In a really unique landscape you can enjoy a view identical to that one of 400 years ago, in a luxury family house of 800 sq.meters. This romantic villa is located within a hunting reserve of 700 hectares owned by our family since 4 generations, with its own lake and swimming pool. The furniture is antique. Golf field with 18 holes in the next property to 1 km. distance. Just behind the house there is Mount Tezio where you can climb at 1000 meters ( the house is at 600) and have a magnificent view of Umbria region and Trasimeno lake. In a 2 hours time you can reach Rome and in 2 hours and half Florence. Only 12 km. to reach the splendid mediaeval town of Perugia where you can enjoy city life and half an hour the San Francesco town of Assisi with the just restored Giotto paintings of the church and Subasio Mountain. Half an hour to the Trasimeno lake. Famous Umbria jazz festival in Perugia 6 km distance and festival dei due mondi in Spoleto. Several markets and 'sagre' organised nearby

This unique Perugia Umbria villa has 3 floors for up to 12 persons and can be rentes only 2 floors for 1500 euros per week in high season if you are less than 7 persons as it has 2 kitchens (but the third floor will not be rented) or the entire villa for 2000 euros per week in high season. In total there are 3 complete bathroom and 2 cloakrooms, 2 kitchens, entrance, 2 dining rooms, 2 livings, 7 bedrooms and bureau, lavatory. Anyway units are not rented separately but only to one group at the time. Garden and swimming pool are totally private. Price for this unit in high season is 1500 euros per week. Gardener, guardian and swimming pool cleaner ( once every 2 days).

In just 12 km you have the splendid medieval town of Perugia with its city life. in half an hour you are in the San Francesco town of Assisi with Giotto paintings. Half an hour to Trasimeno lake and Tuscany. In the Northern direction half an hour for Gubbio and slightly more than an hour for the traditional villages of Norcia and Cascia. In 2 hours time you can reach Rome and in 2 and half hours, Florence. Direct connection from London via ryanair to Perugia- Sant'Egidio airport (half an hour distance) on Friday, Sunday and Wednesday.

An Unforgettable Holiday

Our family group of 11 enjoyed a week in this unique villa. Although "away from it all", the location was excellent both for exploring the amazing ancient hill-towns of the region (Perugia, Assisi, Gubbio - to name but a few) and for walks in the hills, to a nearby lake or castle.
Self-catering was not a problem, with a well-stocked supermarket a short drive away, and local restaurants offering delicious regional food.
The very well-mainatined pool was especially popular with the children of the family; the atmosphere in Perugia during the nights of "Umbria Jazz" appealed to our teenagers, while lazing around in the lovely, peaceful garden and just taking in the view also featured high on the agenda. The ancient house itself, with its unique interiors enchanted us all. From age 5 to 75, there was something for all to enjoy and remember for years to come.
One week was definitely not long enough. We hope to return one day.
Owner's Response: Perfect guests, happy to host them, altough a big group the impact on the ancient house with precious furniture was very respectful. Hope to host them again with priority respect other families. Very precise, clean and, if I may say, sympathetic family.

This is a unique country home that feels far away from it all yet is close to Perugia.It's very peaceful,comfortable,and relaxing.
The views are lovely.It's wonderful to come home
to this romantic villa after a day
of sightseeing in Umbria.
We hope to return here soon.
