3 bedroom, 3 bathroom villa set in large private gardens. Mountain & Ocean views

The property is a generous sized 3 double bedroom villa. There is a double bedroom located on the first floor with it’s own private en-suite comprising of bath, hand basin & WC. This bedroom has a large private terrace with fabulous views over the pool and gardens and to the ocean beyond. on to the rear extensive countryside views look to the Monchique mountains.. There are two further twin bedrooms on the ground floor, one of which is en-suite with walk in shower, hand basin & WC. There is also a separate bathroom with large shower, hand basin and WC. The open plan living space has a fully fitted modern kitchen with dishwasher, fridge, freezer, electric oven & gas hob. Within the kitchen are there is dining space for 6 people and access through patio doors onto the pool terrace and barbecue area. The living room also has access through patio doors onto the pool terrace with its outdoor seating area perfect for relaxing overlooking the large pool. Within the living room there is comfortable seating and a fan assisted log burning fire for winter lettings. There is an LCD TV, Freesat satellite system, DVD player and wireless broadband internet (Internet charged at €25 per week, payable upon arrival if required). Leading out from the living space onto the extensive terrace area there is a dining table seating 6 people comfortably. On the same terraced area are some comfortable chairs perfect for relaxing, overlooking the 10x5m lit pool. The pool area is walled and gated and includes a barbecue area.

Gardens: The villa is located atop a small hill overlooking Porches village. This affords it beautiful panoramic views of the surrounding countryside and also means there is a lovely cooling breeze on hot summer days. It is set in 3000m2 of mature landscaped gardens comprising lawns, pine trees, fruit trees and mature shrubs. It is very private and fully fenced. Entrance to the villa is through gates which open onto a sweeping driveway up to a parking area for four cars. There is also a car port.

Porches: The village of Porches is in walking distance and has a good selection of very good restaurants, including the Michelin 2 star Ocean Restaurant at Vila Vita Parc. At the bottom of the road from where the villa is located is a fabulous Traditional German Beer Garden which is also owned and run by the nearby Vila Vita Parc, five star hotel. Just outside the village on the EN125 is Bar Bacchus, located within the famous Porches Pottery ,a popular lunch venue for locals and visitors serving delicious light lunches and salads in beautiful, traditional Algarveansurroundings.

Surrounding Area: Close to many amenities and sporting activities. The nearest beach of Senhora da Rocha is a 5 minute drive, many other picturesque beaches are close by. Within 15 minutes drive are 6 fabulous golf courses. The villa is 5 minutes by car from the waterparks of Aqualand one way and 10 minutes from Slide & splash the other. There is a horse riding centre a short 5 minutes away and a supermarket is easily reached 5 minutes drive away. The larger shopping centres of Algarve Shopping at Guia or the new shopping centre, Aqua in Portimão are 15 minutes away.

The villa is set in an idyillic countryside setting overlooking woodland, atop a small hill and enjoys fabulous 360 degree views of Porches Church, Atlantic Ocean and to the rear, Monchique Mountains. It is close to many amenities and sporting activities. The nearest beach of Senhora da Rocha is a 5 minute drive, with many other picturesque beaches close by. This makes the villa a perfect base for exploring the whole of the Algarve and beyond. The cities of Lisbon and Seville are both close enough to visit for the day by car being approximately 2 1/2 hours away.

As the villa is perfectly located in the centre of the Algarve in addition to these courses which are close by, there are a large selection of other courses within 30 minutes drive. These include Alto Golf, Balaia, Penina, Boavista, Laguna, Millennium, Morgado, Old Course Vilamoura, Palmares, Pine Cliffs, Pinhal, Salgados, Victoria and Vila Sol.

  • Rental Conditions

    1. Weekly rental prices are inclusive of utilities except broadband wireless internet which available at an extra cost of €25 per week.
    2. Bedlinen and bathroom towels are changed weekly. Clients must provide their own beach/pool towels.
    3. Cot and high chair are pre-bookable on request.
    4. The villa is available from 3.00pm on the day of arrival. On the morning of your day of departure we ask you to vacate by 10.00 am.
    5. A refundable damage deposit of 200 € is payable in cash upon your arrival. This will be refunded on your departure subject to there being no damage to the property or its contents..
  • Payment Terms

    1. The property may be reserved subject to availability, upon receipt of a deposit of 20%.
    2. Final payments must be received six weeks before your arrival date or at the time of booking if your arrival date is within this six week period.

    Cancellation Policy

    1. Cancellations can only be made by the person who made the original booking.
    2. Cancellations will result in the loss of deposit.
    3. Once final payment is made any cancellation made afterwards will result in the following:
    Between 6 weeks and 4 weeks from arrival, 50% refund.
    Between 4 weeks and the arrival date, no refund will be made.
  • Changeover Day

    Changeover day is negotiable except during peak period rentals (30th June - 31st August) when there is a fixed changeover day of Saturday.

The terrace has steps leading down to the lower terrace and pool area. It also has modern en suite facilities including a corner bath with shower, sink and WC. Bedroom 2 with 2 single beds is located on the ground floor and has two windows to the rear and side. It has a delightful modern en suite with a walk in shower, hand basin and WC. Bedroom 3 also on the ground floor with 2 single beds has two windows and is located next to an independent shower room with large shower, hand basin and WC.

Christmas Break in The Algarve

I am reviewing my 2 week Christmas break in the Algarve, staying at this wonderful property. The villa is ideally located for easy access to several golf courses and given the wonderful weather we enjoyed made it a perfect base. With that in mind we intend to return in 2013 to the villa and surrounding area at a warmer time of the year to visit the fantastic local beaches we came across. The villa itself has everything needed for a perfect holiday with friends. It has been tastefully updated and has a lovely fresh, clean feel to it. The bedrooms are generously sized and the bathrooms are obviously Recently updated. Even though this time of the year is quieter we still managed to discover some lovely local restaurants. We tried Porches Velho in the village which was lovely and friendly with delicious food, particularly the Iberian Black Pork. The Indian restaurant, O Indiano in Carvoeiro take some beating and always seems busy. Having stayed in many properties on the Algarve previously, this villa takes a lot of beating for its combination of location, quality of the property and facilities.'

The Perfect Retreat

Unfortunately I am now back from a fantastic 2 week break in this idyllic spot. We had 6 adults for the 1st week and only 3 of us for the 2nd and all 6 fell in love with this slice of Portugal.

The villa is in a perfect location on a hilltop giving views to the sea, mountains and the church in Porches which is lit up at night. The views may be fabulous but not as fabulous as laying back on a sun lounger and watching the birds in the garden! The birdsong is perfect background music for sunbathing or a leisurely lunch on the veranda. None of us are birdwatchers but were fascinated by the birds here. Having googled about them we discovered that a pair of Golden Orioles nest in the garden and we also had daily visits from a magnificently coloured love bird.

From a practical point of view the villa is superbly equipped especially the kitchen. The decor is very tasteful and our initial concern at having no air con was soon forgotten when we had the lovely breeze flowing through the house once windows were opened. Everything is immaculately kept especially the extensive gardens.

We holiday in villa's every year, twice a year and have been to many, many beautiful places but few can compare to this tranquil and relaxing location.

Also, the owner John was extremely helpful, easy going and agreeable. We will definitely be visiting again and would highly recommend it to anyone else needing a complete break away from it all.
