Open the front door and leave the trolley full of the wonderful food you have just bought while you relax in the garden,or stroll up to the Fondamenta to have a coffee or a drink in one of the bars and enjoy the view over the water. You can decide whether to cook in, using the well equipped kitchen or eat at one of the local restaurants.
Oh dear! it is raining, never mind, grab an umbrella from the hall and set off to explore the magic of Venice.
Central Heating: There is independent central heating in the apartment.
We do not have air conditioning, it is not usually needed on the ground floor, but there is a fan.
In the sitting room (drawers in built in unit) there are two books of instructions. One for inside the apartment and the other covers local shops, water buses, restaurants etc.
This apartment is not suitable for young children.
A lovely property with welcoming owners and all possible facilities, slightly off the tourist trail, thus enjoyably quiet, but still very convenient and perfectly placed for the Fondamenta Nuove vaporetto stop. Thoroughly recommended.
This was our third time at the flat. We love the way it has been furnished with all the amenities for a very comfortable stay, No expense has been spared in this. It is superbly clean and maintained. The owners leave nothing to chance providing excellent information and help for the visitor. You really feel part of the city living at the flat. We enjoy days out seeing all the wonderful attractions in Venice and it is so nice to come back to the flat and perhaps cook a meal gathered from the local markets although there are excellent restaurants nearby. The flat is conveniently situated for transport and shopping. We would definitely recommend this to all for a superb holiday.
Apart from the size of the apartment, ie large, the décor, furnishings and equipment and general comfort were very high standard. These plus the extras such as food etc in the cupboards, instructions on just about everything imaginable and sundry things to just make life easier like continental and mosquito plugs, tape measures and umbrellas all went to make the experience really good. And my slight apprehension about the location and distance from the main drag was completely unfounded given the range of vaporetto routes available within 100 yards! Johanna & Bruce, the owners, were most helpful in answering my silly questions.I believe if it sounds to good to be true in probably is - this is therefore the exception. This is our 3rd stay in the apartment. An apartment which is so comfortable and well equipped, with the bonus of a courtyard garden. For the first time visitor (or repeat visitors) nothing can be simpler than alighting the allelaguna, from Marco Polo, at the Fondamenta Nove and just walking round the corner. Buy a varporetto ticket for so many days and make use of it by visiting some of the quieter places of the Veneto. St Ersamo is one of our favourite haunts for a country walk. Although you cant visit Venice without taking in the marvellous sights of St. Mark's, Rialto etc. we find as much pleasure just exploring and visiting and shopping for our food at the markets. A phone call from the owner soon after our arrival is very assuring, plus the helpful notes that accompany the key.
The address was easy to find and as soon as we opened the door, we felt welcome. The host even called us to make sure everything was ok, very kind and considerate. We spent a lovely week and so enjoyd the garden after long walks. Quiet and pleasant area. Hope to be back.
We have owned this apartment for 17 years and it is ideally situated for the Airport water bus and water buses to the islands, station and other parts of Venice.
The Alilaguna boat from the airport stops on the Fondamenta, over a bridge and then two minutes from the apartment. Boats from the Station and Pizzale Roma stop on the Fondamenta.
The apartment has basic food shopping, milk, cheese etc. 50 metres away and bread and fish within two minutes walk. Two supermarkets 5 minutes away.
Several bars and restaurants on the Fondamenta Nuove and others within 3-4 minutes.
Rialto is 7 minutes away on foot and St. Marks a few minutes longer.
