On a surface of 225 m2 the villa can accommodate 10 persons. It consists of 2 housing units containing 5 bedrooms, 2 fully fitted kitchen with dining and living room, 4 bathrooms and 2 toilets.This modern decorated villa with elegant and spacious interiors is fully air conditioned, SAT-TV and wireless internet equipped.

Equipment provided: 3 fridges, a microwave oven, 3 gas/electric cookers, 2 coffee brewers, 3 dish washers, 4 safe deposit boxes, a laundry with washing machine, hi-fi, DVD player

The big outdoor swimming pool with whirlpool has a surface of 55 m2.

The villa has a spacious garage with 3 parking lots. In the garden (1700 m2) there is a covered terrace with a kitchen and a barbecue area where you can enjoy preparing delicious meals and spice them with aromatic herbs from the garden that surrounds it. Or you can relax in the evening playing table soccer or drinking a glass of excellent local wine.

This exceptional holiday villa is situated just 7 km away from Umag, in Matelii - on a small hill overlooking the Adriatic sea and the pictoresque surroundings of Umag.

It is easily attainable thanks to the motorways that connect Istria with Europe, not far from major european cities and only a few hours from Austria and Germany. You will surely enjoy the tranquility of a typical Istrian village either you are coming with your family or friends. Close to the sea but still far enough to make your stay comfortable and undisturbed.

Driving distance to the sea is 10 minutes.

In the immediate vicinity during the year are held famous international cultural, sporting and gastronomic events. Some of them are: the Chamber Theatre Festival „Golden Lion“ in Umag, the Jazz Festival „Jazz is back BP“ in the medieval town Grožnjan, the „Pula Film Festival“, the „Motovun Film Festival“ in the picturesque town of Motovun, the wine expo „Vinistra“ in Pore, the „Truffle Days“ in the truffle capital - Livade, the bike race through Istria and the ATP tennis tournament in Umag.

Nearby there are several excellent Istrian wine and extra virgin olive oil producers where you can taste and buy high quality products winning numerous awards on national and international exhibitions. Within a few kilometers there are also some famous Istrian taverns and restaurants that offer typical Mediterranean and local Istrian cuisine.

Bike trails are everywhere around, and golf lovers can enjoy at the 'Golf Club Adriatic' golf course , which is distant just 15 minutes by car.

We have had the honour to be the first guests in this incredible Villa GioAn. The villa is much more luxurious than expected from the pictures. We have spent much time around the pool and relaxed while glancing towards the sea - what a view! The outside kitchen has been the center - it is great!

Wir durften eine sehr entspannende und gleichzeitig aufregende
Woche in Ihrer Villa verbringen. Alleine der gepflanzte Kräutergarten
direkt neben dem Grill eine geniale Idee. Wir haben uns alle sehr wohl
gefühlt und jede Minute in Ihrem Hause sehr genossen. Wir alle waren
uns einig dass uns Euer Haus wiedersehen wird! Macht weiter so!!
