This recently decorated spacious 4 bedroom Italian Villa has panoramic views of mountains and valleys surrounding. The villa is situated on a large private plot of 4500 m² surrounded by apple, pear, plums, figs and cherry trees. Inside the villa you will find an attractive lounge with satellite TV with British channels, fully fitted kitchen / dining room, 2 bathrooms, 4 bedrooms sleeping between 8-10 people (2 double, 2 twin rooms), linen and towels provided, gas fired central heating throughout, accommodation is comfortable and homely, basement level tavern with open fire place, kitchen and laundry room and villa size is approximately 360 m². Outside the villa you will find a private pool for guest use only STPP for 2009, large spacious gardens offering sun and shaded areas, shutter type windows, entrance with sweeping driveway entered by electric gates and private parking.

Our Villa in Tuscany offers much to the holidaymaker. The location offers a relaxing holiday for people of all ages. Within easy reach there are many unspoilt beaches, historical towns and traditional Italian villages, which make up this delightful part of Lunigiana Tuscany. The local food is excellent and there are a number of fiestas during the year. There is a local Market open every Wednesday and Saturday, which is only a couple of kilometres from The Villa. Many believe Lunigiana to be Tuscany’s best-kept secret, a land lost in time where village life still revolves around the seasons. Lunigiana is the most northern region of Tuscany dominated by the Apuan Alps. Blessed with beautiful sandy beaches, Rocky Mountains and breathtaking pastural scenery, Lunigiana is a region likened by many to heaven on earth. Where else can you find picturesque mountains, sun and sea all in the one region?

Additional information about rental rates

  • Included in the price is the consumption of gas/electric, water, change of linen/towels and cleaning. Cleaning is carried out once a week. Cook available on request but not included in price (see our website for further details). Full central heating is available for out of main season times, and is metered and charged according to consumption. A correct usage will cost around £40 per day. Any bookings from 1 October – 1 May will incur the £40 per day charge.
  • A deposit of £500 is required to reserve accommodation within 10 working days of the email confirmation from us. If we have not received cleared funds within this time frame, then we reserve the right to accept alternative bookings.

    The balance must be paid in full 8 weeks prior to arrival date. If the balance is not received on the due date, we reserve the right to accept alternative bookings.

    For any last minute reservations, within 10 weeks of arrival, full payment is required within 10 working days.

    If you cancel before the full payment date (8 weeks prior to arrival date) then 50% of the deposit is refunded.

    If you cancel after the payment date, no refund will be issued.
  • Please note an extra £300 damage waiver deposit is to be paid with the final balance 8 weeks prior to arrival at the villa. Once the villa has been inspected and subject to no damage, this deposit will be fully refunded to you within 10 working days of your departure.

Skiing: The local skiing resort is Zeri, which is approximately a 25 minute drive. This offers great skiing and snowboarding for all the family.

Swimming: There is an excellent open air Olympic size swimming pool in Villafranca with high diving board, water fountains, children's pools and a large lawned picnic area, naturally shaded by chestnut trees and equipped with BBQ's. This facility is 10 minutes drive from the house and was completely refurbished during 2003. As the pool is open air, it is only open during the summer months.
