FALL AND WINTER BENEFITS!
PRIVATE FISHING - September thru November is awesome. Green drakes, hoppers and all kinds of mayflies. Always hatches of PMD's and Blue Wing Olives on the Frying Pan River which is only 3 miles away. There is always good fishing year round. A private tributary of the Roaring Fork runs in front of the house and the river is about 100 yards away. The tributary averages 40 feet in width with 9 separate pools. Hundreds of catch and release trout. We are across from a nature conservancy with a path leading across the island in front of the house to the Roaring Fork River. We have an exclusive fishing easement which opens up over A MILE of fishing in both directions with no access allowed from the conservancy side of the river.
BIKING - We are in the middle of the Roaring Fork Valley and just 1/2 mile from the 45 mile long bike path from Glenwood Springs to Aspen. There is easy access to all levels of biking from our homes. The Missouri Heights are close by for the more adventuresome and the Frying Pan River road outside of Basalt is one of the most scenic rides in the country.
GOLF - Four public courses within 10-30 minute drive; River Valley Ranch Golf Course, Iron Bridge, Aspen Municipal and Lakota.
CROWN MOUNTAIN PARK - Just up Valley Road a quarter of mile with walking, biking, tennis, basketball, baseball, soccer, volleyball, horseshoes, and a dog park. Beautiful views and a lovely walk to the river.
ASPEN/BASALT/CARBONDALE - Music and art festivals, shopping and dining, museums and lots of local culture. Golf, hiking, biking, fishing, birding, horseback riding,site seeing--there's lots to do.
WILLITS SHOPPING - Just 1 mile up valley enjoy WHOLE FOODS, Starbucks, 9 upscale restaurants, movie theaters, specialty food stores and bakery, grocery, apparel, kitchen and other shops. Carry out food is available, too.
WINTER BENEFITS! We only get about 25% of the snow that is received in Aspen which means you almost never have to worry about getting out of your driveway to go skiing. Our south facing home overlooks a deer and elk migration corridor. This means that you will watch the animals cross the river and feed on our south facing river banks almost on a daily basis. We live close to Highway 82 which is the four lane road leading to the ski slopes. This road is usually the first cleared and ready for full operation by 8 am in the morning. In addition, we also offer heated sidewalk and garage aprons for easy access for your guests and car. The fishing is also excellent in the winter. One of the deepest holes on the Roaring Fork is located in front of the property. Go deep with small nymphs and a big brown will be the reward. It is easy to cross and wade both sides as the water is low and slower.
Aspen/Snowmass/Buttermilk/Highlands ski areas are an easy 25 minute drive up valley. Sunlight ski resort is 20 minutes down valley and Beaver Creek and Vail just an hour away. The climate is warmer and sleeping is more comfortable at the lower elevation (6500 ft).

The guest house is expensively decorated and yet has an ease of living to it. The sound of the river and changing lights through the Aspen trees create an atmosphere that cannot be purchased.
It fronts 1,200 feet at the confluence of the Roaring Fork River.
The 1100 square foot guesthouse provides privacy and has its own garage, upstairs bedroom, kitchen, bath and TV. Downstairs there is another TV, pool table, half bath and pull out queen sofa bed. An outside deck has incredible views!.

When I saw the views from this property I was compelled to buy it. It is in a spectacular location and I can enjoy all my activities.
