The house has two levels with a large lounge / dinner area and a kitchen located on the bottom floor whereas the four bedrooms are located on the second floor. All bedrooms have wooden bamboo floors and opens up to a large balcony with views of the Mediterranean and direct access to a covered terrace and the swimming pool area. The house also has a roof terrace with panoramic views of the bay of Golfe Juan, Cap d'Antibes and the Alps.

The villa has approximately 175 square metres of accommodation with four bedrooms, large living room, kitchen, bathroom, shower and two WCs. The living room is bright and spacious with high ceiling, large windows and balcony doors leading out to the front terrace. The living room also has satellite TV, DVD, stereo with iPod connector as well as a wifi internet connection. The large kitchen is fully equipped with high quality appliances and have direct access to the front terrace through its own balcony doors. There is also a separate laundry room and a WC located on the bottom floor.
A granite staircase leads up to the second floor where the four bedrooms are located sharing one bathroom, one shower and a separate WC. All bedrooms have direct access to the large balcony that stretches around the house and provides access to the roofed terrace and pool area. Two of the bedrooms have 160x200 double beds, one has a 140x200 double bed while the last bedroom has two 90x200 single beds.

Les Karias is set in a terraced Mediterranean garden of about 1,400 square metres with lavender, jasmine, and olive trees. There is a large terrace in front of the house overlooking a lawn with its olive and mandarin trees. Two paths, one on each side of the house, leads to the back of the house and its large grassed lawns and impressive eucalyptus, oak, and fig trees that surround the pool area. The pool is 10x4.5m set in a stone tiled terrace and with impressive walls built in local yellow stone.
Overlooking the pool area is the covered terrace where ten people can easily be seated at a wooden teak table. Stairs are leading up from this area to the roof terrace where stunning views of the Mediterranean and the Alps can be enjoyed.

Swedish/French family that now lives in London, but still loves to visit our lovely house on the French Riviera when time allows.
We were living in France between 1997 - 2005 and we really love the area! We decided to buy a house before relocating to London as we wanted a place to go back to when the weather becomes unbearable in the UK.
The reason we bought this particular house is that it is very charming, located in a very calm area in prestigious Super Cannes with easy access to central Cannes and other surrounding villages such as Vallauris and Golfe Juan. It doesn't hurt that you can be on the beach in less than 10 minutes either!

Les Karias is situated on one of the hilltops in Super Cannes, which is one of two quiet and prestigious quarters above Cannes and Golfe Juan. Cannes is a popular seaside town with beautiful sandy beaches and long promenades with impressive boats to be seen in the exclusive harbourside moorings. Cannes is also known for hosting the annual Cannes film festival in May, which is one of the world's oldest, most influential and prestigious film festivals.
Golfe Juan is also a beautiful seaside town with sandy beaches and its own port, but is much smaller than Cannes and provides a more relaxed atmosphere away from the luxury glamour of the Croisette.
Les Karias also provides easy access to the old town of Vallauris with its typical Mediterranean atmosphere. Vallauris is a city of arts, crafts and pottery traditions where the workmanship can be seen in many different boutiques and in the pottery museum.
The three town centres of Cannes, Golfe Juan and Vallauris are all less than 10 minutes drive away from Les Karias.
Squeezed between the sunburned plateau of the Var to the west and the soft mountains on the Italian side of the border to the east, the Alpes-Maritimes is primarily well-known for its coast, which is the most varied in southern France.
There are cliffs, shingle stones, broad sandy beaches and enchanting bays, fashionable Riviera cities like Nice and Cannes, splendid marinas with their yachts, luxury hotels - and the fashionable life on the coast. But the Alpes-Maritimes is also something else, the hectic French Riviera has a peaceful and at some places completely deserted hinterland with fantastic natural scenery and idyllic medieval villages.
