This beautiful executive villa in the prestigious Rolling Hills Estates neighborhood at Formosa Gardens is one of the closest residential communities to the magical Walt Disney World and is only 2 1/2 miles from the front gates. You will not be disappointed!

The over sized plot has a large back yard and features a south facing heated pool and spa, with unrestricted views over the a lake. The house itself has 2500 square feet of living space, which includes 4 bedrooms sleeping a total of 8, two lounge areas, two dining areas, fully equipped kitchen and three bathrooms. Free wi-fi, free long-distance calling in North America, and flat screen TVs in every bedroom add to your enjoyment.

After a busy day at the theme parks, you will long for the quiet comfort of this paradise on Golden Pond. The house is a destination of its own, and you will not want to leave!

Nature on Golden Pond: The pool overlooks our own extensive grass garden area, a rare find in Orlando rentals, which is the perfect place for games and fun and it leads down to the natural lake. For the wildlife enthusiast, various birds can be seen in this area and often come up to the screen to say hello. Enjoy the spectacular view from the heated free form pool and spa, or sit back with a glass of wine and gaze at the glistening lake. Truly magical!

Your Own Oasis: The ultimate in luxury living, the master suite is a retreat in itself. Escape to this massive room and watch TV on the 40' flat screen or sink into the over-sized chair and read a book by the two large windows that overlook the lake. Californian king leather bed and ample upscale furnishings enhance your experience. Past the enormous walk-in closet, the master bathroom provides a shower big enough for the whole family, bath, his and hers basins and a separate water closet.

About the Owners: We are a family of four with two kids aged 10 and 8 years old. We stayed at a vacation rental in Kissimmee with another family of four in July 2011 for the first time and loved this area so much we bought our own property the same week we were there! We are a family of four living in Winnipeg, Manitoba, Canada. My wife, Suzanne, and I got married on the beach in Captiva Island, Florida in 2000 and have been to Florida many times since. We consider it our second home and we hope you will as well when you stay at our property.

We rented our first vacation home in July 2011 with another family of four in the Formosa Gardens area and loved the experience so much we found and bought this property the same week!

What makes this villa unique

We immediately fell in love with this house the moment we set stepped through the front door. The dramatic and spacious entry and living room, the beautiful decor, and the wonderful layout will make you fall in love as well. We have since replaced the carpet with hardwood floors, re-painted the front area, added a games room, and bought new flat-screen TVs for every bedroom. Our goal is to make this villa a premium vacation destination.

Rolling Hills is a prestigious and peaceful residential area just off the ’Golden Corridor’ on Highway 192 and is within walking distance of Formosa Gardens Village, which offers a complete array of retail stores, supermarkets and restaurants, as well as a walk-in clinic and tourist information center.

Within one mile are numerous mini golf courses and souvenir shops. Shop for groceries at Super Target or Publix or dine out at any one of the many restaurants nearby such as Outback Steakhouse, Longhorns, TGIF, Red Lobster, Buffalo Wild Wings, Cracker Barrel and numerous buffet restaurants.

There are 2 lakes and the open conservation area beyond is a home for many birds and other wildlife.

Within an hour’s drive are the East and West coasts of Florida offering the spectacular sights and sounds of Cape Kennedy, Daytona Beach and Tampa.

Very spacious, quiet, clean home. Everything was there that we needed. Would recommend a crock pot, soft coolers and more tupperware for taking food to the parks. Overall, had a great experience. Would book again! :) Thanks Again!!

We have arrived and are having a great time! Your house is beautiful glad all worked out. The pool is great and warm and we've had some bird visitors which has been a real hit with the kids. Possibly more of a hit than Disney!
