This 115 m2 apartment is on the garden level of an attractive Victorian house. It was modernised recently to a high specification.

It comprises 3 good-size double bedrooms and two bathrooms, one of which is ensuite. The main bedroom has a super-king bed and opens onto the terrace. The modern 225 sq ft kitchen includes a separate dining area with seating for 8. The spacious living room has full-width sliding folding doors which open onto the south-facing garden terrace.

The apartment is furnished to a high standard with good quality furniture - B&B Italia, Cassina, Habitat, Natuzzi. It has wifi, gas-fired heating and hot water, It also has a Sonos multi-room hifi system, 3 flat-screen TVs, 2 DVDs, Sky TV, movies and sports packages, garden furniture and barbecue. There is even a printer!

Foldable beds can be provided in the living room on prior request. A cot, high chair and baby play mat are also available on prior request.

You enter this split-level apartment from the ground floor of the building. On entry, there is a short windowed passage containing a cupboard for coats, shoes etc. At the end of the passage, to your left is the door to a bright, high-ceilinged bedroom, which contains an enormous bay window, two full-size single beds (which can be combined), bedside cabinets, a wardrobe and an armchair.

Returning to the short entrance passage, straight ahead is a half staircase (with glass bannister) leading down to the modern, fully-equipped kitchen/diner, which is fitted with stylish white gloss cabinets and a silestone work surface, as well as a black slate floor. The appliances are all good quality and include a large Liebherr fridge, a dishwasher, built-in oven and microwave, a ceramic hob, a large and small sink and a built in flat-screen TV.

When you enter the kitchen, a couple of steps lead down to the right to the open-plan dining area, which contains a large extendable dining table, 4 beautiful chairs and a 10ft L-shaped solid walnut bench seat. Beyond the dining area is another bedroom and ensuite bathroom (directly underneath the first bedroom). This bedroom has a 150cm wide double bed with storage underneath and a stylish Italian chest of drawers mounted on the wall. The ensuite bathroom is tiled to ceiling level with grey slate and is fitted with a walk-in Grohe shower with 15cm shower head, as well as a basin and toilet. Leading off this bedroom is the cellar, which contains a washing machine and a dryer.

Returning to the kitchen, to your right is the entrance to the large living room. As you enter the living room, at the far end you will see the 3-metre wide sliding-folding doors and the south-facing terrace and gardens beyond. The living room is beautifully decorated and furnished throughout with modern Italian furniture. Facing the sofa and three armchairs is a built-in, ceiling-height glass and wood cabinet containing 42' flat screen TV, a DVD and high quality hifi speakers. These speakers and those in the main bedroom, main bathroom and kitchen are all linked to the Sonos multi-room hifi system (which is in turn linked to a huge online library of music and radio stations).

Returning to the kitchen, to your right is a short passage which leads to the family bathroom and the main bedroom. The modern family bathroom is tiled to ceiling level with black ceramic tiles and, in places, with travertine tiles. The large walk-in shower has a Grohe mixer and 15cm shower head, as well as a 1m glass shower screen. Separate from the shower, underneath the window, is a large Kaldewei bath. The bathroom also includes a toilet and a large basin.

Entering the main bedroom, you will see windows on the far side, as well as a door leading onto the terrace. To your left is a 180cm wide B&B Italia bed and headboard, upholstered in grey. The wall behind the bed is beautifully wall-papered. To your right is a built-in cabinet and shelving containing a 36' flat screen TV and DVD. The room also contains matching oak veneer wardrobe and chest of drawers, as well as an upholstered bench at the end of the bed.

The 30 x 15 ft slate terrace contains a stylish table surrounded on one side by a bench built into the flowerbed. There are 4 further chairs. Beyond the terrace can be seen the beautiful neighbouring gardens. The exit from the terrace leads back up the side of the house past the kitchen and on to the street, via a closed gate.

The living room and bedrooms are floored throughout with real-wood walnut flooring.

Absolutely adorable

We were very delighted of your conveniently situated and tastefully furnished flat.
All of us liked the interior facilities and it was hard to convince the kids to leave the apartment in order to explore the city.
Quiet residential area, great shopping in the neighbourhood, many restaurants, fast connections to the city, Cult: bus trip along Abbey Road, Hampstead Heath on a sunny day.

Abbiamo soggiornato per una settimana in questa bellissima casa, eravamo due famiglie con figli, comoda, spazi sfruttati alla perfezione, un magnifico giardino dove fare colazione o prendere il tè. Helen è stata gentilissima e non abbiamo avuto problemi con la restituzione della cauzione. Ottimo il collegamento con la metro, i ristoranti, i supermarket, insomma da consigliare!

Excellent appartment but ...

We stayed in London 6 days in July 2014. I'm agree with the others persons who rented this flat: it's well-located in a quiet street, close to good transport connections to Central London by Underground, Overground and buses. It's clean, really cozy and has everything you need to live comfortably. It's well equiped. Our stay in Fawley road was excellent !
BUT ... I've made all payments, including the security deposit, to the owner James Buckland in time. James doesn't return my deposit yet (10/25/2014) ...
I send him mails and my bank details but he doesn't answer me any more (for one month). I hope it's just a forgetting and that the situation is fast going to arrange.

Security deposit return problem

This is a well-kept flat in a quiet neighborhood close to shops, restaurants, and transportation. The kitchen and baths are up-to-date; there are three bedrooms--a large and very nice master, and two others, one of which had a steep ladder to a dangerous loft which posed a hazard for my 2 young grandchildren, and the other below ground, dark, and rather cool and damp. There are a washer and dryer, though they are awkwardly placed, a good-sized dining area, a living room, and an outside terrace. My complaint about the flat, other than that the danger of the loft was not disclosed, was the trouble I encountered in obtaining return of my large
security deposit. I made all payments, including the security deposit, to the owner in a timely manner and through PayPal, which he indicated he accepted. My first inkling that something was wrong, was his claim that the security deposit company (the use of which was not disclosed either) had "lost" my deposit initially, so that I was unable to claim it for an additional 30 days. The owner provided no proof that he had deposited it in a timely manner; when I attempted to claim it, before he agreed to its release, he emailed that he thought I should "share" charges he claimed to have incurred through PayPal, charges he had not mentioned until that time even though I had made 3 payments through pay pal over the course of several months; basically, he was holding my deposit hostage. Eventually, my deposit was returned in early February but it was paid in British pounds not US dollars; neither of my banks will accept the check for deposit. My broker has agreed to collect the funds but has advised me that it may take 45-60 days. So, basically a large deposit made in early November will not be actually repaid to me until sometime in mid-April. I've rented flats in the UK before and never encountered this kind of nonsense; in the future, I intend to rent through an agent who clearly states the terms upfront and who honors them without question.

Owner's Response: I am surprised by this guest's criticism of the apartment. The comments she made just after the rental were "everything is terrific--your flat is lovely and quiet. Thank you for everything" (see guest comment dated 20 November). However, several weeks after the rental, she became unhappy when I drew to her attention the fact that she had not paid the full rental price originally agreed and that I wished to deduct the shortfall from the deposit. She was aggressive on email, so I quickly agreed a compromise in her favour. To be honest, she didn't really give me a choice!

I offer guests the option of having their security deposit held by the Deposit Protection Service (DPS), a UK government approved scheme intended to provide guests with comfort that their deposit will not disappear. The DPS can be a bit slow repaying deposits, especially with payments outside the EU. I have looked for a more efficient service, but without success so far. What I normally do to speed the process up is to repay guests their deposit directly from my bank account and then recover the deposit from DPS. However, recovering the deposit from the DPS requires the guest's co-operation. In this case, I had lost confidence in this guest and did not trust her to co-operate in getting the deposit released to me.

If guests would prefer, however, I am happy to hold the deposit myself.

Great location close to numerous transport links, shops and restaurants and yet is really quiet.

The apartment is located in a quiet, tree-lined street in West Hampstead, a lively, upmarket residential suburb close to the centre of London. Central London and the West End are a 15 minute taxi or metro ride away. The apartment is just 50 metres from the shops and excellent cafes and restaurants of West Hampstead. The London Overground railway station is a 3 minute walk and the underground station is a 5 minute walk.

The apartment is very convenient for London airports: the high-speed train from Heathrow goes to Paddington Station, which is a 15-minute taxi ride away. Direct trains from Luton Airport and Gatwick Airport stop at West Hampstead railway station, which is a 3-5 minute walk away.

Olympics: Access to a number of Olympic events is excellent. West Hampstead has direct rail connections to the Olympic site at Stratford, as well as to Richmond.
