Rolling Hills is a great location 3 miles from Disney and within easy reach of Universal Studios and SeaWorld/Discovery Cove. Our villa has been refurbished, within the last year, to a high standard and all household appliances were renewed in March 2011. Consisting of 5 bedrooms; 1 king, 1 queen, 2 twins plus a 5th bedroom with a bunk bed (single above a double); kitchen with breakfast nook, utility room with washer/drier. There is a family room and a separate sitting area with formal dining table, making it ideal for 1 or 2 families. The large SSE facing pool set in spacious deck area with sun loungers and beach chairs, lanai with table and chairs for al fresco dining. Cable TV's with DVD players are in all bedrooms but the king and queen bedrooms have Blu-Ray players. The family room is equipped with 47' HD TV, Blu Ray player, cable TV with over 200 channels to choose from. The new games room is fitted with a pool table and air hockey table, some family friendly games can be found in the bunk bedroom. Wi-Fi internet is available throughout the property, complimentary free phone calls to USA & Canada, safe and mains powered smoke detectors are throughout the property, security alarms are monitored by Pioneer Technologies.Cot, high chair, baby monitor.The villa is close to many championship golf courses as well as five Disney courses; many family friendly bar/restaurants are close by, close enough to stroll to, as well as many supermarkets, shops and shopping malls. It’s close enough to Disney for you to drive back to the villa for a rest or swim in the afternoon before returning for the evening parades and firework shows.

Rolling Hill is a quiet community made up of an equal share of permanent residents and rental homes yet only three miles from Disney theme parks just off Highway 192; it is one of the closest residential communities to Disney. It is close to numerous supermarkets, including Target and Publix, good quality restaurants (Outback, Red Lobster, TGI Friday’s to name but a few), themed bar/restaurants and various other shops including a walk-in medical centre. It is situated within easy reach of several shopping malls and golf courses. Centrally located it is only sixty minutes drive to the east coast beaches, Space coast and Cape Kennedy Space Centre. It’s about the same drive to Tampa Bay and Busch Gardens, home to the best roller coasters in Florida, and the west coast beaches.

  • RATES INCLUDE 13% FLORIDA TAXES
    £200 non refundable deposit, balance due 8 weeks prior to arrival. Full balance payable if booking is cancelled within 8 weeks of the commencement date, we advise you to insure against this. Security deposit £250 for damages and breakages, held until management have inspected the property after your departure. Stays of less than a week incur a cleaning charge of £70 on top of rates.
    Pool heating £105 per week (recommended Oct-Apr)
    We are willing at times to discount our prices for 3 weeks or more out of peak period or for a late booking or to fill a gap in our availability calendar.
    Payment is also accepted in US Dollars
  • Please note that in the interests of all our future guests no pets are welcome, nor parties of all males / females or young persons under 21 years of age. Smoking inside our villa is not permitted.

Wonderful place to stay near Disney

I have stayed in many houses in orlando area and this is by far the best for a large group of people or big family. The location is a big plus, very close to all attractions, restaurants and grocery stores. My family really enjoyed the pool and game room. The property was very clean and well maintained. All the amenities of home. I will definately stay here again.

Home from home for the 2nd time

This was the 6th time we have stayed in a villa rental in Orlando, and the 2nd time in this villa. The fact that we chose to come back says a lot about the quality and location of the villa. I can say that we have never had a bad villa in Orlando, but this one has the edge. There are so many plus points, but if you want a villa pool that is not overlooked, a good quality games room, good location for the parks and restaurants, good quality furnishings, then this is the villa for you. We had a minor issue with the pool, and Penny was very quick to deal with the issue, which is always good to know when booking. We will be looking forward to our next visit.

Best Villa Yet !!!

We have stayed at many Villa's in the Kissimmee and Davenport areas over the last 10 years - and to quote my Step Daughter - "This is by Far the Best Villa Yet"

We were very pleased with the facilities and layout of the villa, being the first one we had stayed in with an "Upstairs" - so we never felt on top of each other - The pool was of a good size and we all tried to ride the Whale and the "Gator" - Each had turns attempting to stay on the Whale - nobody made it past 30 seconds - !! Ha Ha.

We had excellent service from Penny and as our going home flight was quite late from Tampa, she even booked us a "Late Check" out at no cost - Thanks!!

As it was Rolling Hills, you're next door to Disney of course and with all the Restaurants on US 192, Rolling Hills is very quiet and we enjoyed the area - love to go back again, as the Mouse Says "See You Real Soon" !!!

Great Villa, great owners and a great time....Roll on the next time.....

Back again!

I think the fact that this was our second stay in just under 12 months says it all! The villa is in a super location and always spotlessly clean on arrival.

We booked at the last minute and the owner could not be more helpful in sorting out the arrangements.

Our home from home !!!

This was our second time we have stayed in this villa and I guarantee there will be more........
Fantastic location as mere 5-10 minutes from Disney and local stores and resturants on your doorstep. The villa itself is situated on an extremley quiet development with no one overlooking the rear of the property where the beautiful pool is located.
The interior of the property is clean, bright and HUGE with excellent modern equipment in the kitchen, laundry, bedrooms and games room.
I can not stress how wonderful this home is and I know there are hunderds of villas available but why risk being disappointed when I know what to expect with this villa as it's "our home from home"
We even had a Christmas tree there to greet us when we arrived such a wonderful touch by owners that value their guests.
Simply can't wait to vacation again as this is where you will find me and my family as in the words of a certain mouse "See y'all real soon"
