Large 2 units, Country Views villa with pool. 4-12 sleeps

Set on top of a hill, just 15 minutes walking from the picturesque village of Formello , this large villa, suitable for a family group, extended families or group of friends, stands in private 3 levels, child friendly gardens, with spectacular views on Regional Park of Veii. The layout and space of the house, lawn & pool allow you to greatly enjoy your holiday. In addition to this, a quick drive to the train (15min), would take you into down town Rome for 1,50 Euro each way. This gives you the flexibility to spend considerable time in Rome or head north to explore the many experiences. Getting on the autostradas through GRA - the ring around Rome - is very close (15 min) and easy to navigate.

When back home, relax around the private out door swimming pool (large 6m, long 12m, deep from 1,20 to 2,20 m) , or, in the mature gardens ,enjoy sunset on the west side and the wonderful view northwards across hills and miles of countryside infront of you!

The villa, divided into 3 apartments, can comfortably accommodate 10+ people with 3 ensuite bedrooms plus 1 separate WC in the Main apartment on the ground floor and 2 double bedrooms plus a full shower room in the guest apartment on the second level of the garden.

The owners, Mario and Silvia, a couple - more or less - sixty years old, live in the third apartment, with private access, on the first floor. They respect the privacy of their guests but, speaking both English, are happy to give any help if requested.

The family friendly Guest apartment, with private access, is located on the second level garden of the villa. The cosy furnished apartment can accommodate 4 + people with 2 nice and large double bedrooms, opening through French doors onto the fabiolous landscape private, well kept garden, furnished with sun umbrella, dining table,chairs and BBQ – perfect for al fresco dining on the warm Summer evenings! The sitting, dining and kitchen area comfortably seat 5 people on one sofa and two arm chairs and around a table with 6 chairs. The apartment has one full shower room with wc, bidet, shower, washstand. From all the windows fantastic view onto the Regional Park of Veii. Guest apartment is an ideal place for a small family group, enjoying a relaxing holiday minutes from Rome.

About Silvia

My husband and I moved in this villa long time ago. My children have grown up here and enjoyed the quietness and healthy air of the country side, not so far from Rome downtown, where they used to go to school.

When first we visited the house, we fell in love with the impressive view of the Parco di Veio in front of it. No matter if there was lot of work to do to restore it, we were young and strong and that house, in that location, ought to be our home!

We live here since 30 years, we made a lot of changes and now the house can comfortably host friends and visitors in full privacy.

Stunning and Friendly

This was our second visit to this villa. We loved it forst time, but were even more pleased on our second visit. The owners have made a few changes since our last visit which have improved the experience even more. (If thats possible?) Mario and Sylvia made us feel so welcome and nothing was a bother to them. The location is fantastic for venturing into Rome (dont bother to drive - get the train from Olgiata) or simply exploring the endless picturesque ancient villages and towns. To come back to the beautiful surroundings of the Villa (With its pool) after a day of sight seeing in the heat was a Godsend. We would highly recommend this villa to anyone looking for an ideal 'bolt hole' to explore the Lazio area. (Or further afield) It is suitable for large parties as well as couples (like ourselves) Even though there were other families there when we stayed, we were unaware of there presence. Wonderful, Wonderful place. Highly recommend.

very nice when visiting Rome in summer!

We enjoyed staing in this villa because we could relax in a nice garden and house after visiting a hot Rome. Besides Rome there are a lot of interesting places - Tivoli, Villa Hadriani, Etruscan cities - you can reach by less than an hour drive by car. A place for dog-lovers because the dog of the house likes to welcome the visitor and to play with you. He is very sweet ande friendly! The pool is very nice and you have an excellent view on the hills. We staied in the under-house. The only disappointment was the huminity of the appartment.

Owner's Response: Many thanks for your review. Sorry for humidity that can be avoided just putting the drying rack with wet cloths outside in the garden and opening the wide windows during sunny days. No complaints by the others guests on this matter...

Our holiday here was one of the most enjoyable we have ever had. We cannot thank Silvia and Mario enough for all their hard work making our holiday such a wonderful experience. The apartment was lovely, very clean, well equipped and beautifully furnished with antiques and old paintings. The view is breathtaking. Perfectly located, it really does have everything you would want for the ideal holiday. The journey into Rome was very easy and there is also a beautiful lake and beach nearby. The apartment is very close to the local village of Formello where you can find restaurants, bars and a well stocked supermarket. Silvia made us feel so welcome, she spent over an hour with us giving us advise on where to go in the area. We spent many hours by the pool, perfect place to unwind after a day in Rome! Our two boys aged 12 & 10 loved their stay, their favourite thing was playing with Silvia and Mario's very friendly dog! You will not be disappointed with this apartment, very special, don't hesitate, book it! The Nichols family, London.

Wonderful holiday close to Rome

We spent a wonderful couple of weeks in Cassia Flaminia.
The location is ideal, in a very quiet area with excellent view on the hills, while close enough to Rome to visit the city at will.
The villa itself is spacious, very well equipped and maintained. And we could have spent the whole holiday near the beautiful pool!
But there is plenty to do and see in this Etruscan region, and Silvia and Mario were very helpful by providing suggestions and directions.
This was one of our best holiday in recent years and we can definitely recommend this villa!

We stayed in Cassia Flaminia during the last week of June 2012. There was a heatwave that week and the pool was the best place to escalpe from the heat.
The apartment was spacious, clean and comfortable. There was plenty to do around the area and Sylvia and Mario were very happy to share their knowledge and advise the best places to go whether for culture/history or restaurants.
A car is essential, and by driving to the local train station and leaving the car you can be in St. Peter's Square in less than an hour, then pick up an on/off tour bus you can see most of the city very easily.
We would stay in Cassia Flaminia again and have recommended it to family and friends.

We enjoyed the relaxing, large and excellent equipped apartment in Formello, just outside Rome. Its location provides a quiet base for day trips to Rome. The friendly owners are also very helpful in advising on day trips to the charming medieval cities around Lake Bracciano, really worth visiting.
From its terrace, one has a splendid view over Parco di Veio. Absolutely a place you want to go back to.

First of all it is due to say that car is necessary.

The villa is just 2 km from Formello village centre, it takes about 15 minute to walk down, less if the wind is at your back. Located in the Regional Park of Veii, Formello is a small village and his “centro storico”, with narrow streets and ancient houses, is worth to be visited. Do not forget to visit also the Church of San Lorenzo (10th-11th centuries) and Palazzo Chigi built by the Orsini, probably over the pre-existing castrum in the eleventh century. It houses the Archaeological Museum of the Countryside of Veii. The famous ancient road Via Francigena passes here. The route passes through England, France, Switzerland and Italy. The route was known in Italy as the 'Via Francigena' ('the road that comes from France') or the 'Via Romea Francigena' ('the road to Rome that comes from France').In mediaeval times it was an important road and pilgrimage route for those wishing to visit the Holy See and the tombs of the apostles Peter and Paul. Nowadays, in Spring and Summer, many groups of pilgrims, walking from the far North, take this road to reach Rome.

In Formello you find a small supermarket, shops, banks, restaurants , pizzerie, bars and caffees. “Bar Lai” and “Bar Sabatino” are famous for their yummy ice creams. At few steps from the house, half way between the villa and Formello, enjoy a tasty pizza at “La Pineta” restaurant.

Bigger, well stocked supermarkets and shops are in “Le Rughe Mall”, 6 km further on via Cassia 2bis northwards.

Formello is a good location to use as a base for touring first of all to Rome, only 25 km far, than to Bracciano lake with its waterfront old villages Bracciano, Anguillara and Trevignano - you can be there in 30 minute maximum-. Viterbo also is worth to be visited and so many others Etruscan villages and natural beauties in the north of Lazio Region.

When going to Rome, you can live your car at the train station and comfortably reach town centre with metro trains passing every 10 -15 mimutes.

2 metro train stations are 15 - 20 minutes driving from the villa.

* FR3 – Station Olgiata in Via Cassia– stop Valle Aurelia – connection with Metro A or stop St. Peter - connection with bus 64 running to the centre – cost of the ticket Euro 1.50 (slow trains - 30 minutes to reach St.Peter)

* Roma –Viterbo – Station Saxa Rubra in Via Flaminia – stop Piazzale Flaminio – Piazza del Popolo – connection with Metro A – cost of the ticket Euro 1.50 (good trains - 15 minutes to reach Piazzale Flaminio)

All in all, in about 40 minute you are in the centre of Rome.
