Charming two-room house, part of a larger estate, located near the sea (15 minutes on foot and 5 by car) and only 3 kilometers (2 miles) from the village of Porto S. Stefano. The desing is contemporary, on two levels with ample, comfortable and well-organized spaces. The first floor is one large, loft-like space with a kitchen nook, an eating area and a living room area. The living room has a queen-size pull out couch. On the first floor are also a bathroom and a storage room/laundry room. The living room opens onto a furnished terrace with a view of the sea, a dining table (seats 8) shaded by two large patio umbrellas. On the second floor is a bedroom with a queen-size bed and its own terrace, also with outdoor seating and shade. The house is surrounded by a garden and by terraces planted with olive trees.

Further details on the house: The house is located on top of a hill and is surrounded by around 9 acres of terraces planted with olive trees. The property also includes the owners' villa, the caretakers' house, and a small villa (also available for rent). The entire property is accessible.

Sports: In Porto S. Stefano, Porto Ercole and the Marina of Cala Galera (Porto Ercole) you can find all you need for all water sports. In Orbetello there is a tennis club with available courts.

The house is located on the Monte Argentario, a lovely Mediterranean peninsula, with small beaches, rocky coves, sixteenth-century forts, and an enchanting sea. The village of Porto S. Stefano is 1,5 miles from the house and two other towns, Porto Ercole and Orbetello, are both 9 miles away. Two long beaches the Giannella and the Feniglia, respectively 4 and 7 miles from the house, connect the Monte Argentario to the mainland. The many beaches and rocky coves of the peninsula can be reached on foot, by car or by renting a boat, either in Porto S. Stefano or close by, in S. Liberata. From Porto S. Stefano, ferries and hydrofoils depart daily to the islands of the Tuscan archipelago. Ideal location for daily excursions to some of the most beautifull locations in Tuscany and the nearby Latium. The medieval towns of Pitigliano, Sorano and Capalbio, the thermal baths of Saturnia and the etruscan ruins of Roselle and Vulci are just 1 hour away; Siena 1 and 1/2 hours, Rome and Florence 2.

Golf: The house is about 7 miles from the Argentario Golf Resort & Spa. The course has 18 championship holes and a driving range. In 2006, the Argentario Golf Resort & Spa has been awarded 'Best Golf Course in Italy' by The World of Golf trade magazine.

Ski: The nearest ski resort is located on Mount Amiata to about 50 miles from the house. The station is comprised of 8 lifts, 12 alpine ski runs, 4 ski trails.

Payment is usually accepted in the quoted currency (Euro) unless the currency and the amount is specifically agreed in advance with the owner / advertiser.

Rates include electricity, water and linens (bedroom, bath and kitchen).
Costs for both cooking and heating gas are excluded. The charge for gas will be € 30 per week from May 1 to September 30, € 80 per week from October 1 to October 31 and from April 1 to April 30, and € 150 per week from November 1 to March 31. Also excluded is the End of Rental Clean (€ 50 in cash, due at check-out).
A 50% deposit is required to confirm all bookings; the balance is due 30 days before arrival. Both payments are to be made via International wire.
A security deposit of € 200 is due at the time of arrival refundable at departure after checking damage.
Chek in is between 4:00 and 6:00 pm. Check out is 10:00 am. Arrivals and departures at different times than the above have to be agreed upon on advance and could incur additional costs.
The cancellation of a confirmed booking entails the forfeiting of all payments made. Every effort, however, will be made to find a replacement tenant, in which case the Client will be fully reimbursed, except for a 25% service charge. If the Client abandons the property, he/she loses all rights to any eventual refund or rebate.

The gate to the property can be opened with a remote control (furnished upon arrival) and from the intercom inside the house.
