I continue to be perplexed re why she felt it wasn't worth mentioning this when WiFi was listed as an amenity of the rental.

To add insult to injury, the owner assumed that we would hang around the house for 2 periods during our week-long rental to accommodate her oven repair and the Internet hook-up (the latter not until the last day we were there). My husband explained we didn't want to spend our very limited vacation time facilitating her property repairs, and she left it alone after that.

At our request, the owner did provide a modest compensation (about 3% of the rental cost) for the lack of Internet access, but given that it cost us easily several frustrating hours to accomplish even the most basic email tasks to keep up with work responsibilities, we were not thrilled.

In short: if a listed amenity is important for you, I recommend that you confirm that it will actually be available when you rent the property. If you come during the hotter part of the summer, you'll want to bring extra fans. Lastly, while the property is described as being on 60 acres, only a small part of the land is cleared and there are no hiking/walking paths in the surrounding woods. There is a lot of poison ivy on/around the property, so if you do bring dogs you'll want to keep them on leash.

Owner's Response: I believe this guest's problem was with me and not necessarily my home. While she is correct that I was unable to provide her with Internet service during her entire stay, and it is stated "as available" on the website, I was unable to get it hooked up in time for her visit. She booked only 4 days prior to her arrival and never once asked about the Internet. I was busy with trying to get the oven fixed that I wasn't even aware that the Internet wasn't working. I begged my IP Co. to get there sooner but, had to settle with the next available appt. She texted me incessantly after I left and for the next several days letting me know she wasn't happy about the situation and expected money back for the inconvenience. I told her she should feel free to leave and that I would refund her the rest of her money. Her husband said that they were managing fine without the Internet and were able to get online every time they went out. I asked him if he wanted to be there on Tues afternoon so the oven could be fixed and he said no. My concern was that they might have wanted to cook, as I've found most of my guests enjoy cooking in my home and that it's a big part of why they rent a home over a hotel or motel. The kitchen is fully equipped with just about everything one would need. There is plenty of cleared land, approx 8 acres, most of it in front. While I continue to pull out the poison ivy, I don't use pesticides, and it continues to grow back in my absence, I will try and be more diligent regarding that. I maintain my home and land to the very best of my ability and judging from my past reviews, I think I'm doing a pretty good job. I think this guest would have been happier at a fancy pet friendly Kimpton property with room service. As for the comment regarding her dog...I might have mumbled something after the first of her 3 dogs bounded out of the car, at 90 lbs with a jaw the size of a bear trap but, it just sort of slipped out. It wasn't intended as an insult but more as a joke. She obviously didn't see the humor in it. My mom always said "You can please some of the people all of the time, and all of the people some of the time but, you can't please all of the people all of the time."

SPECTACULAR MOUNTAIN GETAWAY

We absolutely loved staying at this house. It was beautiful, comfortable, and accommodating. The house had everything needed for a relaxing stay and quiet secluded nights. The surrounding area had tons of activities and hikes to explore from the nearby falls to horseback riding just 5 minutes away. Don't expect to see any neighbors on your stay because this is a truly private place with an outstanding view that will make drinking your morning coffee a transcendental experience. Thanks Lorrie for everything. We sincerely hope to be back soon.
