6, assuming 2 people per bed. There is a standard bedroom with a queen bed, a loft bedroom with a queen bed, and a pullout couch with a queen mattress. It also includes 2 full

bathrooms, a kitchen/dining area/living room, a lounge/desk area, and a balcony garden. The private street entrance and one car garage gives you the freedom to come and go as

you please with hassle-free and safe parking.

Neighborhood and Transportation:

Located in the trendy Mission district, you will get to live where SF locals want to live and love to visit. In addition to the excellent restaurants and specialty cafes located

around the house, you are a short walk to major streets of restaurants, shopping, and nightlife - Valencia St, Mission St, and 24th St. Plus, you are near the popular Castro and

SOMA neighborhoods. Besides driving and walking, there are several major public transport options nearby including the BART (like a subway), buses and the unique F-line (with

it's vintage streetcars that carry passengers along Market Street and The Embarcadero). These will take you to the Financial District, Moscone Center, Ferry Building, Chinatown,

Fisherman's Wharf, Haight-Ashbury and other areas.

If you want to eat some meals at home, you are a short walk from Safeway (national supermarket), Trader Joes (popular West Coast chain), and Rainbow Grocery (local organic-

focused market), as well as the Latino markets along Mission St. If you want some exercise with all the fine dining, there's a rock wall climbing gym super close and 24 hour

fitness is nearby.

Configuration of the The Mission Townhouse:

1. First (Ground) Floor - Enter right from the sidewalk, private garage, clothes washer/dryer.

2. Second Floor - Redwood Bedroom with a Keetsa Tea Leaf Dream mattress (their most plush and body-relaxing mattress with memory foam and iCoil combined for ultimate comfort), a

large bay window seat, closet and adjacent full bathroom (toilet, sink, shower/tub).

3. Third Floor - Living room area with a couch that can be a queen pullout bed, television, bay window reading chair, dining area that seats 6, and kitchen. The kitchen includes

an oven, 4 burner stove, microwave, coffee maker, blender, toaster oven, dishwasher machine and full-sized refrigerator.

4. Fourth Floor - Garden balcony with a table and up to 4 seats, desk and chair, four lounge chairs, full bathroom and closet. There are several skylights that give this level a

gentle, sunlit warmth.

5. Loft Bedroom - Queen bed with bedside lights, glass shelves of picture books and a privacy wall that has wooden lanterns. Please note, it is only accessible via a ladder,

however the ladder is fixed to the ground and wall.

The Interior Decor:

If you find ladders, stairs, wood and nooks fun then you are going to love the Mission Townhouse. It was loosely inspired by the Swiss Family Robinson multi-level treehouse

concept. We chose a tile for the entrance-way that looks like golden/brown rock, symbolizing the layers of rock in the earth. The stairs and 2nd floor are a dark brown carpet,

symbolizing the fertile soil above the rock that holds the tree's roots. From the living room/dining/kitchen level upwards, the floors are wooden, symbolizing the tree climbing

up to the clouds.

The whole house has been thematically decorated with furniture from the mid-century modern era and special pieces designed from wood reclaimed from Bay Area buildings. The

artwork, hand towels, and bedding have images of birds, butterflies, and plants. The Redwood Bedroom has a beautiful custom-made headboard and shelves that were crafted from

recovered support beams from a house built over 100 years ago. In the loft bed, you will find a ladder recovered from an old warehouse as well as some rare eucalyptus beams used

in the creation of the custom bed. All together, the home has become a playful expression of tree forts built as kids that we hope will inspire the playful nature in you.

Wired for Work... and for Play....

The Mission Townhouse comes wired with Xfinity triple-play. Wireless Internet, 2 full HD (1080p) cable TV's and telephones with free local and US long distance. Sony Playstation

(PS3 with a selection of video games) and DVD players are included. For additional entertainment we have provided our guests with streaming Netflix capability.

We live in San Francisco and offer whole homes to guests that we own and in addition, we help some dear friends and family by providing guest services for homes that they own. Why Loft and Garden Inc. chose Mission Dolores

When the Mission Townhouse was purchased over 10 years ago, there were signs that the neighborhood would go through a major transformation, which it has. For example, a building nearby that used to be an industrial dry cleaner is now a high end handmade ceramics manufacturer with a top tier coffee roaster in the entrance. Having been home to a major Latino population, the Mission still retains many excellent and inexpensive taco and pupusa restaurants. However, it now also has phenomenal culinary creations that vary greatly in their nationality and style. The artistic and creative population that moved into the Mission, in addition to the Latino population, has resulted in an incredible number of murals and public art displays around the house. The neighborhood is so diverse and vibrant it's addictive.

Much like the neighborhood, the house had an excellent mixture of historic touches (like the bay windows) and modern elements (like the metal railing). It was the perfect canvas of our mix of historic mid-century furniture and the creation of new furniture with reclaimed wood. It inspires a sense of ongoing exploration and development.

Absolutely Amazing

The Treehouse is absolutely amazing and we would have loved to stay at least a week. Unfortunately we were there only for two nights.

The flat is super clean and beautifully furnished. The area (Mission district) is great and thank you very much Sara for telling us, otherwise we would have missed all those gorgeous little shops and super yummy coffee places. The ice-cream place you told us about was incredible - thank you :).

Getting into downtown is very easy, we took the bus which is just a few minutes walk away. Checking out late, at 4pm, was no problem for Sara and we were really grateful as our flight was leaving in the evening.

Only thing to be aware of - the bed on the uppermost floor is up a tiny steep ladder. For us no problem but some people might not feel comfortable climbing up - it's the most beautiful sleeping space though, we loved it :).

Highly recommended and we hope to be back sometime soon.

You will be delighted with the Mission Treehouse

There are not enough words to capture the loveliness of A'lan and Sara's treehouse. Every detail has been thought of, every object selected with care. The treehouse itself is such a unique stay with its multi-floor setup, lofted bed with skylights, sunny little terrace adorned with plants, and so on. It was a wonderful haven to return to at the end of the day and it was so relaxing to stay in a real home! Not to mention the great location - within walking distance to a multitude of restaurants in the Mission.

A'lan and Sara are the very definition of hospitable and exude warmth and friendliness from the moment you meet them. A'lan was extremely communicative and I couldn't have asked for a more helpful, responsive host. He and Sara are filled with fantastic stories and exuberant energy and are truly a joy to be around!

I Love the Treehouse!!! Great place! Great Hosts!!

I love the Mission Treehouse! Clean, comfortable and fully stocked with everything you need to make yourself at home. Personally, I enjoyed the proximity of the Mission Treehouse to everywhere I wanted to go. If you're fit and prefer to walk rather than use public transport or a car, this is a perfect spot. The house is just a short walk away from a multitude of coffee shops, a Safeway grocery store, an organic market, great bars and the fabulous restaurant Flour + Water.

I enjoyed that the kitchen was stocked with every item I could ever want/need to cook dinner. I loved the free wi-fi and cable with On-Demand, and it was really convenient to have a washer/dryer too.

About the stairs, if you've got ailing knees etc...or if you're traveling with young children I think you should probably pass on the Treehouse. I'm 25 and I didn't mind climbing the stairs or the ladder to get to my bed. I think in 5 years I might not feel the same about the ladder, but as for now the kid inside of me thought it was "SO COOL!".

About the garage- we could not fit our sedan into it which relegated us to street parking, and was kind of a chore with all the rules about street cleaning etc. I recommend a compact car if you want to use the garage.

Above all the Mission Treehouse is a great place to stay. It's hosted by some very nice and thoughtful people that take great care to ensure all guests enjoy their stay.

home invasion

Home invasion. Feces smeared on house. Met my sister for a girls' weekend. Stayed in the home only one night after experiencing a frightening home invasion while we were asleep in bed & then experienced the added trauma of finding feces smeared on the front door the following night.

The home invader walked up three stories to the sleeping 'loft'. The home invader took travel bag loaded with valuables: apple macbook, fine jewelry, meds, rx sunglasses. Total loss: $10,000. SF police report filed; police called this a 'hot prowl' (burglary with occupants at home).

Homeowner has denied any responsibility & refused to submit the loss to his homeowner's insurance policy. Also refused to refund pre-paid lodging.

The appointments were excellent and the kitchen exceptionally well-equipped. Lots of light. Two negatives: not suitable for toddlers (open staircases) and the isn't a really great space for five or six people to hang out apart from the dining area. We liked it.

What is the Mission Neighborhood Like?

Stroll along the Mission's wide avenues and you'll be struck by the profusion of taquerias, pupuserias, produce markets, Salvadoran bakeries, salon de bellezas (beauty salons), and marketas -- all evidence of the Central American and Mexican families that have been settling the Mission en masse since the 1950s.

You'll also notice plenty of cafés, thrift shops and used-book stores that cater to the college grads, artists, activists and other alterna-types that have historically been drawn to the Mission.

The Internet boom brought on heavy gentrification -- trendy restaurants and boutiques blazed in, rents shot up and many Latinos and artists were displaced by the influx of highly paid young professionals. Today, there's an interesting mix of places that survived the changes and new arrivals that are trying to make the Mission home.

Whether you're looking to take in the newer, locally-owned stores and cafes or get a taste of the neighborhood's history and Latin culture, the area is crawling with things to see and do. We've broken it down into four areas. While the flavor of the neighborhood changes subtly from block to block, bear in mind that these areas are contiguous and you can easily walk from one to the other. Generally speaking, the 24th Street area is the culturally rich heart of the Mission, the stretch from Dolores Street through to Valencia Street is young and upscale, the area around 16th and Valencia streets hops with nightlife and the industrial area near Bryant Street has some hip, trendy restaurants.
