2 large king bedroom suites, 2 full baths, sleeps 8 with queen sleeper & inflat.

Deep in the heart of Texas, down a country lane, this home was designed around gorgeous hundreds of year old live oak trees by famed TX landscape artist C. P. Montague. It is constructed of river rock, picked up at the river on the property by the artist and her husband, also hand-laid by them. There are two interior rock fireplace walls with working fireplaces, firewood provided. The home is about 2,400 sq. ft. with large open living areas and two large, master bedroom suites. One has a beautiful Texas river landscape mural painted above the square tub by the artist. The second has a very large walk-in shower. The main living area has a large screen HDTV. You won't mind being in the fully furnished kitchen as you enjoy the spectacular view out the wall of windows above the sink, overlooking the upper patio and the lower terraces and patio, fish pond and 5-tiered water fall, then on down the bluff to the woods. Artist's painting area has a wall of 7' windows with game table.

Farm Activities: Within walking distance to the San Gabriel River, Rocky Hollow is on a working 112 acre farm and has 1/2 mile river frontage. See horses, cows and goats across the drive and feel your stress melt away as you inhale the freshly mowed hay from the pasture. Relax surrounded in rustic beauty with a clear view of the night sky and stars, perfect for stargazing. In the fall and winter, enjoy the fire pit as you relax outside; in the spring and summer, enjoy the breezes we always enjoy. Pick up pecans in the 19 acre orchard if you'd like in the fall. Archaeology buffs can hunt the limestone river banks for a variety of fossils or the hillside for Tonkawa or Comanche Indian arrowheads. We have many birders stop along the property trying to catch site of the many species we have seen on the farm. Binoculars are provided. Visit our blog for a list of birds we have seen.

Maybe you'd prefer to have a campfire and weenie roast on the banks of the river? Take the picnic basket and cooler that are provided and go for a picnic along the river. Practice your casting in the San Gabriel or sit on the bank and watch the catfish and bass swim by. Make yourselves at home while you are in our care

Nearby Activities and Events: Rocky Overlook is on a 112 acre working farm, and offers pastoral tranquility and allows you to enjoy all that Austin has to offer just 30 minutes away. The Circuit of the Americas F1 track is only minutes away via the 80mph 130 tollraod. Go in to Austin to enjoy a UT game, SXSW music festival, the Lady Bird Johnson Wildflower Center, 6th Street and its live music scene, or the Bob Bullock TX Museum where you can experience a true taste of Texas culture.

Georgetown has its own art and music festivals, such as Festival of the Arts, Red Poppy Festival (April), Downtown Christmas Stroll (December), biergarten, and the First Saturday on the Square days - vendors set up all around the square with their crafts, plants and homemade goodies. You may choose to explore the InnerSpace Caverns in Georgetown, or hike or bike the miles of trails around town or Lake Georgetown.

Numerous excellent camping, hiking, fishing and water related activities can be found at several parks located around Lake Georgetown. Many golf courses are in the area. Sun City is 15 miles away.

Other Activities including Weddings: With several good restaurants in nearby downtown Georgetown, groceries are optional. Brew up the provided coffee, tea or hot chocolate in the morning and enjoy the fresh homemade muffins and fresh fruit provided for you. Your choice of muffins include Banana Nut (with pecans from our orchard), Chocolate Chip, Blueberry or Almond-Poppy Seed. Eat in at the dining table or enjoy your meal outdoors on one of the patios or terraces overlooking the bluff. The humming birds and various birds will enjoy their meals along with you at their feeders, providing lots of free entertainment!.

Regardless of what you choose to do each day, come home to Rocky Hollow. Enjoy a glass of wine and unwind as you sit with your loved one in front of the fireplace or on one of the patios and enjoy the spectacular sunsets.

About Owner/Property Manager

Dan and I own a continuing education company providing CE for the insurance industry. I am also the licensing director for a small insurance company. Dan has retired and keeping up with the farm is now a full-time job.

We love to travel, garden and I am an avid reader.

Why Owner/Property Manager chose Georgetown

When my mom and dad bought this beautiful piece of property, they gave each of their 5 children the option of building a home at a location of our choosing. My husband and I were the only ones that took them up on it.

After my dad died in 1986 my husband and I began buying the farm. When my mom died in 2010, she left her home and art studio to us.

We've raised our family here and made the same offer to our two sons and our youngest took us up on it and built a beautiful home for his family in the middle of the property.

Rocky Overlook and the studio are the heart of the farm and I could not even think of selling them. I didn't want them to fall in disrepair from not being used. Both are so unique that I wanted to share them.

My sisters helped me and we totally remodeled the interiors of both and the results have been spectacular. It has been so gratifying to share mama and daddy's dream home and talents with others.

In the house, I have a notebook of the story of their searching for and finding the property and building the houses. Also, the story of mama's painting and how she became C. P. Montague and a favorite of then President L. B. Johnson. The joy and appreciation that guests have when staying there are a living tribute to mama and daddy!

    Rocky Hollow is a great value for a small wedding venue - ask about pricing, family celebrations or for 2 or 3 couples vacationing together. There is no sales tax.

    There is a $49 non-refundable accidental damage insurance premium which would cover up to $1,500 in accidental damages and a $75 cleaning fee.
  • Check out our second Home Away listing, #369386. The Studio is located across the ravine from Rocky Overlook. Privacy is afforded by tall shrubs and trees. Renting the two together would accommodate a larger group.

It has a white square tub and a beautiful oil mural of a Texas landscape with a river running through it with limestone bluff and rocks, spreading live oaks and yellow wildflowers - very similar to the San Gabriel River that borders the farm. Two separate sinks and mirrored areas. Bathroom 2 is in the Royal Suite and has a very large walk-in shower. Both bathrooms have large spa quality towels and walk-in closets.

Notes: Children are welcome, but not suitable for toddlers unless under constant supervision.. The house sits on a bluff and stone steps lead down to a patio on a lower terrace and cement steps into an underground storm shelter off the upper patio.. There is also a fish pond and fountain. If you would like to have the refrigerator stocked when you arrive, I can do this for you.

Fabulous quiet country getaway!

I had bought several night's stay at the Rocky Overlook at a Charity Auction last year becasue I knew my daughter was getting married this year and we would have many out-of-town family members and guests in for the event. My best friend and her husband stayed there for one night and they could not have been happier with the privacy and the quietness of the house. Then we had 5 family members from Canada stay there for 4 nights. They were blown away by the beautiful paintings and the history of the property. The birds and the terraced patios were perfect for coffee in the mornings and quiet afternoon book reading. If they didn't have to go to the wedding,I don't think they would have even come into Georgetown! They were delighted with the accomodations!

Delightful family holiday

My husband and I had the best time celebrating Christmas at Rocky Overlook. From the moment we walked through the front door, we felt at home. The lights were on and soft music was playing. There was even a small Christmas tree set up for us to enjoy and lots of seasonal touches like electric votives and potted poinsettias. So thoughtful!
The home has all the charm you’d expect of a B&B – plus fresh fruit, coffee/tea, various toiletries and fluffy towels, all very clean. The rooms are all beautifully decorated with interesting local artifacts and Texas landscape artwork. The hosts have provided a binder with information about the artist C.P. Montague; reading her history really brings the home alive.
The fireplace was a bonus during a chilly week. Although there’s a large screen television in the living area, we did not turn it on once. We enjoyed reading in front of the fire and playing family boardgames.
The kitchen is spacious and well supplied with staples. I brought my rolling pin and perishables and was able to finish my holiday cookie baking with no problem, with a fantastic view from the kitchen windows all the way down the bluff. The owners’ attention to detail is evident in the gorgeous landscaping, the cascading waterfall that feeds into a goldfish pond, and the beautiful patios, where we enjoyed morning coffee and fruit, grilling up some dinner and watching the stars.
All the personal touches and amenities made us very comfortable, and with such a central location for sightseeing, this home is a great value for anyone. We can't wait to return!

They had just returned from breakfast at the Monument Cafe in Georgetown - a fantastic place to eat any meal! and had been down to the barn and enjoyed the antics of the baby goats bouncing around and the horses hoping for a handout of apples. Jimmy was freading a book, enjoying the outdoor seating area and said they were going down to explore the river this afternoon. Our central location is a definite plus - close to so many activities and venues! Looking forward to your being able to return to Rocky Overlook before too long!

We were traveling through the area on business and were thrilled that the Rocky Overlook home was available for us on short notice! Many thanks to our hosts, Sheron and Dan, for accommodating our late night arrival. After a frustrating traffic delay, we were thrilled to see the welcoming glow of the porch light and hear the soft music playing inside as we entered. The fire had been laid in the fireplace for us, all we had to do was light a match. Heaven! We spent the next day exploring the riverfront bluffs and tall pasture areas. It was thrilling to have a treetop view of the white herons and other big birds nesting, and we saw plenty of unexpected wildlife too! We have stayed here several times previously and have already made our next reservation. If you have stayed before and are thinking of returning, we suggest you lock in a spot now, before our "secret spot" becomes even more popular! We're looking forward to taking lots of photographs when we return.

Owner's Response: We always enjoy when you visit and look forward to your coming again! The great blue herons are nesting in the rookerie across the river from the pecan orchard and they are spectacular when they glide in, then look strange standing 3' above the nests on their long legs. Our son and his family were coming home about 10:30 a couple of nights ago and saw a small gray fox run across the yard of the house you stayed in - we haven't seen a fox in quite a time.

Room to roam!

We chose this specific property for all the room it afforded. This beautiful home was perfect for our family reunion. Plenty of room, inside and out. Everyone who visited remarked on the decor and comfort. The homemade muffins were a big hit also!
The listing was accurate, but the photos don't really do it justice. It was clean and comfortable, the owners were warm and helpful. My sister had never used VRBO before, she was really impressed. We were kind of nervous about having to navigate unfamiliar back country roads, but it turned out to be simple to get around. We recommend Georgetown as a destination for history, photography, shopping and dining. We can defininitely recommend the El Monumento restaurant, the food and service were fabulous.
We really enjoyed visiting the horses and goats. We saw cottontail rabbits, owls and hawks. The sunrises were worth getting up for.
Thank you to Sheron & Dan. We would recommend anyone lucky enough, to visit your property for a stay. Fair warning--it won't be long enough!

The hawks must be migrating through - we always have several, but there were at least 5 over the front pasture in front of the house you stayed in a couple of days ago. If you'e ever visiting family again, I hope you'll stay with us again.

Excellent quiet country house!

My husband, dog and I came to this Georgetown house on a road trip to the Austin area for a wedding... and on the second night of our weekend, the bride and groom came and stayed with us too!

The property is beautiful - it's amazing to walk through the pecan trees with your morning coffee. There is a great wood-fired grill that we made brisket on, a fire pit that we enjoyed each night and even a wood fireplace in the house if it's chilly.

Inside there's plenty of space, too. The two bedrooms are HUGE with very nice beds and bedding and the detail on the stone of the house (inside and out) is beautiful. The kitchen isn't the most updated, but definitely has everything that you need for meals (we made both breakfasts and dinners during our stay).

I also can't say enough about the owners, who provide fresh muffins when you check-in and make a point to confirm you have what you need for the stay. Overall, we would definitely stay again when we're back in the area again. It was amazing!

Owner's Response: I am so glad you enjoyed the house and the farm! I know the fire pit on the upper patio was a hit with the chilly weather. The bedrooms are huge. My mom designed the entire house around the very large live oak trees and she loved wide-open spaces. It is nice that the bride and groom could spend time with you there, too. If you're ever on a road trip this way again, we'd love to have you again!
