Private Villa in a quiet cul-de-sac with wonderful water and conservation veiws

Beautiful air-conditioned, 4 bedroom, 2 bathroom villa with private pool and spa.

The villa is in the relatively new development of Liberty Village, which is just off Poinciana Blvd, Kissimmee and is situated in a quiet cul-de-sac in a prime position for wonderful unobstructed views of water and wildlife. The pool is south east facing therefore gets the sun for most of the day.

With regards to location, the villa is ideal for those who wish to explore the excitement of the nearby Disney parks, International Drive, beaches and malls, yet still being able to enjoy peace and quite in a friendly, quiet, safe neighbourhood.

YOUR RESPONSIBILITY: Any renting party must treat the property, fixtures and fittings with respect. Any loss or damage must be reported to our Management Company immediately. The applicant must make good or pay for any loss, damage or breakage. The owners reserve the right to withhold any monies from the security deposit to pay for any loss or damage caused by any member of the party. Only those persons listed on the booking form are authorised to use the property. Any changes to this must be put in writing to the owners before arrival for their approval.

Our home is in the new development of Liberty Village, which is just off Poinciana Blvd, Kissimmee and is situated in a quiet cul-de-sac and in a prime position for wonderful views of water and wildlife.

A short drive takes you to every conceivable amenity you would need . You will find Supermarkets, Shopping Malls and stores of every description, Amusement Centres, Cinemas and Restaurants, everything to keep the whole family entertained.

Most importantly just a 15 minute drive takes you to the worlds most famous pleasure resort... 'Disney World'... need we say more!

    The prices includes all taxes, Wi-Fi internet,end of stay cleaning.
    Pool heat is optional and is charged at a daily rate of £12 (or equivalent in USD/EURO)recommended from Oct through to April)
    Sat nav can be hired at a cost of £15 per week or equivalent .
    A fee of £40 will be deducted from security deposit if the gas BBQ is not cleaned prior to departure.
    The gas bottle provided can be re-filled at the local hardware store (Home-Depot) for a small fee. (+-$18)
  • •Discounts are available for stays of 3 weeks and longer and also on late availability. Prices are inclusive of all taxes. A non-refundable booking deposit of £200 per booking is required and the full balance paid 8 weeks prior to arrival. On payment of the outstanding balance a refundable security/breakage deposit of £150 shall be required, and will be returned no later than 14 days after the client has vacated the property subject to managers report.(Please bring any concerns to the attention of our property managers whilst in residence as matters raised after your departure cannot be dealt with.)
    •In the event of cancellation the following charges will apply:
    6-8 weeks prior 30% of rental charge
    4-6 weeks prior 45% of rental charge
    Up to 4 weeks prior 90% of rental charge. All cancellations must be made in writing. In the unlikely event that we the owner have to cancel the booking due to circumstances beyond our control all monies already paid by the client will be refunded i

The laundry area has a washing machine and tumble dryer, ironing board and iron. As you can see from the virtual tour the open plan living room and dining area like the rest of the villa has a modern and tasteful decor. The Kitchen patio doors give access to the gorgeous screened pool/spa area. Quality Bed linen and towels are provided. The villa has all LCD multi-channel cable/Internet TV's, DVDs, portable music system for CDs and a Sony PS2 Telephones allow for free local/National & emergency calls and incoming calls. FREE high speed internet access allows for surfing the web and making free(skype) internet based phone calls. THIS IS A STRICTLY NON-SMOKING VILLA and we regret that we do not allow pets.

Great villa

We have been in Florida before, but this was the first time we booked a house directly from the owner. We were a little bit anxious about what to expect.
And it all went great! The communication with the owners, Keith and Donna, was very pleasant.

The villa was exactly as in the pictures. It was very clean and beautiful. It felt really like home. Sitting by the pool with the nice view was very relaxing. WiFi worked perfectly.
It was our first winterholiday in Florida and we had a wonderful two weeks in January. Beautiful weather, great villa and enough entertainment nearby.
We want to go back!

We stayed at this beautiful villa for 8 days and loved every minute of it. Third vacation in Florida and easily the nicest villa we've stayed in. We knew as soon as we opened the door we'd made the right choice ,It was immaculate, private and had a lovely view and was so close to everything we needed!
We loved the parks AS USUAL! and the weather was amazing for December.
We will stay at this villa again WITHOUT DOUBT! Owners very helpful indeed.

Just the best place! We love this villa and have stayed here now 3 times in 5 years.
Owners are excellent and very helpful and keep the place spotless (it still feels like a brand new home!)
Can't beat the location, it's quiet and private yet close to everything you'd need for a great holiday.

Thanks yet again for a wonderful time, we can't wait to get back!

Great place to stay

My wife and I plus our three teenage children stayed in this home for one week. It was exactly as described! It was a great refuge after a day at one of the parks. It is very well furnished and the beds were quite comfortable. The house is very clean and well maintained and in a quiet neighbourhood.

With teenagers, wi-fi internet was a must and it worked great!

The address is close to anything you want to get to in the Orlando area.

The owner is great to work with and responded quickly to all of our inquiries.

Highly recommended!

Wonderful place to stay on a special holiday!

What a brilliant holiday we had and so glad we made the right choice in where to stay. The villa is so well looked after and to be honest exceeded our expectations.
Only complaint was it wasn't long enough! Would come back to this villa in a minute EVEN if not visiting the parks!
