This little home is *literally* right in the heart of it all. A block away from Barton Springs and Lamar, you can walk to Town Lake, 6th Street, Downtown, Whole Foods, South Congress, Zilker Park/Barton Springs - everything! The location is truly fantastic. It is nestled in a quiet and friendly neighborhood, with many wonderful places to eat (+ Gourmet Food Trailers!) and the famous Alamo Drafhouse right up the street. The property is shared by the owner, and has it's own small yard and a private courtyard nestled under a towering pecan tree.

The floor plan is open and welcoming, and the property is outfitted with all the comforts of home. It's completely furnished, with a Queen and Full bed, Cable, WIFI, Dishwasher and Washer/Dryer.

Pets are currently not allowed at this property but check with me if you have dogs as I do have properties that allow pets

Brooke was a lovely host. She responded to emails quickly and was pleasant to correspond with. The rental was modern, comfy, centrally located, and had lots of extra amenities. We especially enjoyed taking walks around the neighborhood, as well as the close proximity to S. Lamar, S. Congress, Zilker, etc. Thanks for a great stay!

PERFECT CENTRAL AUSTIN ESCAPE

This place is great!! It is basically at the corner of Lamar and Barton Springs. It is within walking distance of some of my favorite parts of Austin, I even jogged to downtown a couple times. Once I parked my truck there was no need to drive it again.

You do share the property with the owners and the your portion of the house is divided by a pretty much sound proof wall (I had zero noise issues while there). The owners are great, attentive, and personable, yet still give you your space. They made sure the place was fully stocked with ALL necessaries for my guests and I.

The living space is very nice and very well done. The bed was comfortable. The rainfall shower head is always nice. I came home early one night so I could just relax and enjoy the amenities.

I highly recommend this place and will be back myself!!

IDEAL.

Some friends and I met up here for a wedding a few weeks ago, and I can't think of a better word to describe our stay in Little Josephine than 'ideal'. Everything was neat, modern, private, and immaculately clean. I can say in all honesty that provided availability I don't ever plan to stay in a hotel in Austin ever again. Not only was this place super affordable, but it has literally everything one might need on a short trip or even an extended stay (including fresh eggs in the refrigerator.. Management was pleasantly accommodating). Oh, and not to mention that it's central Austin location makes even getting around a breeze even for those not familiar with with Austin traffic.

I will be, and already are, recommending this place to anyone and everyone I know traveling to Austin.

NICE STAY IN ZILKER

We had a nice girls weekend in Austin and truly enjoyed the privacy and convenience of the little Zilker rental. It was a quick walk to many little restaurants and bars and the little porch in the front was perfect for some outdoor evening cocktails and stories with the 4 of us. I would definitely stay there again.

BETTER THAN A HOTEL

It was nice to have a home to rent for the week versus staying in a hotel though there were definitely some draw-backs.

The property is a well located (across the street from Uchi and 15 minute walk from Town Lake trail), nicely decorated, small two bedroom, one bath house with all essential amenities like huge washer and dryer, kitchen with refrigerator, toaster, stove-top/oven, microwave, and dishwasher, blow dryer, clean towels, dishes, and detergents for washer/dryer, dishwasher, and dishes.

In the front of the property, there are these beautiful pieces of colored glass that fill the rock-bed, however freaked us out as we have two small children. We were careful to check our shoes before entering the house and still a piece founds its way into my 15-month-old's mouth. Also, we moved the table from the wall near the kitchen area for more counter space and shifted the couch over a bit to accomodate and again my 15-month-old found a cockroach poison container on the floor. We had ants on the kitchen counter throughout the week too.

My mother came to visit during the week and though there was a great sofa bed in the living room, we were unable to utilize it, because there weren't extra sheets, blankets, or pillows provided.

Other than that, our stay in Austin was great! The issues mentioned above can be easily rectified with exception to the glass rock-bed in front. I would recommend using homeaway, however would tentatively recommend this property to stay in.

Owner's Response: We were very surprised and dismayed to see a 3 star review from this guest! We were surprised because we didn't hear a word from them the entire duration of their stay, even though it is quite easy to contact us. And dismayed as this is our very first review that has been anything less than 5 stars, in the entire two years we've been renting the cottage.

Given that, we wanted to address the concerns for any future guests who see the review and have questions:

The landscaping gravel in the front bed, past the front fence, is made from recycled, tumbled glass from the City of Austin, which they provide to residents specifically for landscaping purposes. All sharp edges have been tumbled off. I can understand how this would have made a mother of young children (I am a mother myself) nervous not knowing that detail, but I do wish she would have given us the opportunity to explain the material and eased her mind.

Re bugs: I'm surprised! This is Texas, and it's been raining this spring, so there are bugs outside... BUT, we treat the house on a regular schedule to keep them out of our home (we use an eco-friendly company), and our pest guy had just come a week prior to their arrival. I again wish the guest had just said something, we would have been happy to call the company and they would have been right out to deal with the 2 or 3 tiny sugar ants I spotted once they checked out.

There are sheets, pillows, blankets and a comforter in the storage compartment under the sofa. When I know someone will be using the sleeper sofa I make sure to provide instructions for it's use. However I was not aware the guest would be having an additional adult staying at the home, even though we require in our rental agreement that guests let us know such details.

All in all, I have trouble understanding why the guest didn't reach out and just ask. There is a phone number in the rental, and all guests have Brooke's email address. We would have been happy to help, and I feel we weren't given the opportunity to do so. I appreciate the guest's feedback, but all of these issues/questions were easy to remedy/answer and could have been quickly addressed during their stay. A 3 star review certainly seems harsh given the concerns, but a star rating is subjective, so onward we go.

MULTI-GENERATIONAL GETAWAY

This Josephine rental was absolutely perfect for our vacation. I visited Austin, where I lived for 15 years, with my parents and my 3 year old son. The location was ideal, close to everything and in a beautiful neighborhood. It was very quiet. The house was great - spacious, all the amenities we needed, lovely outdoor patio. I was also so pleased with all the little extras that were left - all the toiletries we needed, basics in the kitchen (salt, pepper, oil, sugar, even coffee) so we could cook without buying these staples. My son was thrilled halfway through the week when he opened the bottom drawer of the dresser to find toys and finger puppets - he was certain Santa has visited in the night. I looked far and wide before booking this property and highly recommend it.

AN AMAZING TIME IN AUSTIN

We had a wonderful time staying in Austin. Not knowing exactly where to stay we found this hidden gem in the heart of Austin. It's located exactly where you want to be...close to shopping, wonderful restaurants, and close to downtown. The house is cute and is very clean (which is super important to me). My family will be visiting Austin again and will be staying here!
