The small village of Castel Giorgio where there are shops, bank, supermarket is five km drive. The medieval towns of Assisi, Perugia, Todi, Spoleto, Arezzo can be easily reached by excellent road links, and also Siena, Pienza, Montalcino, and the beautiful 'Val d'Orcia are less than one hour and half away. Bolsena lake is at twenty minutes drive and the Monte Argentario coast one of the most famous seaside place in italy is just one hour twenty far. Even Rome and Florence can be reached by train from Orvieto in one hour time. Rooms details: On the ground floor you will have: * the kitchen, equipped with oven, dishwasher, large cooking hob, fridge with small freezer and eye level cooking fire for barbecue. A door leads to the furnished loggia * a shower room with washing machine, WC, etc * a nice dining room with old rural tools on the wall * a very spacious sitting room with large fire place. Spiral stairs lead to the first floor where there are: * three double-bedded rooms. One having outside steps to the garden * one twin bedded room * two bathrooms, WC, etc..

Overall the property was well situated and equipped, however, we would have preferred to know before booking that the villa was only accessible via unpaved roads of either 2.5 or 4km. Also it would have been helpful to know before arriving at the villa that the water was non-potable requiring us to bring in bottled water for cooking, food preparation, teeth cleaning et al.

The peaceful location was somewhat marred by the building or restoration of another building about 1/3 km away involving noisy heavy equipment starting at about 7am, although I suspect that was more of a timing issue and we were just unlucky.
Owner's Response: I regret very much the noise guests have suffered for some days, especially because one of the highlight of the house is to be located in a quiet and peaceful place, but I could not forecast the building of a wooden fence in a near property. For what concerns the other two points, potable water and unpaved road, I do believe that the majority of the villas,casale or cottages located in Tuscany, Umbria ecc., are in the same condition, and rural community have made in these years many efforts to keep white roads as a special characteristic of the unspoilt area.Water is preferably not to drink but it can be used for teeth cleaning and cooking as we normally have been doing for over the past 25 years.
I am glad to read guests have enjoyed the house and the place and I willingly accept the suggestion to include the two points in the house informations.
