A 70 m² comfortable one bedroomed apartment for two people.

Open the front door and leave the trolley full of the wonderful food you have just bought while you relax in the garden,or stroll up to the Fondamenta to have a coffee or a drink in one of the bars and enjoy the view over the water. You can decide whether to cook in, using the well equipped kitchen or eat at one of the local restaurants.

Oh dear! it is raining, never mind, grab an umbrella from the hall and set off to explore the magic of Venice.

Central Heating: There is independent central heating in the apartment.

We do not have air conditioning, it is not usually needed on the ground floor, but there is a fan.

In the sitting room (drawers in built in unit) there are two books of instructions. One for inside the apartment and the other covers local shops, water buses, restaurants etc.

This apartment is not suitable for young children.

Very lovely ,in extremely convenient location.

Everything you need is here, fully appointed kitchen and laundry facilities and only three stairs. Access from the airport is as simple as you can get, the walk from where you are dropped off by taxi is 3 to 5 minutes, no bridges. Or from transfer boat 10 to 15 minutes, one bridge. If you have been to Venice before you know why I am pointing this out, if you haven't, take my word, it is a treat. Owner and manager are just a joy to work with. Apartment is clean and thoughtfully stocked. From details on how to operate all appliances to scholarly little books on walks from this apartment to hints on where to eat and shop you will feel at home from the moment you arrive. As for location, you are in a quiet part of town with easy walking access to everything.The water bus connections are close and easy to figure out. Look on the pegboard in kitchen for the local restaurants and do mention that you are staying at Johana and Bruce's flat, we were greeted and treated as friends especially at Alvises. Ask at Alvises about boat and driver rental.
Take a map and compass, walk to Rialto bridge and market, take in an Opera, take a short boat ride to Murano, enjoy Venice. I will be back.

Back again!

We have returned once again to this lovely apartment which is conveniently situated in an ideal part of "real" Venice. You only have to walk 75 yards to the Fondamente Nuove waterfront, overlooking the Lagoon, where there is easy access to vaporetti to all parts of Venice, to the Lido, and to the islands of the Lagoon (Murano, Burano, Torcello etc etc). The Alilaguna airport boat stops on Fondamente Nuove and its an easy short walk to the flat with only one bridge to cross en route. From the apartment one can walk through the tangle of calle to Piazza San Marco, Rialto, Ghetto, Accademia and other famous locations but, personally, we have "done" those, preferring instead to meander around less busy areas (this one in particular) which meet all our needs.

You don't have to stray far to get a good meal, or a freshly-made pizza, or a snack, or home-made ice cream - all available just around the corner on the waterfront, or just a very short walk inland. There is a good "Bottega dei Vini" opposite the Co-op, where an acceptable selection of regional wines are dispensed from large glass carboids into plastic water bottles (!) for a very reasonable price.

The flat is a real home-from-home with many comforts and thoughtful touches. There are guide books a-plenty, DVDs and well-equipped kitchen, for those who like to cook. Johanna has compiled a number of walks which are full of information and interest and these are available in the bookcase for guests to borrow during their stay. The "House Information File" is a mine of information about the local area, e.g. where to shop and suggestions about where to eat.

There are numerous reasons why we delight in being in Venice, but we enjoy the simple things in life and it is a gentle pleasure to be able to stroll around to Fondamente Nuove in the early evening to sit there and enjoy a beer or local spritz whilst watching the world go by.

We love it here and shall return! Thank you, again, Johanna and Bruce for making all this possible.

Everything was just as described and shown in the many photographs on the site.
Very convenient for arrival from airport and trips to other islands.
Great position for strolling around the areas where local folks live and work. Lots to see and do including nearby shopping and friendly good value eating places.
The owners were a joy to deal with. Friendly and anxious to help and advise in any way required.
Definately would recommended to friends and relatives.

Venice - We Miss You!

We have stayed in this spacious, very comfortable apartment several times and find it the ideal base to enable one to relax and enjoy a part of Venice removed from (but not far from) the hustle and bustle of the more 'touristy' areas. After a day of walking and looking, it is great to return, footsore, to one's own front door, step inside, put up one's feet - or, possibly, head straight for the garden to enjoy a cool glass of white wine whilst reviewing the day's meanderings. What bliss! The apartment is well equipped with so many thoughtful touches to make guests feel immediately at home. It has a welcoming 'feel'. Johanna and Bruce are considerate hosts and go out of their way to provide care and attention with a personal touch.

We love this peaceful corner of Venice and enjoy observing the day-to-day activities of those who live and work here - going about their business, going to school - and for a short time we are able to feel we are a small part of ordinary Venetian life. There are many good bars and restaurants catering for all tastes, as well as easy shopping, all conveniently nearby.

Thank you Johanna and Bruce, it is a treat to be able to share your home and we hope it won't be long before our next visit!

We had so much help and information from the lovely friendly owners before our arrival - This was our first visit to Venice and Johanna made our visit even more special by giving us lots of really helpful tips and advice - the apartment is in an excellent location with easy access from the airport and around the Venetian canals and Islands - it is indeed a home from home with so many amenities that makes a trip to Venice even more special - Thanks for a wonderful week that we will always remember

We have owned this apartment for 17 years and it is ideally situated for the Airport water bus and water buses to the islands, station and other parts of Venice.

The Alilaguna boat from the airport stops on the Fondamenta, over a bridge and then two minutes from the apartment. Boats from the Station and Pizzale Roma stop on the Fondamenta.

The apartment has basic food shopping, milk, cheese etc. 50 metres away and bread and fish within two minutes walk. Two supermarkets 5 minutes away.

Several bars and restaurants on the Fondamenta Nuove and others within 3-4 minutes.

Rialto is 7 minutes away on foot and St. Marks a few minutes longer.

As we stay here for several months of the year it is well equipped. We do have a wardrobe and drawers that are locked for our own use. In the hall there is a bookcase with books for reading or exchanging. We leave basic food, oil, vinegar, pasta and also cleaning items. We ask that if you finish something that you replace it for the next guests. In the kitchen there is a small electric oven and full size gas oven. If you arrive early or leave late then we are happy for you to leave your suitcases in the entrance (please ask whether this would be possible) but please do not use the facilities if the apartment has been cleaned. There are umbrellas in the apartment and two extra sets of keys for your use when in residence. There are electric blinds in the sitting room and kitchen. The garden is 40sq metres and although partially overlooked it is for your sole use. There is a telephone for incoming calls and for making local calls.
