Located on Via della Mercede, between the Spanish Steps and Trevi Fountain, the Spanish Steps Apartment is a luxury two bedroom, two bathroom apartment surrounded by fine dining and fabulous shopping and within walking distance of the Colosseum, the Roman Forum, and many other historic sites and museums, as well as the subway, taxi stands, bus stops, and bike rental. Located in a traditional Roman palazzo, the Spanish Steps Apartment was completely remodeled and furnished in late 2010 and is now available as a self-catering apartment. The Spanish Steps Apartment is a spacious (1,100+ square feet), elegant and comfortable apartment, consisting of a large and bright living room, separate dining room, large bedroom with new king-size bed, second bedroom with two new twin beds, one bathroom with tub/shower, second bathroom with small glass shower, and fully-equipped kitchen. The large bedroom also has a twin bed in case two people want to share the room but not share the king-size bed. The apartment has double pane windows to keep it quiet and beautiful wood floors, and is decorated with high-end contemporary furniture and art.

Long before our trip, the owner sent us a hugely helpful list of resources and ideas of things to do in Rome; the apartment itself has every guidebook imaginable as well as maps, plus a binder full of tips on places to eat, places to avoid, how to navigate the subway (simple, as it turns out, and just steps away). Al that, combined with the unbeatable location, made us feel we had the inside track on the city. The apartment is very tastefully decorated, both modern and comfortable, as well as being quite large. At the end of a day of walking, it was great to sprawl out in the living room and watch a DVD or listen to music -- there are books to read, movies to watch, an iPod with a good selection of songs. The beds are comfortable and even on New Year's Eve, with fireworks going off all around us, we had no trouble at all sleeping thanks to the white noise machine in the bedroom. There's a lot of storage space and many thoughtful touches (umbrellas; bandaids; lots of soap; laundry detergent). It was like borrowing the home of a thoughtful friend who has great taste and a genuine desire to insure you have a good time. I was born and raised here in Rome. In the late 1960's, my father was one of the founders of the American University of Rome (AUR), and, indeed, the apartment was the administrative office and classroom (and impromptu party space) for AUR over a number of years. So, the apartment has been in my family for over 40 years.

Although I now live near Washington, DC, where I am an economist, I come back to Rome as often as possible. Despite all my time here, Rome continues to be a fascinating city that always has more to offer. I hope you find the Eternal City as welcoming and wonderful as I do.

The Owner purchased this apartment in 1992

This apartment has been in my family for more than 40 years, was completely remodeled and furnished in late 2010, and is now available for rental as a self-catering apartment. Upon booking, I will send you a detailed information package on the apartment, the neighborhood, restaurants, and sights. We offer complimentary airport arrival pick-up for our guests, and an English-speaking guest services manager will meet you at your arrival. Linens, welcome snacks and beverages, utilities, wifi, taxes, check-in/check-out, and end of stay cleaning are all included in the price. Additional car service or cleaning/linens can be arranged.

OUR WEEK LONG STAY WAS WONDERFUL IN EVERY WAY!

Let me preface my review by stating that I am in the vacation rental business. I get great joy from making other people's vacation wishes come true when they come to stay at my rental properties. This can also make me a very discerning guest.
I found the Spanish Steps Apartment after combing through many websites. As there were four of us, a middle-aged couple traveling with our teenaged daughter and her friend, we had certain requirements. This was also our third visit to Rome, so I knew what neighborhood we wanted to stay in. Two bedrooms, two bathrooms with air conditioning and wifi in the Campo Marzio.

David was great to deal with. All of my emails were answered promptly and he was happy to extend our stay when my initial booking of 5 days became one week. It's so nice to have a driver waiting for you at the airport after a long, 23 hour journey. We were also able to check in early, as our flight arrived at 7:30 am. Rosie, the property manger was kind and lovely. I had mentioned to David that we would be celebrating my husband's 60th birthday while in Rome and Rosie brought us a bottle of prosecco.

The apartment was exactly as pictured. There is a nice size foyer where you enter the apartment. We loved the light wood floors and the air conditioning in each room. The shutters on the bedroom windows allowed total darkness at night. The kitchen, while small, was well laid out and equipped. It was nice to keep fruits and deli foods in the fridge for snacking. The living room was a great gathering place to chill out during the mid-day heat before we ventured out again.We enjoyed standing and looking out the living room windows to the street below. Having two bathrooms was a must and they were clean and modern. We had thunderstorms during our week long stay and, of course, there were umbrellas for us to use.

The two teenagers loved having their own set of keys to the apartment. The neighborhood felt very safe, day or night. Elen Bar, just up the street, opened early and we enjoyed their fresh made to order fruit and vegetable juices. We also thought the vegetarian lunch buffet at elegant and welcoming Il Margutta RistorArte on via Margutta was an great value for delicious salads, sides and main dishes.

The girls were sad to leave Rome. They let us know they were really going to miss the apartment. It felt like home! I will be recommending it to friends and will certainly book it the next time we are in the wonderful city of Rome! Thank you, David.

A SUPERB FACILITY.

We’ve all heard about “heightened expectations” and “diminished performance”.
We had heightened expectations but in the case of the Spanish Steps Apartment, the performance exceeded those expectations.
We were there with our 16 year old grandson, and we all had a wonderful experience in a lovely apartment which was extremely well outfitted, well maintained and in a handy location for touring around Rome via foot or taxi. There’s a cab stand quite nearby, and we used that probably more than a native would. We did not use the metro but it too is handy.
The layout of the apartment suited us wonderfully well. The beds were comfortable. The furniture and furnishings were more than our expectations. Air conditioning was wonderful to have a few nights and was quite effective. The neighboring business folk were friendly and worked with us in our pidgin Italian.
An extra bonus which is not common is the owner's travel guide with tips about the neighborhood and travel in Rome generally. You can leave Fodor's and Rick Steves behind, though the house library is full of guide materials.

All in all, we cannot recommend this apartment enough.

SIMPLY AMAZING!!! WILL STAY HERE ALWAYS

I took my family of four including 2 teenage girls for a 15 day trip to Paris and Italy. We rented 3 apartments in the 3 major cities - Paris, Rome, and Florence (all found thru homeaway.com). Our favorite by far was the Spanish Steps apartment. We loved it and didn't want to leave! It is as advertised and exceeded our expectations. If it is available for dates you are going, BOOK IT!
This is the apartment I would want to own and live in if I were living in Rome.
Here are the highlights:
* Location, location, location - perfectly situated next to Spanish Steps & Trevi fountain. Walking distance to shopping on Corso, 20 minute walk to Pantheon and Piazza Navona. Metro is 5 minute walk if you want to go to Vatican.
* Fabulous condition - Apartment feels like new, A/Cs are great with remote, wood floors, modern bathrooms, kitchen, furniture
* Spacious - bedrooms are big, living room is large, separate dining room which we didn't even use
* Sunlight - Nice light in apartment, windows open to street
* Bathrooms have dual showerheads including overhead, master bath is large
* Laptop & printer in bedroom, wi-fi works fine
* Excellent instructions in apartment
* Wonderful travel books and written notes
Rosie is great property manager who showed us around, got us a taxi for the train station and recommended a wonderful restaurant which was our favorite.
Highly recommend Sofia restaurant which we went to twice, one block away.
The Hosteria pizzeria around the corner had great pizza. Have a great time, already missing being in Rome!

The location is awesome - walk comfortably to the Trevi, Pantheon, shopping, Colosseum, forum - 3 stops on the metro to the vatican It's a fantastic apartment, great spot, Rosie was lovely and it's clearly a well loved home. Stop looking and just book in.

STOP LOOK NO FURTHER! If this place is available, BOOK IT! I travel quite often and not to sound snobbish, I really enjoy spending the extra money in luxury hotels. I feel that it’s part of your overall experience and the savings of staying somewhere that is not top notch, is not worth it to me. This was my first time in Italy, and I really wanted to make it special. We are a family of 4, my husband is 6 ft tall, and I have 2 children. It was a nightmare trying to find a hotel room that was both spacious and luxurious without having to book 2 rooms. The location was also extremely important. I asked around and everyone recommended the Spanish Steps area. Can I tell you that I think I looked at every hotel in Rome more than once, and could not find the one. Then I switched to the vacation rental properties, and even though I found the space, I did not find the luxury. I looked for months, until I decided to book this one. The reviews really helped, but I was still skeptical. You are going to read about the attention to details, how wonderful the property manager is, and the convenient of the car pick up service. This is all true, but there is more. Until you get there, you will never experience what a right choice you made. I was skeptical to the end. I can’t recommend this place enough. It was truly the highlight of my trip. I loved feeling that I lived in Rome, without the lack of the amenities found in a luxury hotel room. The property and the location could not be better. Do not waste your time looking elsewhere! Book here!

WONDERFUL, RELAXING, EASY!

My husband and I and another couple spent a really fantastic week in Rome at the Spanish Steps Apartment. From the moment we arrived in Rome, everything was a breeze. It was such a pleasure to be picked up at the airport and driven directly to the apartment (and picked up at the apartment and driven to the airport at the end of our stay). The apartment itself was everything promised and more (we completely agree with prior reviews stating that the apartment is even nicer than it appears in the photos). We felt completely at home from the moment we arrived. The whole place was spotless and beautifully appointed. Both bedrooms were large, and the beds and pillows were really comfortable. We slept incredibly well the whole week. The living room was so inviting, and the chairs and couches so comfortable, we really enjoyed the time we spent relaxing there. The two full baths,kitchen and dining room were attractive, and had every amenity one could possibly need. On top of all of that, the location of this apartment was unbeatable. We were able to walk to virtually every sight we visited, and when we chose to take a taxi or the subway, they were right nearby (taxis were always available and about a block away, the subway was a few short blocks away). Surprisingly, given the prime location, it was really quiet inside the apartment. We were also thrilled with the "concierge" book David provides - it was full of recommendations and information on restaurants and activities, and we used it all the time. We also used the laptop (with excellent internet service) a lot - what an incredible convenience. We loved being in Rome, and a big part of that was the great place we were staying. We will be back!
