2 Self Catering Apts to sleep up to 7, between Spoleto + Assisi, close to Rome

Large, private, pool available to all our guests, 3 miles away, FREE OF CHARGE, at our Villa Marianna.

With internet/Wifi access, free of charge, this very pretty part of a 16C Convent was converted into 2 elegant apartments while retaining many of its original features. The private entrance, by way of its original and impressive iron gates, leads to the heart of the Convent where the library and the prayer rooms used to be – hence its 8 huge arched windows through which the nuns would contemplate the stunningly natural beauty all around.

On one side of the Convent is an olive grove. Up the lane is Bazzano’s very beautiful church. On the other side of the Convent live an Italian family. So, at any one time, you may hear roosters crowing, Italians chattering and bells ringing – a cacophony of Mediterranean sounds. At other times, silence ! Living in the Convent is not like living in a make-believe picture postcard version of Italy. What you are about to experience is real !

LA PASSIONATA: La Passionata, a large, open-plan apartment of about 150 sq.mts, is both sensuous and splendid. This spacious apartment, with its beamed and domed ceilings, has 2 double bedrooms – 1 double on the ground floor with a casement window overlooking the gardens and 1 twin in the loft space with a sloping roof and a sky-light - a fully equipped kitchen/breakfast room built into the rocks, an awesome L-shaped, open-plan dining/sitting room with its own 16C fresco as a centre-piece - the artist, Lo Spagna, also has work in the duomo in Spoleto and the Vatican, a huge 16C stone fireplace and 1 bathroom. The main “wow” factor, however, are the 6 huge arched windows on two sides of the dining/sitting room that overlook the spectacular countryside, the gardens and that evoke a feeling of intimacy with the natural beauty surrounding you.

LA ROMANTICA: Below, and to the side of La Passionata, is the other smaller apartment, La Romantica with beamed ceilings throughout. The fantasy bedroom has silky, ruched curtains and magnificent views/Sat TV/Eng speaking. Its 'wow' factors are 2 wall-sized arched windows. One in the bedroom looks onto olive groves and hills rolling towards Assisi, dotted with medieval towers, castles and monasteries and fringed by the Sibilline mountains. The other in the kitchen/diner looks onto gardens, castle ruins and hills.The pretty, snug sitting-room contains 1 single bed made up as a sofa with cushions and a couple of chairs. It faces the terrace and part of the gardens. The spacious hallway with 2 comfy chairs leads directly to private terrace. Here you can chill-out with your glass of Orvieto and contemplate the beautiful garden and the hills beyond.

THE AREA: Just 10 minutes outside of central Spoleto, Bazzano is a wholly Italian enclave and heaves with a history reflected in many of its wondrous old buildings, its awesome church and its grand palace nestling amidst the olive groves. Bazzano is famous locally for its walking territory. Albeit untouched by tourism, it's a little more sophisticated than its neighbouring villages, particularly regarding its small country roads that meander up and down the surrounding hills and join the upper part of Bazzano with its lower part. Strolling back down to the Convent with the stunning panoramic views changing at every twist and bend in the road and enjoying a glass of cold Orvieto at the end of your walk can best be described as a dream-like experience.

Apart from visiting Assisi, Perugia, Todi, Orvieto, Gubbio and Rome, not to be missed is a drive across the Sibbiline mountain range or through the Apennines to the sea-side on the Adriatic coast (about 2 hours), or to Norcia and the Gran Piano.

La Romantica is exquisite. This fairy-tale apartment is below and to the side of La Passionata and its entrance is hidden from view. It has 1 dbl bedr, 1 cosy sitting room, a kitchen/diner with a fully-equipped, stone kitchen and wood-burning stove and a shower-room. The 'wow' factor in this apartment consists of its 2 huge, arched windows. One is in the bedroom and at night one can lie in bed and stare at the vastness of the universe. The other is in the kitchen/dining room. The kitchen window looks onto gardens, mountains and the terrace. The bedroom window looks onto a gently undulating, panoramic landscape towards Assisi. It also has a private terrace that seats 4. Bicycles to share are included in the rental. A lovely 3-4 mile cycle ride along flat, windy roads through the olive groves leads you to the grocers in Eggi, a supermarket or Spoleto. La Romantica is ideal for honeymooners or for those seeking to regain a passion worn down by the pressures of every-day life.

We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

We now have 2 major partners and between us, we offer about 40 very diverse villas, apartments and pool properties, both in central Spoleto and close by. Please see them all on my personal website, the address of which you will find at the bottom of the HomeAway page of this property.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money.

We had a lovely stay in" villa Romantica" in a little , quite place not far from Spoleto.Our hosts,Laury and Norma welcomed us with enthusiasm and hospitality. Laury introduced us to our neighbors and we had a lot of beautiful afternoon"wines"in de garden and exchanged new ideas to do in Um brie.Our villa is not very big but everything we needed was there and it has a wonderful view from the bedroom window and our kitchen has a real italian view over de garden.

Once we pulled into Bazzano Inferiore and up the road to the little hamlet where La Romantica is nestled, we knew we were in for something special. The garden, the views, the wonderful neighbors, and Laurie and Norma, take a great apartment over the top! This is such a cozy, warm spot, really tucked away. We loved the atmosphere and found everything we needed was provided. We wish we had the chance to try the family restaurant and find more time to visit with Laurie and meet the amazing Norma in person. Wouldn't change anything else! Thank you for sharing this lovely home with us!

For instance, we are planning to offer helicopter trips from our private restaurant at our Villa Marianna, 0.7 miles up the most beautiful and quiet lane in the world. Already, we offer guided, scenic walks with mules carrying picnics, olive oil tastings, wine tastings, cookery classes, ceramic classes, fly fishing, guided trips to Rome and Florence...... We are always developing our offer because we understand that these days, it is not enough to just provide an apartment, villa or pool property. We offer an entire experience !

Lavish, generous, and romantic. For us, the genuinely friendly support of Norma and Laurie made us feel comfortable and wanted. I would definitely recommend this unit to friends and family willing to be a bit out of the crowd. The accommodations could not have been more modern or functional. Communication in making the booking was rapid, thorough, and professional. We will stay again.

We stayed in La Passionata with two friends this August. This is our second but hopefully not our last stay.
The views from the apartment are spectacular, the garden is beautiful and well maintained, the facilities and kitchen provisions were just the best, and Laurie was just a phone call away if we needed him.
We love Umbria and there is plenty to do and see if you can bear to drag yourself away from the garden!

Instead of writing a review, here is the email we wrote to the owners following our holiday. It says it all.

Dear Norma and Laurie
Just a quick note to thank you for looking after us so well in Umbria - and to congratulate you on the standard of your hospitality. We very much like the way you run your holiday properties. We liked the fact that there were no additional things to pay - in our Tuscany accommodation the gas used was charged as an extra at the end - and I'm sure all your guests like the fact that everything is included in the price. We also very much liked the extensive welcome pack - far more than most (I feel sure) give - and certainly more than our Italian owned Tuscan accommodation provided. Not difficult that since they provided nothing at all - not even salt! Again I am sure that all your tenants appreciate the fact that you go the extra mile for them in this way. Finally, of course, we liked the apartments themselves. It was great to split our time between two - one week in L'Arco and one in La Romantica. They were quite different and we very much enjoyed both. Pity you couldn't have laid on wall to wall sun for us as well as a great apartment but even the best of landlords can't control the weather. And even in the rain we enjoyed them.

So, as I'm sure you have been told many times, we think you are both doing a great job and have very much got things right. My daughter has booked La Passionata for later this year and it was great to be able to tell her that she is going to a really good place with really good people in charge.

Bazzano-di-Spoleto is 20 minutes from Assisi, Bevagna, Trevi and Montefalco. The Sibillini mountain range is to the back of you. A 2 hour drive across them to the sea-side on the Adiatic coast, or to Norcia and the Gran Piano, is a drive through heaven! Todi, Gubbio, Orvieto and San Gemini - famous for its flower festivals - are a 1 hour drive. Perugia, Bolsena and Trasimeno are 45-90 minutes by car. Naples and the Amalfi coast are 3-4 hours by train. And, Venice is 5 hours by train.

There are no shops in the village. However, there is grocer's shop and a coffee shop, 1.5 miles away. And, 4 miles away is central Spoleto, packed to the brim with shops, bars and restaurants.

Strolling through the streets of historic Spoleto is like being caught in a time-warp. Here, you can enjoy the finest wines, the tastiest truffles, the most mouth-watering olive-oils and the best ice-creams in Italy. The spirit of its fascinating past is immersed in every stone and cobble. It is the kind of place where fantasy meets reality and, while you're on your passeggiata, maybe it will.

Full-time access to our large private pool at Villa Marianna (120 sq mts), 3 miles away, free of charge. Self Catering, Huge Arched Windows, Fantastic Views, 4 miles to Spoleto Centre, 15 miles to Assisi, 40 miles to Perugia, 30 miles to Orvieto, 40 miles to Gubbio, 5 hours to Venice + 3 hours to Pompeii by train A car is essential. Ideal for 2-3 adults or, 2 adults and 2 very small children. SKY SAT TV with Eng lang films/docs/news/music etc + DVD, 1 stereo/radio, plenty of videos (child/adult), CDs and a variety of books. I'm sorry I can't allow pets. There are 55 steps leading up to La Romantica. Hairdryer + ironing facilities in each apt but both share the use of the washing machine, in the utility room at the entrance to Convent.
