close to seaside, 2 stylish apartments, fully refurbished, 6 and 4 beds

Podere San Niccola is located on top of a hill it boasts a spectacular open, panoramic view overlooking well-kept lawns, a beautiful olive grove and the sea. If weather is fine it is possible to see the islands of Elba, Capraia and sometimes even Corsica in the distance. The surrounding area is classic Tuscan country with olive trees, cypress, and pines.

Punta Ala is well-known for its trendy harbour, its sandy beaches and its very clean turquoise sea. Elegant resorts, golf, polo games, regattas, beach-going, port facilities, water activities of all kinds and night-life make this somewhat a special sea-side resort with a rather unique natural environment. But there are no-fee public beaches in between the private beaches as well.

In Punta Ala you will find all kind of services, supermarkets, nice shops and many excellent restaurants offering fresh seafood.

Il Casale: Il Casale San Niccola is a large 18th century villa set on a 3 hectares property which is only a 5 minutes drive from the sandy beach.

The Casale is surrounded by neat lawns and faces south. The patios in front of the house boast a panoramic view overlooking the well-kept lawns and the beautiful olive grove. The sea can be seen through tree tops.

The entire property has been fully refurbished in 2010, and commencing June 2011 two spacious and stylish apartments inside the Casale will be available for rent. Currently the villa owner is finishing the decoration of the apartments, and in May 2011 more pictures will be available.

The Casale is built on three floors. The Casa Mimosa sleeps 4 people on the second upper floor, the Casa Ginestra sleeps 6 people on the first upper floor. Each unit measures approx. 100 square metres living space.

the apartment is located on the second upper floor under the roof. Therefore the bedrooms do not have very high ceilings. Since one bedroom is a walk-through room it is best suitable for one couple or a family with children. 1 entrance with kitchenette, 1 living room with sofas and dining area, 2 twin bedrooms (one of which is a walk-through room), 1 bathroom (with bathtub).

Punta Ala : The beach lies at the southernmost end of the Gulf of Follonica, 3 km from Podere San Niccola. This is one of the loveliest parts of the Maremma, thanks partly to the soft pale sand found here. The very long beach is partly occupied by bathing establishments and bordered by dense pinewoods. For those in search of peace, we recommend the beach at Punta Ala harbour, which is smaller and unspoilt, far from the madding crowd. The colours of the sea range from turquoise to pale blue and the water is clear enough to view the gently sloping bottom, the ideal place for swimming and paddling.
