A refined and prestigious property, the Villa San Agostino stands in the countryside surrounding Rome, in a splendid position that overlooks the Tiber hills with their enchanting colors. The Villa, elegantly furnished by the owner ,expert and art-collector, guarantees its guests the pleasure of an exclusive and unique holiday , the perfect choice to get a taste of life in an autentic italian country house. The property is composed of two buildings: Villa San Agostino (the Main Villa) with its Pool House Annex, and the Guest House (used by the owner). Each Villa has its own entrance, outdoor areas and private gardens, so that absolute privacy may be guaranteed.

The property has a private swimming pool (20 x 12 metres). The swimming pool, an original half-moon shape, is located on a lower level and is exclusively reserved for the guests. It is flanked by a spacious Pool House that, if needed can offer further accomodation for three guests.

Villa San Agostino (Main Villa) (440 mq): accomodation for 8 people

Ground floor: the main door from the garden opens into the double dining room with fire place and dining area with a table that can seat up fourteen. Through an arch is the large and well-equipped kitchen, laundry room, and small bathroom with a washbasin.

Utilities: dish washer, washing machine, fridge, freezer, two ovens, iron, ironing board, cooking utensils, coffee maker, toaster.

First floor: three large communicating living-rooms (the largest one has air-conditioning) with french windows opening on the garden; (amenities: satellite tv, stereo, cd and dvd player, video recorder). Up five steps is a study room leading to the bedrooms: one twin bedroom (air conditioning), one small bathroom with a shower; one double bedroom with en suit bathroom, Jacuzzi tub.

Second floor: steps from the study access the second floor mansard (with low ceilings in a few places): two double bedrooms (air conditioning), which share a bathroom, with a shower.

Pool House (57 mq): accomodation for 3 people

Consists of a living room, kitchenette and divan-futon for two people; one twin bedroom with small terrace, bathroom with shower. Adjoing dressing-room, one bathroom with shower, one shower, one sauna.

Swimming Pool: the swimming pool area, with its half-moon shape (20 x 12 m) is located on a lower level and is exclusively reserved to the guests.

The swimming pool season is from 1 june to 30 august.

Villa San Agostino is surrounded by 7 hectares of open parkland, which make up part of the property, by a beautiful italian garden and with a charming outdoors pool. Superb surroundings for walks. The Villa has a terrace where it is possible eat outside and soak up the fabulous views of this verdant landscape. (Outside oven and BBQ).

The Villa is located in a rural area , 15 minutes drive from Poggio Mirteto Scalo Station, from where there are frequent trains to Rome.

Villa San Agostino is closed to both Umbria and Tuscany, Rome is just 60 km away and easily reached by train(45 minutes). Ancient cities such Orvieto,Viterbo, Spoleto, Perugia are less then one hour by car and Florence (180Km) is an hour and half away.

Poggio Mirteto (3Km) is a small town offering all kinds of amenities: restaurants, shops, supermarkets, grocer's, open air market, banks, pharmacy.
