Minslake is an executive style villa, which has been luxuriously fitted out as it was to originally have been a private home. It stands on a double plot affording maximum privacy and all overlooking a tranquil lake with stunning views, with a host of wildlife. It is situated in a very quiet residential area, with few neighbours and no passing traffic, as there is no outlet. This family home has been furnished to the highest standard and offers over 2,400 sq. ft living space. It comprises of the Master Bedroom,, with with an en-suite with Jacuzzi bath, walk-in wardrobe and 2 further bedrooms with bathroom, a large family room, a formal living room and dining area. This house benefits from its own electrically heated pool (charged separately). Although pool heat is not absolutely essential most of the year it can on occasion, prove to be most welcome during the sometimes cooler winter months. Rotonda, South West Florida is located near beautiful Cape Haze, Boca Grande & Englewood on the Gulf of Mexico. This relaxing area is the perfect spot for enjoying a laid back, quiet vacation. There are outdoor activities for every adventurer. You can jet ski, parasail, fish or charter a boat from one of the area’s marinas. There are numerous golf courses and nearby there are many beautiful beaches all within 10-15 minutes. Pine Valley has the newest golf course on Rotonda, opened in January 2008. This is rumoured to be one of the best golf courses in the Charlotte County area and Minslake is ideally located to this as you can view it from across the lake at the same time as wild life of otter, osprey and many others are often seen on Rotonda whilst in the inter-coastal you will nearly always see dolphin and even occasionally a manatee. For the nearby beaches on Boca Grande and Minnesota Cay, as well as the beaches on Palm Island and Don Pedro Island .

Additional information about rental rates

  • The sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form. Each booking will be confirmed by the owner, as soon as possible after receiving the booking form and deposit and only on receipt of this confirmation by you will the booking be treated as confirmed. Once the owners have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental cost must be paid 6 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.
  • The sending of the booking form confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit prior to the return of the balance. The security deposit will be fully refundable 2-3 weeks after your departure from the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit
  • Providing the owners receive written notice of cancellation not less than 6 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 6 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation

Great Villa..Great Holiday

"We had a wonderful three weeks staying in Minslake. We have found in the past that photographs and descriptions can be misleading but in your case the pictures and description do not do justice to the true experience of staying in Minslake. A wonderfully comfortable master bed, usually one of my criticisms as I am a very light sleeper, a well equipped kitchen, nothing has been forgotten, and a very comfortable pair of lounge areas. Minslake is so clean and well looked after, you and the management company must be constantly updating it to ensure the comfort of your guests.

We were looking for a relaxing holiday, a home from home, and Minslake gave us exactly that. We slept well, there were no disturbances, Rotonda is a wonderfully peaceful area and Minslake has a gorgeous view over the lake from the lanai with no neighbours overlooking the rear of the property. The lake also had regular visits from Moses, the resident alligator.

We can honestly say that this has been the best villa that we have stayed in since we first visited Florida in the early 90s, and we have paid a lot more for some of the previous villas.

When we next come to the area we will definitely put Minslake as our first choice."

A Relaxing Holiday At Minslake.

We stayed at Minslake in December 2008.When we pulled into the drive the villa looked nice but just like the others on that street.However, when we entered the lounge and saw the view beyond the swimming pool and over the lake and the standard of the furnishings we knew we had chosen the correct villa.Everything we could wish for was provided.The mountain bikes were particularly welcome to explore the area.There is an abundance of amazing wildlife in the area , some of them frequently visited the lake.
As with most places in the states a car is a must ,although I found it very relaxing exploring the area on the mountain bike.There is an abundance of Golf Courses in the area but not being a golfer I can't comment on them.
I would have no hesitation in recommending this villa. Brian & Dot ( Swansea.)

The villa was exactly as described. Clean and tidy with most things you could want on holiday. The only facility which was missing was a barbeque but this may have been because of the laws in Florida do not allow you to barbeque inside the cage.

The one facility that was excellent was the computer as we could go onto the internet and print off maps for anywhere we wanted to go. We could book our seats our We found the computer also important if you want to keep in touch with people vial email.

The location was very quiet which is what we wanted and was not overlooked a perfect place to relax and unwind. Take some insect repellent as we got bitten by an insect called no-see-ums. They are so tiny you cannot see them and they can get through the cage but they can bite especially in the early morning or at dusk!

We found a diner to have breakfast called the Egg & I which is on Placida Road. Drive on to Boulevard West turning south in to Placida Road.

We would definitely recommend it for people who want to get away from it all but children may find it too quiet.

We plan to go back some day!

An absolute Paradise.

This home is one of the most gorgeous and comfortable homes we have stayed in. The view is absolutely incredible. This home has everything you will need for a fabulous vacation. We are so greatful that the owners share this wonderful paradise with all. I really miss the warm relaxing pool and view. We are planning to book this home again in the very near future. If you are lucky enough to come across this home......book it!!!! You will not be sorry!!!!!!!
