Fully renovated, newly decorated, newly furnished and newly equipped. Our objective is to provide you with superior accommodation for your vacation at a reasonable price. We make sure our villa is kept in tip-top shape and fully equipped for your enjoyment. We know that details are important and have gone to great lengths to provide everything to make your vacation a memorable one.

You are probably considering our villa because of its fantastic (close to Disney) location and we have decorated with this in mind. We are sure you will enjoy our Disney theme combined with more adult decorations and touches of whimsy.

For your sleeping comfort our beds have 11” memory foam mattresses. Kitchen appliances include a large refrigerator with in-door ice and filtered water dispenser. Electronics include a 3D TV in the living room & a wall mounted flat screen TV in every bedroom. Cable TV, high speed internet with Wi-Fi access, unlimited free long distance telephone calls to USA and Canada are also provided for your enjoyment and convenience.

Our games room is equipped with air hockey and foosball tables while the wall mounted 47' LED TV with XBOX 360/Kinect is sure to provide enjoyment for all ages..

Your private patio & pool have both South and East exposure, overlook a beautiful conservation area and are protected by a screen enclosure. The pool is newly resurfaced and you will enjoy the comfortable cushions on the patio & pool furniture.

A propane gas grill is provided for the convenience of guests who like to B.B.Q while on vacation.

Inside, the living area is open plan. The kitchen is fully equipped with new appliances, crockery and flatware, the dining area includes a marble table with six chairs and the living area provides a comfortable sofa, 2 love seats, 47” LED 3D TV with 3D/Blu-ray player.

There are 4 bedrooms all with wall mounted flat screen TVs & ceiling fans. Each of the two master bedrooms has a bathroom en-suite, a king size bed and memory foam mattress. The third bedroom has a queen size bed with memory foam mattress and the fourth bedroom is furnished and decorated for the youngsters. The two captain beds and Disney decorations are sure to delight the little ones.

For our youngest guests we provide strollers, a pack & play crib, high chair and a bed security rail.

Our villa is situated on a quiet cul-de-sac in Rolling Hills Estates at Formosa Gardens. Rolling Hills is a well maintained community of approximately 190 homes and is in an ideal location. Close to all Disney attractions, golf courses (next door to Mystic Dunes), restaurants & supermarket (1.5 miles to Formosa Gardens center) and major highways (I4, I429)

We often use the villa ourselves and we take good care of it to make sure everything is well maintained. We employ a local manager to look after the property during our absences but we manage our own bookings and guests really are renting from the owner.

If you are looking for great value, a super well equipped villa, fully renovated, in a prime, Disney / Golf / Shopping location that will accommodate, up to 8 guests, stop looking, you just found it !!

Home sweet home! Voilà ce qui décrit notre expérience lors de notre semaine passée dans cette superbe demeure. Dès notre entrée nous avons été charmé par la bonne odeur de propreté, par l'espace, les commodités,,, et jour après jour nous étions vraiment contents de rentrer "chez nous!" après la visite des parcs et soit-dit en passant cette propriété est située à proximité de bons restaurants et de toutes les attractions de cette région: c'est formidable! Les enfants étaient ravis de profiter de la piscine et de la super salle de jeu si bien équipée et pour nous après une grosse journée à Walt Disney quoi de mieux que de se relaxer avec un bon drink sur le bord de notre piscine privée! Et plus tard quand il nous restait de l'énergie nous pouvions regarder un bon film les enfants sur leur télé et nous sur la nôtre. Maison bien climatisée, très bien équipée, lits très confortables...

C'était notre première visite et nous avons fait les quatre parcs de Walt Disney, visite de old town Kissimmee et down town disney et deux jours à la plage de Cocoa Beach où les enfants ont été initié au surf! Wow! Nous parlons déjà de la prochaine fois où nous irons voir universals studios, seaworld, discovery cove, bush gardens, les plages de la côte ouest...Ouf quelle aventure! Une expérience à ne pas manquer!

Perfect!!!

We really wanted this vacation to be extra special because this was our first family vacation with our grown children, their spouses, and our grandson.

Communicating with Diane and Bob ahead of time gave me the confidence I needed to relax knowing that everything would be perfect when we got to Florida.

Everything was exceptional from the moment we walked in. The rooms were spotless and in order, and the home was bright and inviting.

It was a very short drive to Disney, which allowed us to take pool breaks and naps in the afternoon, and then go back at night for fireworks.

We enjoyed the warm pool and the comfortable patio furniture, as well as all the extra touches we weren't really expecting. Such as, pool toys, alarm systems, top notch appliances, games, puzzles, and dvds, espeically for our 2 year old grandson.
We also enjoyed the xbox games and air hockey table, and the free long distance and local phone calls.

I would highly recommend their home as a vacation spot, and would love to return sometime in the future.

They are very sweet, kind, and concerned owners; this made our stay even more perfect. Thank you so much!

The house is beautifully decorated and is located close to the Disney Parks, numerous restaurants, and near other entertainment options. You can't go wrong staying at Diane's Disney Villa. The owners called several times to make sure everything was to our liking. Truly a FABULOUS place for you and your family to stay in the Disney/Orlando area.

The place was wonderful-it looked exactly like the pictures. The house was very clean and had everything we needed. I did have to contact the owner about the AC and they were very prompt getting back to me. We loved the game room. My kids loved the pool-so glad it was heated the weather was a little chilly. I would definitely stay here again thank you for sharing your home with us. We also liked the GPS and the restaurant list Manny’s was great. The house is very close to the parks.

Fantastic house - a great find!

We returned yesterday after a week at Diane and Bob's house in Rolling Hills. In a word, the house was "perfect." We have stayed at Windsor Hills and Encantada Resorts in the past, and this house was better than both!

The house was spotless and very nicely decorated with lots of Disney touches everywhere. Hardwoods and tile floors rather than carpeting made us less worried about spills (we did not spill anything, though). The appliances are much nicer than usually found in a rental and the memory foam mattresses were very comfortable, especially after long days and lots of walking.

From the full-sized pool to the air-hockey, foosball, and XBox 360, the house was perfect for our 3 kids. They watched a couple 3D movies also, which was a nice bonus for our days off from the parks.

The location is perfect. It is almost as close to Disney as Windsor Hills but closer to our favorite restaurants (Giordano's) and grocery shopping on 192. We were easily able to come back for afternoon naps.

I have nothing negative to say about Diane and Bob's house. Bob called a couple times to make sure everything was going well. I definitely recommend it, and we are already talking about next year's trip.
