"Perfect Central London Location"

We wanted a central London location, close to the Park and Marylebone High Street for a family sightseeing break. The house was lovely and surprising quite despite its busy location. The stairs were a bit of a surprise but it did mean that we could get away from each other when we wanted to - my teenaged daughter particularly enjoyed the attic flat amd my son the basement TV room. And we all managed to enjoy a couple of rounds of Racing Demon together after supper on the terrace. We felt very smug living so close to Madame Tussauds and we discovered you could get to most places from Baker Street Tube. The little late night Tescos round the corner was a Godsend!

Great location, beautiful property

The property was as advertised. Excellent location, well furnished, well maintained. The kitchen was remarkably nice with a full set of dishes and cookware. The property is cleared lived in and loved by the owners, by which I mean, it feels like a home, it has a tool drawer (handy!), it has Dvds to watch, it has art on the walls and books on the shelves. It is lovely.
I also commend Ivy, the property managers, for their service, handling several exceptions for us along the way.
And again, location. A block from the Baker Street underground station which has 5 different lines, a block or two from at least a dozen restaurants and cafes, etc.
If the rest seems a bit negative, please keep in mind I give this unit a high score, and that I endorse all the claims in the ad. They do a good job of the positives and I won't repeat them all here. That said, I have three cautions.
1) The flat did not work great for us for 8 persons for an extended period. The rooms are decently sized and there is plenty of space ... but. There are good beds for only 6, including 4 singles and the very luxurious master bed. The bottom floor sofa bed was not comfortable. The laundry system is a single unit that functions as both washer and dryer (not a stack; one unit), so a cycle of laundry takes about 2 hours, and it is small capacity. While this is understandable for a city residence it is not up to the needs of an extended stay for 8 people, so consider using an outside laundry. The dining table seats six comfortably. In summary, for a shorter visit or for 6 people, the unit is great. If you can put young people with limber backs on the sofa bed, then you can definitely sleep 8. Most visitors may not care about dining space or comfy beds or laundry, but during our rather long visit, the issues did come up for us.
2) I found the wifi spotty. For some this will be a minor issue, but for me it is right up there with hot water. Considering that the flat has 6 floors, it is an understandable issue, but a modern multi-path aP would probably help a lot over the ad-hoc three-AP solution they have currently.
3) Last, even moderately tall visitors (say 6' and over) will find the top floor difficult. I am about 5'10" and I was a finger's breadth (an inch or so) below the beams, and the upper floor shower rod is even lower. It never felt oppressive, but it would be physically difficult for a taller person to avoid bonks on the head.

“Historic London with modern amenities!”

We loved this house! Beautiful, charming, full of character, and had everything we needed in modern-day appliances. Our travel party consisted of my husband and I, and our four children ages 8-14. There was more than enough space for all of us, and we thoroughly enjoyed the entertainment system!

There were just a few issues we ran into - but nothing that obstructed our stay. There was a faulty shower in the master bath, there was no one to greet us upon arrival to show us how anything worked, and we were overcharged upon checkout. The overage was resolved, though it took six weeks to be refunded. I would still happily stay here again, as it met our needs and was quite convenient with the "tube" just down the street. I would request someone to meet us next time however, as there were a few appliances that were a bit tricky to master. We happened to visit during a surprising heat wave, which made the un-air conditioned house a bit too warm during the days, but we were mostly out during the daytime.

We traipsed all over London and wore ourselves out, crashing hard every evening. The locals were very friendly! I highly recommend the 15 minute walk to Seashell Restaurant for the fish and ships! Yum!!

A word of caution to those not good with lots of stairs - this house has an abundance! Great for wearing down the kids, not so good for those with knee troubles. Another note, although not a deal-breaker for us, there was no freezer in the kitchen. These are just some things to be aware of when booking.

“Definitely coming back...” 5 of 5 stars

My family and I planned this trip to London for almost a year. There are six of us, my wife and I, and our four children age 5 to 13, so we tend to stay in vacation rentals for longer trips.

We all loved this place. It was really nice and exactly what we expected. Everything was immaculate. The kitchen is full of all kinds of dishes, utensils, and pretty much everything you need.

There are books and movies everywhere. The electronics were superb, from the LCD TVs to the Wii to the DVD player. They even had a VCR, which none of my children had ever even heard of.

The bathrooms were great. The bedrooms were great. Everything was. There are two outside patios, one on the ground level and one on the basement level (still trying to figure that out!) that were fun for meals.

Ivy was great. We were helped by the very professional Alexa who even went grocery shopping for us before we arrived. It was nice having a stocked pantry when we got there.

The location is amazing, especially if you have children. Regent's Park is literally across the street. Well, two streets technically, but less than two minutes to get there. The back of the park has the London Zoo and that is a great walk. We paddle boated in the lake and just really enjoyed the park.

Next door to the property is a pub which has good food, and next door to it is the famed 221B Baker Street where there were always people waiting to take a photograph. Down Baker Street just a bit is the Underground. You don't even have to cross a big street to get to it, just Baker.

That's about it. I would offer a couple of considerations. First, there is wireless Internet in the basement and the connection speed is good. As you go up from there, the signal gets weaker. So if someone needs a connection, I would suggest avoiding the 4th and 5th floors. Second, the property, according to my son, has 68 stairs from the basement to the top floor. I never realized how often I need to go from room to room, which in essence means walking a flight of steps. So consider this when you are assigning rooms. We put our smallest children on the top floor which may not have been the best decision. Oh, finally, if you are an American, get Kate or Alexa to go over the operation of the oven. There are instructions, but it took us awhile to figure the whole system out.

That's about it... We are planning a return trip and certainly plan to stay here again.
